Management is money hungry and will charge outrageous fees for water to make your rent even higher, my water bill was once 500 dollars. They don’t give you your deposit back even if you clean the apartment top to bottom instead they send you a bill and say you owe them. Management is unprofessional and don’t handle your needs accordingly. I have a list full of complaints and horrible experiences. If you value your Time, Money and Energy RUN FROM THIS PLACE.

This place is mold infested. They do not give back your deposit I had a 700 deposit and they refused to give it back I am taken them to court. There is a lot of breakin. Apartment being breakin, Cars been breakinto.
I’ve lived here a year and a half, mainly because of the location and when I signed I got a rate that’s decent enough compared to other apts for what I’m getting. Started out fine but for the past 6 months or so we have been getting notices about every other week that break ins are happening. The ‘security’ is very poor, the gates are always breaking, and there never seems to be enough parking for you to get close to your apt. The apts are cheaply built, and management is nice but doesn’t have any compassion for things that are their fault. Consider other options.
I would give ZERO rating to this property!!!! Do not think to move to this apartment! We lived there for one year and a half . Worst experience ever : 1) it is unsafe place to live , there was three times robbery cases . 2) always maintenance did not come on time we have to call three to four times so they can fix the issue 3) there was a delay one time for the rent and they were responsible for not making the payment as automatic pay and they let us pay $700 extra for one month without a notice . 4) my baby walker and toys were thrown away after we had the permission to keep them next to the door without notice to hide them inside the house 5) I asked for package that has been received to the leasing office and they denied that they received and I kept calling and begging them to check again then it was there but they don’t want to do the effort and look for it . A lot more was going please please don’t think to move there also rent is pretty high to what you get !!! I am so disappointed and they do not care about customer service!
My family and I live in this property since June 7, 2014 until today's date, Sep 8, 2017. We have experience a very good service from the previous administration, and a better one from the new admin. I toured this property today and I just have to say that none of the bad reviews ring true! I toured with an Awesome consultant who seemed to anticipate my worries and concerns and calmed them quite intelligently! She was very informative! I could not believe it was her first day! The office staff as a whole was very nice and accommodating! The property was very well kept with no trash or debris in sight! I was certainly lured by the variety of features that include a golfing and a fitness instructor! No more gym membership for me! I will be going back to Lease since it is a good location for work school and shopping but it is also offers serenity and seclusion where there is not much traffic!
This complex is just amazing. All buildings are pretty brand new and nice. If you like swimming or pool party or simply just want to relax by the pool, then, the Fountain is a big plus. The apartment service is awesome, and all apartments' interior designs are just perfect. Trust me, when you are here, you will not regret.
This complex is close to school, mid town, down town and it is in the the heart of Houston with a reasonable rent price. The complex's service is awesome. If you are looking for a peace in mind, this is a place to be.
This apartment is not as it appears. The staff is kind, but does not follow through on maintenance requests or managerial concerns such as residential abuse of property. The apartments are nice enough, but aged beyond the years i.e. carpet wrinkled, aging cabinetry and warped counters. The facade is lovely, but the interior is cheaply desined and even more poorly attended. The pricing is mediocre at best, but the price increases are astounding given the state of the property i.e. trash THROUGHOUT the property, residents hosting parties between the hours of 9p and 3a with no consequences, racoons surrounding the trash and property, dog excrement throught the property, and moderately maintained common areas to name a few. Choose an alternate property STAT.
I have lived at the Fountains At Almeda for over five years now, it was quite helpful for me during my graduate school tenure at the University of Houston. The staff is always helpful to me when I have needed repairs and I have never had any problems with crime here. The complex is safe and secure. I don't regret living here at all. The population is friendly and very diverse. Also the location is great because it's not far from downtown or shopping stores.
