Love the location and views here! Its an older building so keep in mind that you may be exchanging some amenities for being in such a prime, central location in Houston, but I think its worth it! The leasing office has been great at answering my millions of questions for my move in.

The apartment is in a perfect location and the building has lots of character! The price is excellent for the size of a one bedroom apartment in the middle of River Oaks. The updates to the appliances, countertops and floors are great, and the floor to ceiling windows are an amazing feature. There could be some small updates to the air conditioning controls, plumbing, and the gates outside. The staff is super friendly and responsive. Overall- especially for an old building that has been newly renovated- it has been a pleasant experience and I am happy with my decision!

I have lived at The Cabochon for over five years. In that time I've experienced four different management teams. I have nothing but accolades for Eryn and Krista and our maintenance staff. Because after experiencing some of the worse living conditions over the first two years, before, during and after renovations, I was ready to leave. Many times were without air, heat, water, electricity, the building was poorly maintained and the residents weren't given any consideration. As residents, in the beginning we were angry that Eryn was not formally introduced to us by corporate. But we no longer had a problem once we saw her come in and begin to put things in order. She is always concerned about the residents and our well being and safety. She goes above her regular duties to ensure that the building is ran efficiently and her staff works as hard. I've watch The Cabochon go from having a horrible reputation to a property that we have become proud and pleased to be a resident. Eryn never hesitates to face things head-on and reach a resolve. She's one of the best property managers that I've experienced in my twenty-seven years in Houston.

You are better of anywhere else

There are too many places around this area to settle for this place. The employees have to be constantly asked to fix things. Somehow, the first 5 times that you have to ask for something are not enough for them to do it. It does not matter how small or easy the task may be, I promise you that it will take weeks for it to be fixed. There is currently construction going on so be prepared to have to wake up in the middle of your sleep because of it. NOT VISITOR FRIENDLY AT ALL. I have to come down to let my friends and family in because they got rid of their doorkeeper. So if you have visitors over often, get prepared to be going up and down the elevator constantly. Some times you will even have to go outside of the gate to let them in. And then to make matters worse, while they are ignoring the things that need to be fixed, they are instead running around the parking lot leaving papers on your friends' and family's windshield threatening to tow their car. There are only like 10 parking spots for visitors and your car may be towed if you park in the "future resident" parking. If you are the type of person who will have visitors, I recommend you stay away from this place unless you really enjoy riding elevators and stepping out of your apartment in the middle of Houston's 100 degree weather or occasional rain.

Thanks for bringing this concern to our attention. It is our goal to treat everyone respectfully and to have loyal residents. We strive for continual improvement and welcome your feedback. I would like to address all of your concerns to the fullest but would like to begin with construction. Construction on this property was completed as of May 31st which was a month and a half ago. By chance are you referring to the construction being done by the City of Houston located on Bammel or Eastside? If so, we apologize for the inconvenience but unfortunately have no control over that. In regards to your maintenance requests please let the front office know which work requests you are referring to so that we may get these addressed in a timely manner. Just so you know, this is a visitor friendly environment but with that being said we have to think about our residents well being first. Our doors become fob access only after business hours so that our residents can rest assured that individuals who do not live here cannot easily access the building. Guests are more than welcomed to park along Bammel or Eastside. From there they can gain access to the property by using the resident directory at the gate which is programmed to each residents cell phone enabling them to open the gate for their expected guest. Guests are more than welcome to park in the ?future resident ? parking spot as long as it is not during business hours. Great views but poor upper management

This place an either be rated 4.5/5 or 1/5 but I stuck with the latter. Here's why.... It's a 4.5/5 because it is in great quiet location. The apartment is being renovated so mine came with everything brand new. The apartment complex has a general brand new feel of it which is great The staff are extremely helpful, from the maintenance manager to the leasing manager, every one is great and extremely welcoming. What I really love is the view. I live on one of the top floors and having the view of the city is extremely fantastic. Guests love my place because of this. It's a 1/5 because I think the upper management has done an atrocious job with maintenance and repairs. I say this because I assume the leasing manager reports our complaints to the upper management and they has failed to hear our voices. I, together with hearing from other residents are extremely annoyed. Here is a breakdown of the problems i've had till date: 1) The units have cooling systems with a thermostat but the latter is pretty much useless. They don't work so you can have the fan speed as high, medium and low and despite it being on high, it still feels like it's not even on, especially for the hot days. I am extremely worried for the hot summer and i'm contemplating getting an additional air conditioner. I have requested help a couple of times but i've given up because their solutions does not rectify the problem. 2) After hours, 7pm weekdays and 5pm weekends, I have to come all the way down from the top floor to let guests into the apartment building. They had a 'concierge service' that allowed guests but a few weeks ago stopped that. Despite this, it still wasn't sufficient because after 11pm, they are off work and you'll have to come all the way down to open the main apartment door for guests. 3) Finally and most infuriating is the gate entry. I mentioned earlier that you'll have to come down to open the main door for guests but it get better! You have to also go outside to open the gate for guests too! The keypad by the gate has stopped working and i've had to go down to open the gate for guests. After I compose this, i'm going to stretch and warm up for the workout The Cabochon has forced me to do. I'm having family and guests over for mother's day, so it's gonna be a very rough workout for me. Even worse because I live on one of the top floors and temporarily disabled. Cabochon, i'm already looking for a new place to live once my lease is over.

Management is horrible but neighbors

For the location, rent is very reasonable but management is horrible. The building is paid off so the owners are making pure profit, They should invest that money in new elevators that don't break down like every other month. I lived there for five years and the whole time I could never have heat or a/c at the same time. In the winter maintenance fixed the heat but the air would stop working. When they fixed the a/c the heater would stop working. Living in Houston that can be an headache. Other than that I loved living there, The complex is pet friendly and the neighbors are awesome and quiet.
