As its name would suggest, Near Northeast sits in Northeast Washington, DC and is bounded by North Capitol Street to the west, Florida Avenue to the north, F Street to the south, and 15th Street to the east. This quaint neighborhood sits just outside of downtown, offering easy access to the National Mall, the White House, and Union Market. Residents enjoy living near this warehouse-like food market that offers unique artisans. Union Station runs through Near Northeast, and either side of the neighborhood offers local restaurants, grocery stores, banks, convenience stores, and more like Fare Well, a vegan restaurant in a retro-chic diner.

Property Ratings at The Axis
This is a pretty good complex. Staff are helpful and pleasant to work with, I like the location, neighbors are cool. My only note was a handful repair issues that arised my first month that happened in close windows of time but once that hurdle was overcome (and maintenance staff took care of all of it), I really have enjoyed it here. I think the pricing is pretty good compared to adjacent similar properties. A courtyard and lounge on the ground floor (and a gym) are nice to have. I personally don't feel all these rooftop amenity terraces and game rooms other overpriced buildings have is something I need here and I am fine with the amenities.
Staff are no where to be found which makes the whole place a free for all. Exit door had the handle ripped off and it wasn’t fixed so anyone could come and go without a key. Whole place smells like wet garbage and nothing in the gym works. Breaking my lease and moving out of this disgusting place.
AVA H St. is phenomenal. The staff is great and the location are the best. It's really hard to say what would be my favorite part about this apartment, but i'd say the community. Everybody is very nice and respectful, but also know how to have a lot of fun. You can probably find me people pre-gaming in the courtyard for a night of fun while grilling and mingling with friends. The apartments themselves are really nice and I have yet to have problems. If you're looking for a modern apartment near both H street and Union Station this is the place!
AVA is a great choice for renters on a budget. It offers core amenities including a fitness center, outdoor courtyard, and business-hours concierge/staff, without adding the extra, over-the-top amenities that price-conscious tenants try to avoid or have access to outside of their dwelling. The units themselves are modern, trendy, customizable, and exceedingly functional. In an area experiencing rapid growth, AVA has been able to maintain perhaps the most competitive pricing, despite high value factors such as having Union Station and Noma metros within 10 minutes walking, H street nightlife, a grocer around the corner, and more. The staff, too, are responsive to tenant needs and always strive to help tenants when it comes to affording AVA.
Ava H doesn't have comprehensive amenities, but the management is great. Can get loud whether you live above the courtyard or above the adjacent streets. Great if you don't mind noise and/or have a dog.
At AVA H Street, the people make the place! Unlike other high-rise DC apartments where you never have to know your neighbors, AVA H Street's warm, youthful, inviting vibe encourages everyone to join the party on the chill terrace, say hi to each other in the gym, or pull up a chair around the big game playing on the lobby's big screen TV. That feeling starts with the staff. From the leasing consultants to the incredible maintenance staff, coming home after a long day of work is actually relaxing knowing you're in a worry-free apartment. And did I mention location. Just a few blocks from Union Station, a block from a well-stocked Giant and Pharmacy, and a quick walk to both Capitol Hill and the vibrant H Street restaurant district, AVA truly has it all!
