I strongly advise against living at the now Anderson at River Oaks. My vehicle has been unlawfully towed twice now. Management has refused to take responsibility or offer any resolution. This isn’t just an inconvenience—it's costly, stressful, and feels targeted. If you're considering moving here, be aware that this community does not value accountability or fair treatment of its residents. I regret resigning a lease here and highly recommend you look elsewhere.

I’ve lived at The Anderson at River Oaks for some time now and have always appreciated the high standards of the property. However, I wanted to specifically commend Salah, the apartment concierge, for his truly exceptional service. Salah consistently goes above and beyond to support residents, especially when it comes to managing package deliveries and assisting with questions—even after standard leasing office hours. He’s not only professional and efficient but also incredibly approachable and genuinely cares about the resident experience. I’ve personally witnessed him juggling multiple resident requests with patience and a smile, making sure no one ever feels like an inconvenience. Just get the transfer to another unit after finishing my lease. Love the amenities, soundproofing, and great staff. Very nice neighborhood. Royce and Miguel did their best to help me, they were very attentive and professional. So, yes, I am planning to stay at The Anderson at River Oaks.
Don’t be fooled by this complex, they are in a nice area but we have been through a recent management change and it’s has been downhill from there. The hall carpets are all stained to the point the entire floor will smell like a garbage truck, the elevator stops working every other two weeks, the power system is trash once their is a bad weather, their delivery process with Fetch is such an inconvenience because you can’t really order anything to the mailbox here unless it’s a small package, & maintenance/management are not as attentive to requests as they should be. Now there is talk of renovating so I can only imagine the battles us as tenants will be facing with this soon. 2/10 satisfactory rate with this place.
Apartment management is completely disconnected from reality. Amenities are falling apart or being reduced like the new charge for the luxury of receiving packages. Homeless people are routinely camping out in the lounge at night. At the same time they are raising rents on tenants by $400 to renew leases. This apartment doesn't want long term safe and happy residents, they want cash as fast as they can get it.
Gable is an awesome family oriented environment! The entire staff is pleasant and extremely helpful as a tenant I couldn't asked for a better living space.
The apartment is nice and clean. However, the team decides to change the package program to Fetch, which packages needed to be sent to another place in prior and is not convenient as before.
The building is in a great area and the staff is really nice and always helpful. However, they just switched to the package delivery service "Fetch" which has to be the WORST service that no one should ever had to deal with. So now, instead of utilizing either the concierge or the package delivery lockers the building is equipped with, you're forced to pay to have your packages delivered "to you," which happens roughly 50% of the time. Even then, you'll be lucky to get it the same week you were supposed to. And no, Fetch customer service could not care less. It's a complete waste of money and was honestly the deciding factor when deciding not to renew our lease. Other than that, it's great.

I had a great experience when moving to Gables River Oaks. Kayla and the staff were extremely welcoming. The area is wonderful and the neighbors are great.
Great location . Good management. Moving towards making changes in package delivery with Fetch . So pretty good . Tenants are normal professional types . Wouldn’t really change anything .
The new concierge staff are surly and rude at every interaction. Also, the stink from the trash chutes fill the halls by my apartment door. The facility is really going downhill.
I love living at Gables River Oaks! I love everyone who works here from the concierge to the front office and maintenance crew. A big, big plus is how pet friendly this place is. I love it! My neighbors are friendly and respectful of others and I love that we are a pretty international bunch of people. There are fun social events every now and then that are a great way to socialize and meet neighbors. I love the gym and the pool area is like a resort. The Upper Kirby/River Oaks neighborhood is fantastic. You are pretty much 10 to 15 minutes from everything! Plus, there are a lot of great restaurants within walking distance of our building, which I love. This is a great place to live!

My fiancée and I have lived at Gables River Oaks for two years now, and we've loved every minute of it! The amenities are amazing, the neighbors are friendly, and the staff are great, especially our leasing agent Kayla. We always host parties and get togethers here because our friends and family love coming over! I would definitely recommend living here for anyone that's interested!

My experience with the concierge staff at Gables River Oaks has been nothing short of disappointing. The inefficiency with new lease contracts and move-in procedures has been a source of frustration and inconvenience. Firstly, it took a whopping 10 days from the time we submitted our application fee to receive our lease contract, and even then, it was not finalized until our moving date. This delay was incredibly frustrating and impacted our plans significantly. To make matters worse, there were two surprise additions to the mentioned rate (trash valet and pest control) that were never discussed during the application process. It's incredibly unprofessional to spring such additional charges on tenants without prior notification. Additionally, they do not allow you to link your bank account for your first payment because it takes a few days to verify. This forced us to use our credit card with a whopping 20% service fee, which is completely unreasonable. What's more, every time we tried to call or speak with someone in person, it led to at least 30-45 minutes of waiting with no real help from the sales manager, Kayla Gasca. Overall, my experience with the concierge staff at Gables River Oaks has been marked by inefficiency, unexpected charges, and a lack of professionalism. I would strongly advise potential residents to think twice before committing to this community.

Gables River Oaks has been a nice place to live. The community is well taken care of and I feel safe and secure here. The location is probably the best part but it does come with the annoyances of city sounds and activity. The staff is always accommodating and professional. The units are priced right for what you are getting.
Erica and Kayla have made me feel so at home since my first tour, I wouldn’t want to be living anywhere else! Moving out here alone has been terrifying and out of all the places I toured they made me feel the most comfortable. Gables replicates a 5 star hotel, from the hospitality to the attention to to detail throughout the cleanliness of the property, it is held to a very high standard. If I was blind folded and walked through the hallways I would think that I’m at a Ritz Carlton. It smells just like a hotel.
We are just loving our apartment. All the staff and workers are so kind and helpful. My babies love the view from our large size window which is the best part. I love everything about this apartment

Area is right in the center of river oaks and very close to all grocery stores. The neighborhood is quiet and feels safe with the security and the garage access is limited. Would recommend anyone to live a this community.
Overall, living at Gables has been a very pleasant experience. The staff is very sweet, the maintenance crew is very friendly and helpful, and even the concierge is great!! We love the pool, our patio that oversees it, and the indoor gym is very well kept. Friendly people live here too!

My apartment has been a comfortable and welcoming space since the day I moved in. The living room, with its large windows, fills the space with natural light, creating a warm and inviting atmosphere. It's the perfect place to relax and unwind, whether it's reading a book on the cozy couch or watching a favorite movie on the big screen. The kitchen, while compact, is well-equipped, making cooking and preparing meals a breeze. I've spent countless hours trying out new recipes and enjoying homemade meals with friends and family at the dining table.

The internal team, resources and daily maintenance are all solid. Most move-in issues addressed quickly within a week of moving in to make the transition easier.

Good apartment so far - haven't had any issues. The noise from the pool during the day / evening is sometimes a bit loud. Other than that, the staff is friendly.

It’s going on year 3 with me living here and I absolutely wouldn’t call another apartment home. I love our amenities and activities they have for the residents. The office staff, concierge, and maintenance makes everything a lot smoother. Here’s to another year of leasing!
Great place to live. Located walking distance is some of the best restaurants and stores. The staff is very approachable and friendly. Also, when it comes time to get something fixed they work on your order promptly.
The service provided by the apartment staff is top-notch, always prompt and courteous in addressing any needs or concerns. It's clear that they take pride in maintaining the building and ensuring that residents have everything they need to feel comfortable and at home. And speaking of residents, the people who live here are some of the friendliest and most welcoming individuals I have ever had the pleasure of meeting. From the moment I arrived, I felt like part of a close-knit community, where everyone looks out for each other and genuinely cares about their neighbors.

Gables is great! Anytime I need anything, there is always someone available to help! I think the team in general is amazing and maintenance is truly above and beyond! They’ve helped in so many ways and are extremely kind. I truly am very happy to be a resident!
We just love our community so much!! Everything is just perfect with this location and apartment. We have everything nearby all the stores, supermarket, and what not.... we have been enjoying living in Gables since 2019 and it's just lovely to live here with my family ??

Feel very safe in this community. The neighborhood is great with lots of amazing places to walk to for drinks and meals, and a grocery store in walking distance as well. Great place to live!
The apartments have been going downhill. The staff is good but it’s all the changes they’ve made in customer services. The services they hired is rude and does not follow up.
Generally well run Apartment community. Noisy area from the road to the club on the side of the building. Building seems like it has old bones although constructed well. Water pressure can be inconsistent. Seems energy efficient as utility bills are reasonable. Would like to see visible security and a vending machine.
Awesome place and location! We love the area, the front desk ladies and concierge are all amazing and helpful! Extremely walkable and safe .
