Property Ratings at Roosevelt Park
This is my favorite apartment i've ever lived in. It is a small downtown area that let's you really feel like you're in the middle of the action. Front desk has always been nice.
My experience at Roosevelt Park Apartments has been incredibly frustrating. **If you have respiratory issues or sensitivities to fragrances**, I strongly suggest you reconsider renting here.The air-freshening system they recently installed in the hallways and common areas has made it difficult for me to breathe. Management/owners claim it’s “natural” and safe, but even natural things like peanuts or poison ivy can cause harm. It’s obvious the system is used to mask pet and garbage odors, but at the cost of tenants' health. What makes this situation worse is that the management/owners knew about my health condition. I informed them the first time they installed the air fresheners, and they removed them when I explained how it affected my breathing. Yet, despite knowing this, they reinstalled the system, disregarding the impact on both myself and others. In addition, I was rented an ADA unit without being informed. I didn’t need an ADA unit, but it was never disclosed to me that the apartment I signed for was one meant to accommodate someone with disabilities. To make matters worse, when I asked about moving to a different unit, I was told I’d have to pay a $700 transfer fee and wait six months before I could even apply for a transfer. This is unfair not only to me but also to someone who may genuinely need an ADA unit, who could be denied access because I was placed in it without my knowledge. Additionally, I went without hot water for two weeks. It took several work orders and a conversation with the manager to finally get it fixed. That issue now seems minor after struggling to breathe in my own home. Between the health concerns from the air freshener, the lack of disclosure about the ADA unit, and the general mismanagement, it’s clear that tenant well-being is not a priority here.
Dryer barely works. Asked them to fix it several times and keep getting the runaround and still don’t have a working dryer. Their incompitent accountants have messed up my rent payments multiple times and end up getting huge suprise charges from mistakes made by them months ago. They frequently take weeks or even months to fufill maintence requests and there is no feasible way to complain about any of these things to someone who can actually do anything about it. Craig, the maintence guy, is great, but they owners are so cheap they refuse to get a second maintence guy when one is clearly needed give their tenants working appliances for a “luxury” apartment
The property is not in good repair and there are constant security issues that are exacerbated by a sinificant homless population living in Rosevelt Park, right across the street. Residents leave thier bags of garbage and other belongings in the hallways despite it being against tenant rules and the management does not seem to care as long as it is not on the first floor. The pool is nice but is often closed due to repairs. The residents are nice and most have pets which is why I am giving 3 stars.

DISCLAIMER: I ended up signing my lease elsewhere due to availability and circumstances, but I wanted to leave a review reflecting my experience working with Roosevelt Park. I definitely wanted to live here and was very close to signing a lease, but they didn't have availability that was a better fit for my criteria and circumstances. Working with Sabina was a pleasure. I asked a million questions, and she was happy to answer all of them. At no point did I feel like I was being lied to or that information was being embellished. The premises I toured was very clean, and the apartments are very, very nice. The inside pool area / courtyard is a nice addition to the nice apartments. Before I ever signed the lease I was able to get all of the information I needed, from charges and costs to fees and all other administrative details. Knowing everything like that makes it much easier to make a choice, and I will always give preference to places like this. I hope they keep doing what they are doing, and I also hope anyone else looking for apartments in Longmont will give this place some consideration.
