This property has undergone a sharp and undeniable decline since its transition from Greystar management to AOG Living. What was once a well-maintained and enjoyable community has deteriorated into an environment where basic standards of cleanliness, safety, and livability are routinely ignored. While there are aspects of living here we have appreciated, the ongoing conditions cannot be overlooked. Overflowing trash on weekends, dog waste accumulation throughout the grounds, and visible rodent activity are now commonplace. Hallways are marred by unfinished and recurring repairs that have persisted for months, and the trash chutes are consistently surrounded by unattended messes. These are not isolated incidents but systemic failures in upkeep and management. Photos available online do not capture the reality that residents face daily. Prospective tenants should not rely solely on what they see during a brief showing. If you are considering this property, I strongly urge you to: Request a guided walk of both buildings, not just select units. Inspect the dog waste stations, which are routinely overflowing, not as an anomaly but as a constant. Walk the hallways, where long-term repair issues remain unresolved. Examine the trash chutes, which regularly display neglect. The current conditions are so severe that multiple residents are moving out week after week, and we too will be departing soon. This rapid tenant turnover is not coincidental but reflective of a community that is no longer managed with care or accountability. We cannot in good faith recommend this property to anyone who has expressed interest in our unit. Until meaningful improvements are made, I advise others to explore alternative nearby options where management demonstrates a genuine commitment to residents’ well-being and property maintenance.

The staff are incredibly kind and professional, always happy to help the residents with a smile. This community is not only welcoming but also very kids- and pets-friendly, which makes it a perfect place for families. I absolutely love it here!

Really enjoy living here. The staffs are pretty good. Safe neighborhood. Gym is nice too. Community is also nice. Garages are big. Pet friendly community. Jaime from maintenance is the best guy ever!

M. Pest control need improvement. Other than that maintenance is responsive but there are small bugs/coctraches which even when you ask pest control to do something about it doesn’t seem to help

Overall nice! Only a few apartments may have issues like noise from street, business center, neighboring Clinic facility. But other than that, it's very safe, quiet, high quality with very nice people

We love living here! It feels safe and is quiet. It’s clean and the front office always promptly responds to issues. My only complaint is the elevators go out often, but management fixes the issues quickly.

Overall the experience has been fine. Lots of space for a decent price for the area. The problem is rent keeps going up but stuff isn't improving to match. Overall a not bad experience.

I’ve lived here a few years. I live in the north building which is the building across from where the leasing office is. For years I’ve loved living here. It has its pros and cons. The cons have me contemplating not renewing my lease especially since I’m paying luxury prices. Pro: -Beautiful apartments and buildings -Nice amenities (although the pool is small, it’s not busy most times and they don’t shut it down right after Labor Day which is a plus) -Reserved Parking -Quiet hours -Friendly staff -Nice and quiet neighborhood with proximity to the medical center, lots of stores, the bayou, and 15-25 min drive (depending on traffic) to midtown, downtown, and other hotspots. Cons: -They treat the South building (which has the leasing office) better than the North building. -Too many instances in the north building where the garage gates are left open for days, the intercom doesn’t work, the lobby doors aren’t secured, and stairwells are left propped open with a rock or wood. I’ve seen two people sleeping in the lounge area on one of the floors. Some security when we pay luxury apartment prices. I’ve had guests and delivery people literally question and laugh at how easy it is to get in my building. -Lots of times when both elevators in the north building have been out for an extended amount of time, then one started working and the other was out for months with no communication to the tenants. But if one of the south building elevators go out, they will send a mass message, put up a sign, and have techs working on it right away. The elevator is often out that tenants are surprised when either one works. -The lobby of the south building is more aesthetically pleasing with a home feel and nice corner furniture (I assume for when potential tenants come to visit). The north building lobby is much bigger and just has a tiny antique looking table sitting by the elevator. -Some tenants leave huge amounts of garbage and even old furniture near the dumpster on the weekend. It stinks, makes the exterior lobby look crappy, and attracts cockroaches. They need to exterminate the exterior. -When they conduct carpet cleaning a smell emits from the carpet. It’s such a foul nauseating odor for days. They used to put fans to help air it out faster but stopped doing that even after complaints. -The furniture in the pool area is old, dirty, and has a lot of spiderwebs. -Which building exterior got a whole new facelift with fresh paint? You guessed it. Not the north building.

ecently moved into residence at Gramercy and it’s already proving to be a fantastic choice! Moving in was smooth, thanks to the helpful and welcoming management team, who made sure everything was set up and ready. The apartment itself is even better than I expected, which makes settling in so much easier.
Love everything about this property. Only criticism is the smell in the North Building corridor. Otherwise, it’s a peaceful community. Our apartment is spacious, and the service staff are very helpful.
I begun looking at the Gramercy several Years ago. I pass by to or from from Kelsey. I always loved the building. I eventually stop and visited the leasing office. Great people. Even though We lived in a wonderful home in Pearland I wanted to be part of the Gramercy community. Three years later and I am. Super excited. God is Good.
I feel safe in the building and the surrounding area, the residents are polite, friendly, and helpful during times the elevators aren't working and the electricity is out, due to storms or hurricanes. The hallways and common areas are kept clean and nobody leaves trash around their area. I like the maintenance people who are very respectful and will chat when asked questions.

The stay at Gramercy has been very pleasant and extremely good. Both management and staff have been proactive in making sure that everything works well and the property kept clean.

Good, quiet place to live. Amenities are nice. Maintenance is attentive. The elevator breaks down often, but it’s fixed quickly and hasn’t been too much of a problem.

The staff at Residences At Gramercy is outstanding. They always have a smile on their face and offer to assist you with any needs you may have. I am really amazed the features and the condition of the building. The neighbors are friendly. The staff are truly amazing. De[pending on what floor plan you choose, It is very roomy and comfortable.
The staff of Gramercy is wonderful. Some great folks. However, it is clear that upper corporate management gives them zero support with regard to capital expenses as the pool has been out of commission for months and it is rare to have both elevators working and now it has been over a week without a single elevator. This is unacceptable. As a result, our packages are left in the lobby, which is not secure.

Residences at Gramercy is a lovely place to live. This community is clean and very quiet. The maintenance team is fabulous, handling any problem very promptly and kindly. Leasing staff are very friendly, responsive and helpful. This is the best management team I have ever seen. I definitely recommend this place to anyone who wants to live in a unique peaceful environment. It’s so important to always live somewhere with good management and Residences at Gramercy has it.

I've lived here for 4 months and have had an excellent experience with this community. Office has been responsive as has maintenance. Parking has not been an issue. I'm close to everything I need and the residents are friendly in the hall and elevators.

Staff very friendly, helpful and knowledgeable. Maintenance staff very quick and through. The complez and amenities are very nice and enjoy using them.
I've lived at Residences at Gramercy for 6 years and love it. Management and maintenance are friendly and responsive. There are occasional social events sponsored by the management. The amenities are nice and, for the most part, the buildings are very well-maintained. It's a fairly quiet building, with the occasional barking dog or people being loud in the hallway, which can happen in any apartment building. Overall, I highly recommend this apartment complex!

I love living at Residences at Gramercy! The staff (office and maintenance) are professional and friendly, quick to respond in solving problems. The rooms are spacious and well-maintained. I have a large balcony overlooking tree-lined streets and love saying hi to my neighbors as they pass by. Also, the area is close to some beautiful, walkable neighborhoods, like Old Braeswood and West University Place, and in walking distance to Rice Village, which is full of restaurants and mom and pop shops. Love the community here!

I've living in this facility for only one week now, but it exceeded every expectation I had before moving. I came from another country, had to rent the apartment without in person tour, anyway every detail is exactly how it's described online. The apartment is clean and everything works well, place is grate, close to many facilities, absolutely recommend.

The Office Staff, Eva, Tom and Dakota are always very professional, welcoming, friendly and helpful. Their vey instrumental when sending updates, keeping residents informed. One holiday weekend when one of our elevators stopped working, Dakota sent the residents an acknowledgement email of this problem being reported. She reassured us that she is aware of the problem.

I have lived at Residences At Gramercy for more than 5 years and can't say enough good things about my experience. The common areas are kept clean, maintenance is excellent and the office team is exceptional. There is the occasional inconsiderate resident who doesn't respect the common areas, but overall, it's a great place to live. Highly recommend!
I love my apartment’s floor plan, been here only a few months but absolutely no complaints.
Just moved in, but the employees have all been very friendly and responsive. Concerns seem to be quickly addressed.
