Property Ratings at Residence at The Heights
The AC vents are so old and dirty and not maintained that they blow out dust. The floors are incredibly un even where it well mess up furniture. The paint used in the kitchen is so cheap and layered so many times it just peels off and YOU will have to pay for it. The parking situation is terrible that most residents park across the street. The code gate doors don’t work and are left open, where random come in at night. Too expensive for what you get.
I used to live at this apartment complex many many years ago. I stopped by today after a long time and I could not believe how much nicer it is now. It's a completely different place.... really amazing upgrades! I loved the dog park too, that's cool. The location has always been great and convenient, but the neighborhood is becoming more and more upscale.
New management is making much needed improvements. New owners have already started major upgrades on the exterior. Great work!
The property is in the process of being significantly upgraded by the new Owners. They have also installed a completely new Management Team. These enhancements with the location and price are really awesome.
Today the Residence is high on my prospect list due to the location, the amount of money being spent to upgrade the property and the care that the new management exudes. My present lease is not up for a while yet so I am so glad to be able to come back in a few weeks and see the progress. This is where I really want to be and I hope that the good news will not spread so fast that there will only be a "Wailting List".
Property is looking better everyday and the new management team is doing an awesome job. The affordable pricing for being in this area is totally unbelievable. Being so close to Downtown you really can't beat this location.

I used to be a satisfied resident here, and now I am even more satisfied. Lot's cool changes going on! I cant wait for the remodeling to get to my side of the property. It's starting to look great. I work at the airport and my commute is not bad, and I love living in a central location with easy access to most of the nice areas of Houston. Great value for the location and convenience. I love the new colors you guys are putting on the buildings.
We love our new apartment. Having a washer and dryer in the apartment is pretty nice. I also work in the Galleria and wife works downtown so our commutes are super short which is a big deal in Houston - unless you enjoy spending most of your day in traffic! So far, we can't complain!
It seems like new management is committed to make many improvements to the property and it is starting to look great. Keep up the great work!
Management has scam going with tow truck company tow cars for apt they will tow car of friend and family that live there I bet mgt get cut out money they got me$ 210 just to get my car back just for visit a friend I we'll never there
I have been living here for a year now. The location is not bad and the neighborhood seems to be safe but dont let it fool you, but the property management really upset me! One of the best examples is the continuous shortage of hot water. I had to shower cold five times the past six months and nobody in the property management seems to absolutely care about it! The first two times it happened they didn't even answer the phone and they never respond to my complaining emails... Then, It happened one more time, this time they picked up the phone at 10:30pm as "emergency maintenance" and they promised someone was coming right after. After two hours waiting (where I had to stay awake and couldn't go to sleep) they shut down the phone so that it was even impossible to reach them again. In the morning the phone was still down, nobody came or called back and, of course I had to shower cold again! Also parking in the community is ridiculous if you have visitors or guest over. 1. Your visitors must show their vehicle registration, insurance and ID just to obtain a parking guest pass to park. Also Ms. Beatrice in the leasing office is very unprofessional, and evil person. All she cares about is making sure you pay your rent. She does not go out of her way to ensure things are done when there are tenant issues. She avoids issues, and lies to you just to get you into the community. Please be sure that if Ms. Beatrice is there that you will be sold to a fraud community she is a fake and a lier. The cameras on the property do not work. There was a break in to my vehicle and when the officers came out to request video footage I was advised they do not work. Also the access gates at times are broken from time to time and sometimes takes weeks to get fixed. Also tenants in the 70-80 section recently have been having constant floods due to plumbing issues. Also, the cabinets in the kitchen cabinets have fake hardwood placed over the exiting cabinets if you go the edge of the cabinet you will see it there. I advise you not to move here and if you don't beleive it be sure to go to the 70-80 section and ask present residences you will be glad you did.

When I moved in last year, this was a wonderful place to live. Since then, there have been several incidents that cause me to warn anyone else from renting here. There have been at least four leasing office managers in the last six months and each is more inconsiderate than the last. There have been break-ins on vehicles parked in the residents lot because the gate is often broken. The pedestrian gates are also frequently broken. I have experienced having my car broken into and have had a drunk man passed out in front of my apartment. My ceiling leaks during heavy rain and while the maintenance crew "fixed" the exterior, nothing has been done to the interior. Last week, my car was towed despite having my parking permit displayed and management refused to reimburse me. When I asked to escalate the issue to the supervisor, I was given the run around. Do not rent here. It is overpriced and mismanaged!
Hi Residence at the Heights Management Team, I remain to identify myself because I am a resident at the Heights. I am very unhappy at the new rule your management has enforced for visitors parking. I ask kindly urge you to fix the gates on the property. Fyi, none of the gates are secure leaving us as tenants feeling unsafe. The community is not a safe gated community if the locks do not work and the vehicle access gate does not work. For the last few weeks I have noticed the gate remaining open which allows anyone to access the property. Instead of focusing on how you can get vehicles towed focus on how you can prevent vehicles from being stolen and making the community a safer place rather than address visitors parking issues. How are we suppose to have guest if the office shuts down at 5:30-6:00pm? We are working adults who are requesting you to revisit your visitor parking rules. Please if you have a heart and care about others living arrangements please ask your maintenance team to please fix all the gates the vehicle access gates, the walk way gates and fix and ensure all the lights at night are on. I received a letter about parking enforcement for visitors and feel this is unacceptable to force my guest to only be able to park during normal hours or they will be towed. I have not received any visitor parking passes so my question is where are they suppose to park? Also, if you enforce a rule please give your tenants a few days to adjust to the changes you make not everyone comes home every day, presently I am out of town and heard about your changes through a neighbor.
Beautifully renovate apartments. Wonderful amenities. I feel like I hit the lottery moving there. Love my new home. I had been without a home. This was a blessing.
