Property Ratings at Preserve at Copperleaf
We have lived in different apartments since 2010; we can with confidence tell you it all comes down to the Management and by far Heather the Community Manager and her Maintenance team are a unicorn. Before the new owners renamed it Preserve at Copperleaf, it was Cortland at Copperleaf (different owners). She was the Manager when it was still Cortland and was Brilliant. When the new owners took over, at first things seemed gloomy - Poor management and the like (the list is too broad to be listed here) We, the tenants had Zero confidence and the new owners knew it. (After several complaints) A few months later Heather was brought back as our “New” Manager again. Like I mentioned before she is a Unicorn. Ever since she was brought back things became wonderful. Maintenance team has always been quick and prompt to respond to our requests within 24hrs or less. The front office staff is always friendly, professional, and attentive to our needs. They have always made sure the place is clean with cut grass and power washed areas etc. We have never felt safer and more at home.
We have lived here for 3 years. Cortland was absolutely amazing... These new owners, Preserve, are terrible. We have not had a working dishwasher since 6/30. The break caused us to have some flooding, and now our apartment stinks. We are concerned of mold, which is a safety concern. Just washing dishes in the sink can leak water into the carpet. My husband has gone to the office multiple times (cause you can't reach anyone by phone), even showed pictures. No follow up calls and they closed all our tickets in the portal. We were told by the temp maintenance worker (they only have 1 full timer for the complex), that no one had put in an order for our dishwasher to be replaced or anything. When I confronted the office, they sent them back over to "identify" the issue and have not heard a word since then. We can't wait for our lease to be up so we can leave now. I don't recommend moving here.
The pool has been locked up and completely green for over a month. IN ADDITION. The management either don’t know anything about anything or tell you whatever to get you out of the office as fast as possible. When you set time aside to stop at the office to ask questions about rent, late fees, maintenance, trash, etc. you will find out on your own that it is untrue or misleading. You will be left with a feeling of distrust and disappointment
I’m here at this community almost 14 years, The location is ideal, ease of access to many famous stores,hospitals and good schools in the area.

Great place to live, great amenities, great apartment. Everyone in the community is super friendly. The staff is amazing and maintenance team is top. Several times I needed a maintenance (AC, lights, windows) and every time the maintenance team did a great job helping me.

I've been at Cortland Copperleaf for almost a year now, and I have to say, it has been one of the best apartment living experiences I've had. The maintenance team is attentive and responsive. When my AC was out, I called the emergency maintenance line (it 9PM) and the maintenance team called back and arrived to look at the issue, all within an hour. All my maintenance requests have been resolved same day, with no issues. On top of that, the office staff has been nothing but helpful, friendly, and accommodating. In my opinion, Management/Office Staff and the Maintenance team can make or break the living experience at an apartment and the team here is TOP NOTCH!

I moved here around 3 or 4 weeks ago. So far, my experience as a tenant has been very nice. The employees here go above and beyond to help you. The amenities are very clean and modern. The gym, pool, barbeque area all look magnificent. They are very fast when responding to maintenance requests.

This is the best experience I’ve ever had with an apartment complex! I was attended swiftly and information was as clear as could be. Natalia is the best!! This complex was everything me and my husband were looking for! The units are beautiful and spacious, and the grounds are very well kept. Our dogs also love it here, there’s a dog park and lots of grassy areas. Natalia made the moving process so easy, she was there to answer all of my questions before and after we moved in, I truly can’t thank her enough!

While rent rates for surrounding communities are increasing under the guise of "inflation," Cortland Copperleaf is one community that has kept their rates at a reasonable amount. I had been at my previous apartment complex for 3 years and 2 months. Had I renewed for another term, my base rent rate would have increased by 16% since signing my first lease. Keep in mind, this is the base rent only, so not including the additional fees, which also increased significantly. With Cortland Copperleaf, what you pay for is what you get, which is exactly how it should be. The previous community kept adding "amenities" that they argued are in high demand, but I truly found that hard to believe. Cortland's front of "no frills, no BS" service makes it a reasonable community without all the necessary gimmicks.

My family and I have lived at Copperleaf since 2021, we have enjoyed our stay. Kids have made a lot of friends and our little pup loves the dog park. We plan on renewing our lease in June. Staff has been very helpful and maintenance is great.

Being new to Houston and my new surroundings, everything has fallen into place. I am really enjoying my new home at Copperleaf. The staff made my move in process very easy, everything was ready to go when I arrived. I am looking forward to enjoying the pool, gym and getting to know my neighbors.

Great place to live with friendly maintenance and office staff. My wife and I have enjoyed living here since day one, the amenities are great, office staff is very personable and maintenance is always on top of their stuff! I will definitely be renewing my lease here.

Great place to make a home for singles or family. I have made some great memories with my family we love the large spacious kitchen and island. We love to cook as a family. The pool is our social area splash and cook out.

Pros- Grounds are well kept, pretty safe, nice amenities available, and nicely updated units. Cons- Apartments are loud, you can hear every move any neighbor makes. Air conditioners hardly help, be prepared for a high electricity bill. Overall decent property, best for price in the area.

Friend leasing agents and community team. My concerns are always addressed as soon as possible. The community is beautiful, especially the pool, and I love how easy it is to find parking by my building. Love Cortland Copperleaf so much!
