Water has not been consistently hot in all faucets and shower and mostly luke warm for about six months now. A/C and heat very little air flow in the master bedroom and master bath. Always warmer or colder than main dining and living room area where the thermostat is.

The once peaceful courtyard is now a playground and hockey rink all day, evening, and weekends. Completely ruins the living experience for those of around the courtyard. I won’t be renewing.

We have not had many issues since moving into Pearson Square last winter. Residents and staff seem friendly. We've experienced very few issues within our unit. My biggest gripes are that the elevator near my unit has been out since January and there doesn't seem to be an end in sight. Management has not been responsive to written inquiries about the status. Additionally, some residents let their kids run around the hallways playing and screaming unsupervised.

The staff here is very friendly. However, the bulding is old and things take far to long to repair. One of the elevators has been out for over 4 months. The pipes in the garage have repeatedly set off the fire alarm and we have to evacuate. As I write, the water is being shut off for the day, not for the first time. I suspect the admin goes with the lowest bidder to get the work done. Also, many residents are not aware of proper apartment behavior - they should get a list of rules of courtesy when they move in. Some leave their garbage on the trash room floor. Others let their kids run around the hallways ringing bells and knocking on doors. Management needs to be more firm about setting the tone.

Lead concierge, Pattie and her team at the front desk always greet my family with a smile and a welcoming "hello". Leasing agent Jessie always has a moment to greet me and ask about our home and ensure we are well. Bobby, Dennis, and the maintenance team quickly resolve any issues that may arise. The facility and community spaces are well maintained and cleaned daily by the housekeeping staff. Additionally, Pattie goes out of her way to host fun, inclusive, creative, and. varied events for the community that are always a blast.

AC was not working when we moved in and took two days and two reminders to get someone in to fix it. We were not given a parking spot for two days following our move and had to remind front office to provide. Seemed like management was half prepared for our move in.

Living here has been a lovely time. Very family friendly and can find a community for your kids. We love the community team and the events they put on. Some of the amenities are starting to show their age and the building is working on renovating a lot of older units.

We have the BEST Concierge ever! Can’t say the same for manager. Patty is the best! Jesse is also! I do wish that General Manager would be more responsive to tenants complaints. There is a serious issue with cloudy water in bathroom sinks and very low water pressure. I made first complaint months ago and keep getting lip service from Michael.

Building is expensive. Hot water doesn’t work in the morning (around 5am) when it’s cold out because the pipes partially freeze. One elevator has been broken for 2 weeks and is breaking intermittently. There’s renovations going on in apartments nearby that make a good bit of noise in the day unpredictably. If you work from home or are on a night shift work schedule, there’s days where there’s no problem but some days where the noise is disruptive.

I like living here; it's convenient to most places that I can walk to. Management is friendly and responsive to problems. Maintenance requests are a little slow to be addressed, but Bobby and David are great. Patty is also great. The water problem has been a pain. I hope it's fixed.

Very clean common areas. All services are working. Great concierge Patty. Sometimes secure garage doors broke so not so secure parking at times. Garage exhaust fans not working for a while now. Do not park in common area overnight you could get towed. I did.

Overall the community is quiet and well maintained, however the frequent water shutoffs and lack of hot water have be very inconvenient as well as the noise from upgrading other apartments. The noise can be mostly ignored if you don’t work from home, however, if you do it can be frustrating and inconvenient for any zoom or conference calls. The maintenance staff is very quick to respond to any apartment concerns and are friendly and pleasant. The leasing office also responds quickly to any questions and concerns. The location of the apartments is wonderful and super convenient.

It's been lovely not having a water outage for the last couple of weeks. Let's hope it continues. The communication seemed to have improved for a while; however, lately it has been lacking. I had a conversation with Jesse regarding guest parking and he offered to have Michael contact me on Monday. That was two weeks ago I've heard nothing. The recent food truck opportunity was announced 3 minutes prior to their arrival. While it appeared on the calendar in the elevator, it's so hard to read that my household doesn't make the effort. It's come to our attention that a food truck that used to come here won't any longer because the internal promotion of such was nonexistent. That's a shame. Communication is the key to connection and creating a true community. Why this is such a low priority is a mystery.

Love the apt and overall community. Only area of opportunity for me would be the continued cleanliness of the elevators. Given such a dog friendly area it’s important that the elevators are cleaned continuously of any “accidents” from dogs and also to ensure any poor odors are taken care of. Otherwise this is a great place!

Beautiful community & friendly & professional staff but the gym is tiny and sparse, constant noise from construction is disruptive and neighbors using the hallway as a scooter park for their children (I have reported this multiple times & nothing is being done) I am considering moving to a new apartment or location….. I work from home and all this noise is becoming unbearable.

First and foremost, I would like to express my satisfaction with our apartment. The space, design, and soundproofing have exceeded my expectations and have made my living experience enjoyable thus far. I am disappointed with the overall upkeep of the building and the lack of modern upgrades. In comparison to other apartment buildings in the city, PS lack amenities such as a updated gym, nice pool area with amble grills. Furthermore, there have been recurring issues with water and AC cuts, ongoing construction in the hallways, and maintenance issues with the garage doors and ceilings. The lack of cleanliness and prompt resolution of these issues has been concerning.

The trash smells so bad and the grill is old and needs upgrading. And cell service very limited in building, friends can never get service and constant dropped calls

Pearson Square is a nice place to live and is close to lots of shopping and restaurants. The apartment renovations look amazing and give new life to complex. A Whole Foods is coming soon and it’s walking distance which is a great added bonus this is already great neighborhood.

Overall, we have loved this community! Love the staff, the location, the outdoor amenities, and the units themselves. We have been going through a lot of renovations and improvements over the last couple of years and that can be an inconvenience at times, but management tries to be considerate and throws fun events to make up for it :)

Constant remodeling on multiple apartment homes and several water/air conditioning shut off days (9 hrs each day) over the past few months have made living here difficult. Not worth the high rental price to be dealing with no water, A/C, and loud construction noises - especially in the summer!

The water shut offs and breakdowns are excessive; the fact that Bozzuto continues to put bandaids on compound fractures shows a lack of consideration for the residents who are continuously inconvenienced. The garage doors continue to get stuck and frequent reporting of this security breach results in zero permanent action. Ignoring the residents' concerns doesn't go unnoticed

Like service with smiles!!! VERY friendly staff! The building is very quiet. I appreciate that our neighbors are very quiet. I really enjoy that there are children/teenagers among the residents! I also appreciate that there are so many interesting places to visit within walking distance.

Generally things are great at Pearson. Concierge are mostly very friendly and helpful. Love the pool and outdoor areas. Living area is ALWAYS well kept. Good amenities and activities. Feels like a community. Walkable downtown and local restaurants.

An older community, but it's great if you like it quiet. Space is kept up and facilities are nice. Front desk staff are super friendly which ultimately helped decide to go with this place

Nice units. Water gets shut off regularly , and the residents are without water for days(s). Bike was stolen at the property in the “secured” garage.

Pearson is close to groceries, metro, restaurants, good public schools, parks, library and other entertainment. The apartments are later ge with plenty of sprayed space.

I enjoy the neighborhood and our front desk staff is superior. Patty, Amy, Christine — all professional and personable. I do wish Bozzuto would pay for a life guard at the pool through the month of September. Advertised as a “luxury property” that would help define it as such, along with updated appliances and upgraded Verizon service.

Overall Pearson Square has been a positive experience. After a difficult situation was resolved with management, I have felt more positive moving forward and have enjoyed living here again. Things happen that aren’t ideal, but the key is to move on without resentment.

Office is extremely helpful and although today is the day my moving van comes they made arrangements last minute to get me a spot in the loading dock. It’s hard moving thousands of miles Pearson Square has made it easier.

Great next door neighbors on floor two! Loved our patio, large out door area. Clean hallways, lobby, dog park, gym and pool. A lot of construction all the time . Management is not very helpful at times. Rent increase is insane. Lots of leaks happen. Unit itself is pretty nice.

Still love the closet space. The concierge desk is always been delightful since moving in. I always feel safe living here with my son. We like the nearby basketball court. Working with the apartment itself for some small issues.
