Located in the southeastern corner of the Denver metropolitan area, Parker combines suburban comfort with small-town character. Originally established as a stagecoach stop called Twenty Mile House, this growing community has evolved while preserving its historic roots. Parker's rental market offers everything from apartment communities to townhomes, with current average rents ranging from $1,599 for studios to $2,747 for three-bedroom homes. The rental market has shown slight adjustments recently, with modest decreases of 0.7% to 6.3% across different unit sizes.
Residents explore over 27 miles of paved trails and 250 acres of parkland throughout the community. The Parker Arts, Culture, & Events Center (PACE) anchors the cultural scene with regular art exhibits, theater productions, and concerts by local performers including the Parker Symphony Orchestra.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Parker Hilltop I
Maintenance doesn’t do anything. Jorge is the only good maintenance. Jeremy maintenance supervisor will delete maintenance request or cancel them all together. We broke lease after 3 months. Maintenance actually will help at other properties but not this one. If something is broken or leaking you wil not get any help and they will dismiss everything you tell them.

Thank you for your 5 star review! We are happy to hear that you love where you live. Sincerely, Erin- Community Manager Parker Hilltop Apartments
1. The gym restrooms are always out of paper towel and toilet seat covers. For the past 3 days the men's toilet has been clogged and I have witnessed 2 different maintenance guys go into the restroom today as I was working out and stay in there for approximately 5-7 minutes. Yet, the toilet is still clogged!!! So what were they doing??? Not working obviously! 2.Hallways are filthy! I am embarrassed to be having family come out to visit for the holidays!! 3.This place never has enough parking. If we go out we need to be back by 6-7 pm or we end up parking 3 buildings away! 4. People smoke in the hallways and the odor goes into my apartment!
Welcome to the Parker hilltops!! The place where you will spend every dime YOU work for to live with people who dirty your living space everyday! Rather than picking your trash via VALET! They will dirty and complain about it even though you pay! Also work late?? This is perfect for you! Cause when you come home you will have to walk 20 Miles! Cause the FRONT OFFICE won’t do there job and “tag” the cars that aren’t supposed to be here! Not only that if you call Wyatt’s like the sign says “rowing after 9pm” THEY WONT! So if you are looking to settle down with your family come join the PARKER HILLTOPS!
Maintenance never answers requests and management changes every two weeks.. We then Randomly found them in our home just hanging out while we were not there! Not only illeagal but very creepy! Do not move here!!
I enjoy everybody in the office whenever I go in or just when I see them on the property. The place was freshly painted for move in, everything was clean and turn-key ready. The windows are being replaced complex wide. Grounds are kept nice. In my building it's pretty quiet but there's no kids either. A couple of small maintenance issues were fixed within a week. With some 240 (?) units there's always bad apples but a noisy neighbor was dealt with very quickly. I never liked apartments decades ago, have owned homes for 30 years, was dreading living at an apartment again, but am pleasantly surprised by this place. Thanks. C. Renneman
I have lived here for 2.5 years now out of convenience and the cost of living. I guess it is true, you get what you pay for. They go through maintenance guys and supervisors like most people go through toilet paper. The thing is, none of them care. It takes 2-5 days and multiple calls to get anything repaired or replaced. Plus, if it is "working" even though it is broken, it will not be replaced. The attitude that you receive from the employees here is so ridiculous. They are dismissive and uncaring. There is a good chance that when you ask a question in the office you will be given the answer "I don't know." Forget about having company over. There is barely any visitor parking and the complex works with a sleazy towing company! With all the new apartment complexes going up in Parker, this is the LAST place I would choose now!
My boyfriend and I recently moved to Parker Hilltop and have been pleased every day since. He came out here for a job interview and stopped by to tour the complex when he was here. He didn't have an appointment set up, but they helped him out with a tour and information right away. I recently had my car window shattered by their landscaper and I have been very pleased with their help since it happened. I have had terrible communication with the manager of the landscaping business, and Erin, the property manager, took it off my hands. I had an appointment set up to have the glass replaced, but due to lack of communication on the landscapers side, they weren't able to help that day. Parker Hilltop generously offered me a garage stall for the time being until the landscaper paid for the replacement and I was able to get new glass. Every time I went to the office to discuss a new trouble with the situation, everyone knew me and about what had happened. They clearly have great communication with each other and are all willing to help in any way they can. Everyone is very accommodating and always willing to help with whatever they can. We are very happy here at Parker Hilltop!
Where do I begin? From the poor paint job to hidden fees on your rental statements. If you are looking for a new place to move into; And are reading reviews about Parker Hilltop Apartment, then you're doing your homework. And as a caution, I will not recommend renting from this place. It does not matter whether or not you have a sticker on your vehicle that indicates that you are a resident. You can and will get towed. And the towing company is far away in Denver. I woke up one morning looking for my car for work. But it was towed. If I did not have an understanding boss, I could have lost my job. And without employment how does one pay for rent? If you're still reading along then you must know that in the cold winter nights in Colorado; Me, my infant daughter and my love spent three nights sleeping in the cold because the heater was not working. This was prior to putting in a request for maintenance. They sent different workers whom did not know what they were doing. Hence, sleeping in the cold for three nights. With frustration, my mother-in-law went to the office to speak with them when she visited and realized how cold it has gotten in the apartment. That was when they finally sent in the right guy for the job. I'd give this place zero stars, but there is no option for that. When it comes to rent, they'll include all of these hidden fees in there and at the beginning of the month, you are presented with a big bill. We paid close to $100 for water every month. For just two adults and one little girl. And forget about your direct deposit. We paid $500 and we are getting $193.38 back. We left the place spotless. But again, they deducted "compound utilities," dating back to two months so they said. We just moved out and I could not be any happier. For the kind of money you'll pay here, I suggest you rent a townhouse or buy a house if you can. Trust me, you'd be better off.
Worst apartment complex. Old and no renovation done for ages. Walls are common and you can listen every corking sound of people walking to kitchen, restroom, bedroom. Limited parking spaces and no white lines. Paints are washed away with snow and no repainted for ages.
These apartment only cares about filling space the apartment not clean when tenants move out
The complex is average at best. While they have updated their interiors, what they have done is applied a wood-like cover on the cabinets and slapped a coat of paint on the walls. When it is cold or snows outside, it looks like its raining inside the window sill- if you dont wipe it down several times a day, mold and mildew grow and quickly. if you rent, make sure you have a top unit...you will hear everything your neighbors do, when they flush the toilet, wake up in the morning, etc. The rent increase at the end of the lease....the rent increased from $1710 to $2146 a month.
