I have lived at this property for two years! And LOVE IT its such a beautiful complex SUPER modern which is hard to find in the dallas area! You are 10-15 minutes away from the Shops of Legacy, Legacy West, and The Star! 2 minutes away from a walmart and 5 minutes away from a target! If you want LA vibes, modern designs, NO CARPETS, open concepts, a beach 9 minutes away this is the PLACE TO BE! They have apartments with up to 4 bedrooms perfect for young professionals or a small family! Also next to a beautiful park perfect for walks or bike rides! Super pet friendly with a talk park a quarter mile walk away! Trust me you wont regret living here!

I am currently a new tenant at Overlook by the Park and have had an awesome experience with getting my home set up here! It had been years since I moved so I had a ton of questions and requests. From the beginning Tamika was helpful, attentive, and was happy to spend time explaining all about the property and answering my questions. She heard me out and made sure I got taken care of, especially when the move-in deal changed midway through my leasing process. She even went above and beyond by spreading my pet deposit out over two months instead of one initial payment. That was a nice unexpected treat and it made my life way easier since I’m having to move right at Christmas time! She just was so flexible about everything and that really makes all the difference when you’re talking about moving costs. When I picked up my keys and welcome packet last weekend, Jenniffer was so great about giving me all the info, including tips and tricks about mail, trash service, the gym, etc. I appreciate her not rushing through and really putting a personalized touch on my move-in experience. All in all my encounters with everyone in the office were positive, communication was stellar, and the whole process went smoothly! For the apartment itself, let me just say the units here are AMAZING. Coming from an apartment complex where everything felt dated and things were in really bad shape, it is so refreshing to be in a place where everything is new and modernized. The counters are all granite, the appliances all stainless steel, and the patios here are HUGE. I have an extended patio and I think my dogs have more room here than in a yard. Its crazy! My last apartment was also in Frisco, and I was paying the exact same amount of rent for a ridiculously grungy place. I don’t know why I didn’t move here sooner. Also a couple bonuses.. you are assigned a covered parking spot in the parking garage at no extra charge (no hail damage over here), McCord park is right behind the complex and has walking trails/fishing/disk golf, they are very pet friendly here, the gym is probably 5 times the size of a normal apartment gym, and they have great move-in specials. I apartment shopped for quite a while, and I can say without a doubt that these are some of the nicest units around! Highly recommend stopping by and checking them out!

We have lived here now for a little more than 3 years. Honestly, no place is "perfect", but my wife and I have lived in apartments more than half our life and in different areas of the country. Overlook by the Park and CAF Management do an excellent job at creating a wonderful living experience. We have found the staff to be friendly and the property manger and assistant property manager have always made time for us when we have a concern or something that needs to be addressed. They lead the maintenance team and they have been incredible throughout our time here. They respond within 24-48 hours on maintenance requests and have communicated with us if it will take longer to address. We couldn't be happier with our time here so far. I would recommend Overlook to my best friend.

My experience here has been dreadful! The staff is very unprofessional and very dismissive to my concerns. I've been complaining for awhile about the same issues and they have given me yet again the same response, which is to call the police. My neighbors are very rude and throw their garbage onto my balcony, and when i say garbage i mean dog poop, cigarettes, banana peels etc. Not only that but they smoke pot and i have children which make me worry about them smelling it. But not only that people who don't even live in the building continue to enter the pool area which is residents only, they leave their trash and are very loud! It's overall a very bad experience because i was promised a safe environment for my family and myself, yet the staff has done no such thing in keeping there promise!! So do not waste your time, because you will only deal with headaches and unprofessionalism!

I've lived here for over a year now and am so confused about the bad reviews!! This place is PERFECT!! I absolutely love the freedom that is provided and how this actually feels like your own home. The office isn't constantly trying to come into your apartment like at the last place i lived. Everything is a choice here! Pest control is in your monthly rent and you get to choose whether or not you want it! You just tell the office whenever you're having problems and they get it fixed for you, and that goes for everything! OH and VALET TRASH, like WHAT! That is the B E S T thing ever. I never have to take my trash out, its so convenient especially whenever i get home from work and i am so tired. Plus, they provide a trash can for you! The maintenance team has always been on top of everything and complete my requests within 2 days (its usually same day or next day) which is also a huge step up from the last place i lived. I have a great view of the park/pond area and it makes me feel like my home is a getaway. Its private and secluded, and my pup loves to hang out on my balcony. This place is a resort literally, from the huge pool to all the cabanas and huts.. and a TANNING SALON!!! its the best of both worlds. All the girls in the office are amazing, and are so welcoming. The current management team has made huge changes in the last year about the water bills, and the property look overall. They also hold resident events monthly and its so nice to feel catered to! If you're looking for a great price on a beautiful apartment home, this is it!

Toured here the other day and I have to say that the property and customer service was awesome. Hallie was great and answered all my questions, unfortunately I am not needing anything right away but I will definitely be coming back once they have an opening for me!
I wish I could say my experience has gotten better in the 6 months since I moved in. My first impression of this apartment complex was NOT GOOD (as my first review showed). This complex is more like a motel than a home. Its the kind of place that makes you appreciate working AC (mine has broke not once but twice now in this 6 month span also during 95 degree heat). Its the kind of place that makes you appreciate hot water for your ENTIRE shower, as well as your bathroom towel rack not falling every time you so much as look at it. Oh well right at least the tub has jets! Oh wait that's right they don't work.. just like the air conditioning! The complex is ALWAYS overflowing with trash even after pickup on trash days. I can smell the overflowing dumpsters from my living room. Rotting mulch bags were left outside my building for multiple weeks ( I left for 4 weeks came back and they were still there smelly, soaked from the rain, and covered in bugs) ! I have summited yet another service request we will see how long it takes them to "fix" it this time. The last "fix" barely lasted a month!
Beautiful apartments and a wonderful office staff.
Since the day I’ve moved in here I’ve had nothing but an awesome experience. When I saw this property it reminded me of my home in Cali, absolutely gorgeous. Everything else matches up as well, the women in the office, to the fast response time of the maintenance men. I’m so thankful I decided to make overlook my home.
Worst leasing office ever! I moved here to be closer to family and work. I wish I would have kept my commute! I am a pretty level headed person I understand that this is their work and that they have limitations to what they are able to do. When I first came into the office for my tour I was privileged to have AnnMarie ( From Corporate) sign me! Unfortunately everything has been down hill from here... I have lived here for 2 months and my dial pad is still connected to the previous resident causing issues when I originally moved in or when I have my dog walker come I have asked 4 different employees to attempt to fix this with no care or solution. When sent my original ledger I was over charged by $2,000 for the 11 days of that month this issue was fixed by the one and only good employee attached to the complex AnnMarie! On my move in date the previous resident moved out a week before I moved in. I hired movers to move me in and when I arrived at 9:30am I picked up my keys and their cleaning person was in my apartment. I decided to give them the benefit of the doubt and did not say anything at first I assumed they would be there for maybe and hour tops... 2 hours later I called the front office to ask an estimate on when they would be finished since I was still paying movers during this time. I was told they would send someone to check.. we sat outside the apartment for 2 additional hours. I had to pay 4 additional hours for my movers because the cleaning of my apartment was not taken care of within the week the other resident had moved out. I wish I would have just let go of my deposit to avoid having to live here.
Great place to live!!! Apartments are beautiful, location is amazing, and staff is always friendly. I see a lot of complaints about the water bills, and yes, they are a little high but before I moved here I lived at the complex next door and my water bills were about the same. I believe this is a city of Frisco/Little Elm issue not just an issue at the property itself.
I just moved in about a month ago and could not be happier about my new apartment. My move in went great, Maxine my leasing agent was extremely helpful and friendly which made my transition to Texas so much easier! The apartments themselves are BEAUTIFUL inside, very modern and clean. I have only been here a short amount of time but so far so good! I feel happy to call Overlook my new home.
I have lived in these apartments since they were first built and have stayed through the multiple management changes. It is sad to see so many negative reviews when this property has actually made a huge turn around within the past couple of months. They have really stepped up with the maintenance and care of the property and even though there has been a pretty high turnover rate in the front office I couldn't be happier with the new staff! Maintenance is super nice and the apartments are great! Would highly recommend!
First, I will say, we would recommend Overlook by the Park to any of our family and friends. No place is "perfect" and issues have been well documented in other reviews. I like to observe how someone, individual or management, reacts to or handles a problem. We have observed the onsite management team, now led by Brittany and Hallie, working diligently to correct all those issues. We have lived here now, coming up on, two years and we just signed our lease renewal for another year. WE ARE PROUD TO CALL OVERLOOK HOME! We have lived in several apartment communities over the years and we find the Overlook management and maintenance staff to be helpful, friendly and energetic. They work hard to create a pleasant community by scheduling different events to bring everyone together. The maintenance team works daily keeping the property clean and well kept. Management communicates very well with residents via e-mail with friendly reminders as well as upcoming events in the clubhouse. And, YES, the pool is THAT HUGE!! It is fantastic during the summer with plenty of room poolside and in the pool that it never feels crowded.
I just moved into my apartment and have to say that my overall experience has been amazing!! My park view is awesome and my apartment is even better! The property is very nice and well maintained, staff is extremely friendly and helpful and the location is great! I highly recommend!
I have lived at the Overlook by the Park for over a year. I am disappointed in management. I requested service for an electrical issue 3 weeks ago. The repair has not been made. This is an electrical issue. A ceiling fixture has fallen out of the ceiling and is hanging by the wires. I requested the repair via the apartment website. In addition I made a trip to the office to speak to staff.
I currently live here. The only thing nice is the apartments themselves. Maintenance is close to zero. It takes more than 4 days for anything to get fixed. On top of this, I've had tickets closed by maintenance without even ANYBODY showing up. This is after 3 days of wait. This happened twice. Just ridiculous. I have a clogged bath tub for 9 days now and still waiting on it to get fixed. Go find another apartments if you are able to.
I was approved within hours, great experience. I am working with leasing agent , Heather and she has been awesome. The property is beyond stunning. I look forward to renewing my lease before I start my first one.

I have been a resident of this community now for 13 months and just recently signed a new lease and upgraded my apartment. I really love this place and have had a great experience. Prior to moving to Overlook (then Towers), I had not lived in an apartment for 14 years. At first I was a little nervous, but these apartments are amazing and the community and amenities are fantastic. Not only did it make me feel at home, but also like I was on vacation at a nice resort! If you have a dog, this is such a great place. The community is very pet friendly. The beautiful floors in the apartments make clean up of hair or anything else a breeze. The property has great paths for walks and waste stations all over. Also, being right next to McCord park is so awesome for long walks. My puppy loves this place. Before I renewed my lease, I spoke with Erica, a leasing professional here at Overlook. Erica spent her time understanding my situation, what I wanted, and walked me through the available options to find the best deal. And that she did! I'm so happy with the apartment I'm getting! If you are looking for an apartment, I highly recommend this property and also recommend you work with Erica to get you the place you are looking for. Meredith, the property manager, is also wonderful. She is very personable and continued to check in making sure everything was going ok and all my questions were answered. This is a very busy, high-end property, and I think the team here does a great job keeping up with the high demands. To sum it up, if you are looking for a great apartment in a desirable location... look no further. Overlook by the Park is your next home.
Let me start by saying that we moved into this community almost a year ago. We were highly impressed by the beautiful finishes as well as spacious rooms in our apartment. It does not feel like an apartment, it feels more like a house. It is spacious, bright, and airy. When we decided for this community a different company owned it. The people in charge were very good and helpful. On top of that, they took amazing care of the property. Daily emails and reminders regarding the rules and behavior expected in this community were sent. We really appreciated that type of management because many people do not know how to behave and take care of a community. For example, kids were not allowed to be at the pool or play around the pool without adult supervision. They also have an amazing service system in which you will request maintenance, you will choose the time frame, and inform the guys if they were allowed to enter in your apartment without your presence. We loved it because of our pet. I am very picky about allowing anybody to get into my house when my little boy is alone. Regarding communication and prompt action, this old management company was awesome. Anyways, I took the time to explain how this place used to be run before. Sadly, this new management company is a DISASTER!! It looks like they don't care how people act in the community, how rude and inconsiderate some tenants are, how dirty some can be. It is like now they are renting to whoever and the property has lost its charm. It is like the crew has changed and not for better. People yelling at 2am in the morning from their balconies, pets peeing in the elevator and owners not cleaning after, kids playing around the pool with their bikes and throwing stones inside the pool, neighbors leaving the trash bags on the floor instead of the assigned trash can, moving into the apartment at 1am, the guy that is on site to solve issues during the weekend never answering the phone or calling back, etc... A year ago, I would have highly recommended this place to anyone. However, I am hesitant to do so now. The rent is not inexpensive and thus, you expect an amazing service and environment. Do not get me wrong the apartments are beautiful but it is not enough to keep tenants renting here. I hope this helps to anyone who is thinking about renting here. If you decide to do so, please, do not hesitate to request these people to start taking some care of this place.
THESE UNITS ARE STUNNING! I LOVE THE NEW SMELL OF AN APARTMENT. I'M IN LOVE WITH EVERYTHING BEING BRAND NEW AND I BEING THE FIRST TO LIVE IN MY APARTMENT. THE TRAIL IN THE PARK BEHIND ME IS THE BEST FOR ME TO WALK MY DOGS. THE OLYMPIC SIZE POOL IS RARELY FILLED AND THERE IS TIME TO DO MY LAPS IN THE POOL WITHOUT INTERRUPTION. PEOPLE ARE JUST WONDERFUL IN THE LEASING OFFICE. WISH THERE WERE MORE PLACES LIKE THIS ONE.
This apartment community is brand new and they did not skimp on the amenities. Every unit comes with granite, stainless steel, jetted tubs... who could ask for more? You do not have to travel far to get to anything fun to do - shopping, restaurants, movies, etc., but you're also not directly in the city and can enjoy a little peace and quiet. The "underground" parking is a great feature, too.
First off, I wanna thank our leasing agent, Ashley, she was amazing and awesome! We came over from a bad apartment and this place wowed the socks off of us. The balcony is huge,the complex is small but has everything, it's brand new and very affordable. It really makes us feel like we hit it big. I can't wait to watch everything from my balcony! Perks: catch and release pond, infinity pool, clean grounds, elevators (what what!!), huge park, thick slab concrete so you can't hear neighbors.
These apartments are worth every penny! Very luxury uptown feel to them! Beautiful kitchen and bathroom with marble tops. Lovely grey wood floor which makes the place look even more spacious. Luxury infinity pool, state of the art gym, business center, tanning bed, and pet friendly.
