Overlook at St. Gabriels

Great apartment to live in with good amenities. One thing I do not like is the package system. All packages in the complex are gathered in the center building, and I have to bring it from there. For large packages it is a torture to move it from the center building to mine.

I have to give a big shoutout to the current maintenance, cleaning, and front desk staff here! They do an amazing job to keep this place running. During the recent snowstorms, the sidewalks and roads in our apartment campus have been stellar, always shoveled or salted within hours. As well, the package room is the most orderly and tidy I have ever seen it. In the last month, some fun events have also started happening. If I had to critique something, I would say the common areas have started to show wear and tear - things like gym equipment being out of service and furniture in common areas is missing/worn. That's a minor issue though and I enjoy living here a lot!

I’ve been living here for almost three years and I can honestly say this is a great community. It’s quiet, the people are friendly, and management is always available and willing to help if there’s an issue.

Everything about living here at The Overlook is of excellent quality. The amenities and all around atmosphere makes for very a enjoyable experience.

So far I have had a very positive experience in the community. Noise levels are extremely low, the staff in both management and cleaning are fantastic, the wifi has been consistent and overall it has been a great community to live in. My only issue is sometimes package delivery can be a bit confusing, as the building I am in is different from the management office, which can confuse some deliveries.

I like the lounges and the leasing office has nice study areas. The buildings feel safe since you need a key to enter and it’s near the main campus.

Love the location, amenities, and the staff; they are so friendly and diligent. Of all the rental options I saw, this was the best in all aspects.

Have lived here for almost a year, amenities are great, staff very helpful and attentive. Undercover parking garage available. Units are well equipped and concierge are always quick to solve any problems. The area is calm, several groceries stores around.

I have had the honor of being a resident in this community for three years. If you are considering moving into this apartment complex, all I can say is that it offers everything you could dream of. The amenities are excellent, including cozy working spaces both inside and outside the apartments. The environment is charming, allowing you to work or relax in the outdoor garden. Safety and accessibility to the staff are top priorities in this community. While minor issues may occasionally arise, the management has always been dedicated and proactive in addressing and resolving them.

I just moved in and had a great experience! Everyone was friendly, with smiling faces and a strong willingness to help. I'm excited to meet my neighbors, make new friends, and find gym partners!

The study rooms are a lifesaver during finals week, providing a quiet space to focus. Plus, the community vibe here is great—there’s always a friendly face in the common areas or at events. The staff is incredibly helpful and responsive, making it feel like a home away from home. Living here has truly enhanced my college experience, giving me the perfect balance between social life and a comfortable space to recharge. If you’re a student in Boston, I’d definitely recommend Overlook at St. Gabriel!

My 7-month experience living here was a nightmare. Management constantly changed making it extremely difficult to resolve issues. Emails and phone calls went unanswered and communication between staff was nonexistent leaving everyone uninformed. While the community was dog-friendly with great amenities the staff made things tough for my dog walkers. I had to fight not once but twice for a spare key as my work hours didnt align with the front desks. Fire alarms frequently went off at 3-4 am disrupting sleep. There were multiple incidents of vandalism including a fire in a trash room and tampering with the sprinkler system which flooded several floors and forced many residents to move. I personally had to relocate twice during my stay. After 2 months of confusion about my original apartments availability management refused to let me stay in the temporary one forcing another move for the last month of my lease. This is just a glimpse of the issues I faced. I cannot recommend moving here.

I recently moved here from Toronto. The staff are super friendly and professional. The initial processing and orientation went very smoothly.

This is my first week. The building is nice, and the staff help a lot. But I was expecting a better onboarding because I'm finding many new things independently.

I continue to enjoy living here at The Overlook very much. I appreciate all the amenities, as well as the overall beautiful complex. The lawns and landscape are beautifully maintained, which adds to the lovely environment. The neighbors in my building are nice and friendly. I also appreciate the helpfulness of the staff in their prompt attention to any concerns that may occur.

It is a very good place and lovely environment to dwell. Facilities and amenities are better than most of the apartments. I suggest everyone to live in.

Great apartment great people always friendly! Quick service, they have great get togethers! Great gym and pool to use! Even have blue bikes outside the buildings!

The current internet provider, SingleDigits, does not address internet outages. We have had 3 outages so far this summer and none have been resolved in 24 hours. They do not employ after-hours or weekend technicians. Calling their support directly is met with stalling and non-answers. Management is not changing the provider, which is crippling remote and hybrid workers along with students. If internet is included in rent and no other provider options exist, what can a resident do? It’s a good community and maintenance is brilliant, but they are not addressing access to internet properly. If you need internet for work or school, do not live here while SingleDigits is the provider.

Its crazy here. The turn over in management is monthly, getting my access was a headache and felt that the manager didnt even want me here and was looking for anything to jump down my throat for.

Recently built and poorly maintained. Every screw in the gym is loose. Stains all over the carpets. Recent flooding in west building. No shade by the pool and they refused to add any.

My move in experience was smooth. I am enjoying all of the amenities including the pool, dog park, and gym. I like how comfortable my apartment feels too.

For the last two months of my stay at The Overlook, I have had mice infesting my apartment on the fourth floor of one of the buildings. I have notified property management of this issue since it first started, but they have done next to nothing to fix it. For the last two weeks, they have completely stopped responding to me. In addition to the mice problem and horrible management, the building is shoddily constructed (can hear upstairs neighbors and downstairs neighbors at all times); the amenities are not as good as advertised (gym is kept at 80 degrees at all times; pool hours and restrictions unreasonable; grounds generally unkept); and there is no community in this building. Your money is better spent elsewhere. The Overlook is certainly not worth the price.

The community is great. The service is also reliable. I am delighted with the service for the package arranged and received for tenants. I can receive my package on time and safely. Additionally, I like the surroundings here, the outdoor walk, the garden, and the gym.

It's great living here. I've been here for 3years. It's in a convenient location. They have great amenities. The buildings are well maintained.

Moving to a place called the Overlook gave me chilling Jack Nicholson vibes but being here has been the best experience since moving to the Boston area over a year ago

Leasing office was very helpful with the application process. Apartments and grounds are super nice. Having a BBQ will be great during the summer.

Management creates fun monthly events, which is a great way to make new friends. Maintenance are friendly and on the spot. Behind the scenes, the grounds crew creates a nice landscape, and the cleaning crew does a great job, like cleaning the grills, because some residents don’t know they should clean the grill not just before, but after they use it, too. :)

Great apt overall, the concierge is getting better than before. They are more responsive and accommodating. The apartment has a monthly event.

The Overlook at St. Gabriel's quickly felt like home. Beautiful, pet-friendly apartments in a beautiful location. The leasing staff was so helpful with move-in and continue to be responsive when needed. The amenities are stellar - we love the lounge options, work spaces, gym, pool, and dog park. Also can't beat being close to downtown Boston. We love it here!

Sadly I have to say, I used to love this community and living here was always amazing until about last year. I have now been here two years and in the last year noticed some major changes. The overlook has become more of a college kid dorm, which in itself would be fine, but there’s so much trash everywhere, people leaving dog poop all over, and this morning I saw a mouse in the building. I also had a lot of heating issues in my little studio and I was told by the manager to move out or heat the apartment at all times to achieve a steady temperature, which is unreasonable when I’m already paying 150$ for heating a month for a studio. I have also told management that it’s unreasonable to keep a temperate close to 90 degrees in the gym, making it hard to even work out. I have to say I’ve become very disappointed with this experience. I would no longer recommend this place.

Beautiful campus and beautiful apartment building. It feels so good to live here. The amenities such as the lounges, pool, and gym are just incredible to have. I just wish my apartment had more closet space but it's near perfect living here.

It truly is luxury living with all the amenities! And dog friendly! This is my first studio type apartment and I love it! Big enough to create a separate type living and sleeping space.

It has been really great living here. I use the gym a lot, but the equipment has not been maintained well over the past year. I hope this changes and they will be fixed.

Overall living here is a nice experience that reflects the premium we pay to rent. The maintenance and cleaning staff does a stellar job of keeping up with everything going on. I really enjoy some of the events that are organized like the cooking classes. No place is perfect and some of the downsides of The Overlook are very limited guest parking, residents who disregard lease rules with regards to smoking indoors, and the gym facility is constantly too hot 24/7. The management team has been quick to respond to my concerns about these but there hasn't been much improvement so I guess these are just long term flaws. The guest parking is the biggest issue, especially when we pay $300/month to park in the garage.

They have a very efficient Maintenance staff, the apartments are well maintained. Hallways are always clean. My only complaint is that some of the tenants especially the one having parties are making so much noise. And sometimes when you're in the Maker Hall it seems like you're in a gambling place, people playing poker and majhong during nights.
