Property Ratings at Oaks Hackberry Creek
This review is to express my dissatisfaction with the incompetent handling of a persistent sewage smell issue in my apartment. The issue started around February 1st, and I reported it to the office multiple times, starting on February 3rd. Each maintenance visit concluded with the claim that no smell was detected, and my ticket was promptly closed as resolved without confirming with me. However, upon having a city inspector visit my apartment, it was confirmed that there was indeed an issue that required attention. Several days later, plumbers performed repairs under the building, which resulted in a slow reduction of the smell over the course of several days, yet it never fully dissipated and remained throughout the remainder of my lease. I even urged somebody from management to come visit the apartment, yet never received a response to that. I believe this situation was not handled with the urgency or thoroughness it warranted. Additional notes: 1. In 2016 when I signed a lease, I was assured that the unit was a remodeled unit and the carpet would be new when I moved in, but it was not. None of the issues I marked as "may need addressed or please fix shortly after moving in" were ever looked into or taken care of. Unit was not very clean upon day of move-in. I had to do a lot of cleaning to make it acceptable before finishing the move-in. Complex is showing its age. 2. Large portions of shrubbery have been removed over time and never replaced. Property is becoming bare and looks unappealing, especially for the current lease rates. After rain, mud accumulates onto the sidewalk and covered parking spaces due to a lack of adequate erosion control. 3. The dumpster area always has trash on the ground so it can be difficult to get to the dumpster to throw your trash in the dumpster without trying to step over or around trash. I know this is a tenant problem, but still. 4. Pest control - hardly ever saw them. They might enter the unit once a year. I have cameras inside and know when people come and go at all times, so this can’t be disputed. 5. Pool area - Grills haven’t worked adequately in years. They used to be cleaned daily, but haven’t in years. Pool maintenance at times can be questionable, but has gotten better over the past couple of years. Restrooms by the pool are kind of gross. 6. Sitting vehicles - Towing enforcement is never actually enforced. There are cars that have been sitting in the same spot for well over a year without moving.

Do not live there anymore for years Keep getting these and other type of messages. My name still appears in the utlities bill of current tenant after years of not living there.
Did not get the proper replacement of the kitchen light .
Overall Experience We are pleased with the overall experience since we moved into Oaks Hackberry Creek. We are happy to call this place home.
Change lock key Ty for handling this matter in no time. From the persob who answered the call to the guy who fixed the door. All were very professional and responded quickly.
Maintenance request It took a few days to handle my two requests, but it was a holiday weekend, so the delay is understood. But they fixed both things very well and cleaned up afterwards!
Excellent location and excellent service Great experience residing at Oaks Hackberry Creeks , excellent location, excellent maintenace.Staff is very receptive .
Quiet complex I like the quietness of this complex. Our side has minimal traffic noise, only the sound of kids playing at times. The neighbors are quiet. Maintenance has been very prompt with any service requests, and the office staff are friendly and helpful.

My move in date was confirmed to be February 2nd, 2024. I began making preparations for the move throughout the month, taking inventory of my belongings and packing accordingly. Fast forward to January 31st, 2024 and I was notified by the same leasing agent that the property's maintenance staff had noticed a minor pest issue with the apartment that I had applied for. They offered to move me into a different unit, which would have required a new deposit, but due to the short notice given, the cost of the deposit and the numerous preparations I had already made for the move, it was not an option for me. They then assured me that they would be treat, monitor and try to amend the minor issue before I had to move in (which I can confirm they attempted to do). The issue I have stems from the fact that upon moving in on February 2nd, 2024, it was clear that the ENTIRE unit was infested with cockroaches. There was not a single room in the apartment that didn't have evidence of dead/living pests. I was told that there were only a few dead bugs in the cabinetry, which by itself is already a cleat sign of a larger infestation. The walls, the ceiling, and even the carpeting that I was informed was brand new had living, active roaches throughout the unit. I immediately made the leasing staff aware of this issue and they were swift to offer pest control services, but they can't be conducted until the Wednesday, February 7th, 2024, which would require me to leave all of my unpacked belongs in this roach infested apartment. As of writing this review, I have seen more roaches in this one singular apartment unit in the last 2-3 days than I have in the entirety of the past +24 months I've lived in TX. I have multiple documented videos of roach activity showing dead and living pests. Even if they offered a transfer, I can no longer in good faith trust that any other unit in this complex doesn't have a similar issue. They informed me after the pest issue was brought up that the previous tenants lived in the unit for 6 years and just vacated the unit in mid January, which only gave the maintenance staff a few weeks to prep the apartment. This means that either they did nothing to address this matter for 6 years or were ignorant to the extent of the pest problem, despite the frequency of pest control throughout the complex. Regardless, both scenarios feel extremely negligent. I can not in anyway recommend this community to anyone looking for an apartment in the DFW area.

I would not recommend this property or property management company. As of me writing this review I am blocked and cannot contact these people to get my money that is owed to me. Long story short, my apartment was having all types of wasps visitors (I have video proof) day and night, and I told office about it and has a work order and I believe they came into my apartment and sprayed chemicals, I don’t know what they did exactly the first time. The second time I put in a work order I noticed where the wasps were coming from and put in a work order to have a wasps hive removed from the fire place. The office contact me and advised me to clear my property away from the fire place just enough for them to remove the wasp hive. I did just that as I have video evidence again. I was leaving town for a couple weeks I knew that maintenance would come remove the wasp hive. I have security cameras in my apartment to just keep a lookout just in case. While I was out of town, a vendor the apartment hires to do demolition work apparently came into my apartment and instead of just removing the hive, they broke the entire wall of the fire place. They did a whole reconstruction job but never once protected my property. I have presented the leasing office with proof they’ve asked for and they still do not want to take responsibility and have blocked me everywhere forcing me to lose out on thousands of dollars, forcing me to spend more money to find a definitive solution. Y’all will probably say go to your insurance company. Well apparently insurance does not cover a vendor coming into your property and hired by the apartment complex for a wasp problem. The team at the leasing office are liars and not willing to take responsibility for their mess.

HORRIBLE MANAGEMENT AND DO NOT RECOMMEND LIVING HERE. I had an issue with the air conditioner unit not working properly and started leaking something through the vents which gave me symptoms. When the AC first stopped working during the summer, they did maintenance but AC still had issues. AC didn't cool like it used to and kept leaking something whenever it was on. I went back and forth with the front office about the AC issues, but was a waste of time and they kept saying the AC was fine when it wasn't. Nothing got solved and they could care less about the health concerns of the leak. I think it was a freon leak and it started giving me symptoms of lightheadness, breathing issues, dizziness, and feeling sick whenever the AC was on for some time. I was fine whenever I went outside, and I never had AC issues like this while living here for about 10 years. Only time I got relief was when I opened the windows or had the AC turned off. Also had to go to hospital to get myself checked because the symptoms got so bad at one point. Had to deal with this for 2 months before moving out and they didn't even give me partial rent refunds for the 2 months of dealing with this issue. Felt like the only choice was to move out, and I was just paying rent just to be sick while living here. Few weeks before I moved out, the AC stopped working again and I video recorded the maintenance work this time. Couple days later I came home after being out, and the AC was working like it used to and stopped giving me symptoms. I'm pretty sure they did extra maintenance on the AC unit while I was gone due to them being worried about the recording. Highly recommend avoiding these apartments and renting somewhere else!!

Moving here was a very easy process. Martha was very communicative with me and transparent about any fees up front, and I was able to get an apartment fairly quickly. I really like the community so far, and I love that I have a covered parking spot that just comes with the apartment. I have to give a big shout out to Aurelio from maintenance. He came by to fix a couple of things on my move-in form and saw that three of my friends and I were moving my couch in. He offered to help and carried that couch up to my second floor unit with us during a heatwave in July. Thanks Aurelio! Overall very positive experiences with staff, and the unit is nice.

Been here over a year, always paid rent on time and usually early. My gf and I split the rent so I pay my half, then I process a payment for her portion from her bank account. This is how it's been the last 13 months without fail. For some reason I noticed I never got a confirmation email for her half payment being processed. It was the 1st when we noticed this, so she got on and processed the payment herself. Low and behold, we received a late notice and a $90 late payment fee on the 5th. The second half never got processed. The office manager Stacey berated my gf out of the office when she went in to talk to someone about it today. There was clearly an issue with their website, and the office manager wasn't willing to do anything to help. Quoting corporate policy without caring about the situation at hand. This is the first major issue we've had here, and it is sad to see that this is how it was handled. Barbara has been wonderful in helping me feel very welcome from the very beginning. She has helped me find the perfect apartment to fit my lifestyle. The entire office staff has also assured me wonderfully when she was out of the office as well.
I recently moved back to the Dallas Metroplex area from Atlanta, GA after 15 years and found myself looking for an apartment in my former neighborhood; the Irving/Las Colinas area. Although the development of local businesses and housing had grown tremendously, the self contained community still felt familiar with unlimited access to all major interstates, shopping, airports, schools, and major corporations. Oaks Hackberry Creek Apartments were an ideal match based on my three criteria. First, it needed to be an easy commute to downtown Dallas; the drive is 15 minutes by car and is also accessible via DART transportation. Second, the property needed to be small to mid-size, built of brick structure, have a wood burning fireplace, a gated community and at minimum provide covered parking. Third, the property management staff needed to be personable, patient, caring and attentive to their residents in resolving maintenance request expeditiously, hosting planned community activities, and providing relevant services (i.e. wifi, cable options, clubhouse). I love my one bedroom apartment that has a huge arched bay window shadowed by tall trees, a patio with storage closet, washer and dryer connection, wood burning fireplace and premium carpet throughout the unit. As the housing market continues to rise, this property will remain" home sweet home" until I find my dream house. Affordable luxury at it's best!
The complex is nice and quiet. A little older but nice appliances and counters in regular apartments. Staff is great and neighbors are friendly. It is located in Coppell ISD so you have access to great schools. It is also convenience gold mine being only about 15-20 minutes from everywhere in the metroplex. Grocery stores and local shops are awesome and the Kroger up the street is phenomenal. Great place for both singles and families. I've lived here as a single and now also as a parent. Wonderful environment and the community is growing daily with new stores and shops to make it easier to do everything in your own community. Bonus: only about 10-12 minutes from Grapevine Mills ( a huge mall the size of three malls in one).
They are really helpful. They try to work with me on getting my ideal apartment.
If you don't want headache look elsewhere. I will be short but not sweet. Forced to take up Access Media 3/Ygnition Internet if you live in this apartment. No other vendors allowed except AT&T DSL with 3MB speed. In 2014 I don't think anybody can survive with 3MB. With Access Media 3/Ygnition be prepared for horrible customer service, slow speed and phatom charges to your credit card. Roaches and old appliances: Even the updated units with higher rents have used refurbished stainless appliances which will be gross and break frequently. Tricky leasing terms month to month means 60 days lease and 60 days notice. If you can live without internet, roaches in your kitchen and pay for older appliances you are welcome to stay here.
