Uptown Houston comprises the area east of Interstate 610 between I-10 and I-69, a large swath of the city that blends the relaxed pace of the suburbs with urban glitz and energy. One of the area’s most famous attractions is the stunning Galleria, the largest shopping mall in Texas, which employs thousands in its high-end boutiques. Nearby, a thriving dining and entertainment district supplies the neighborhood with an eclectic variety of off-hours attractions. The sprawling Memorial Park sits right across the highway, and locals love to stroll through the Houston Arboretum and hit the links of the Memorial Park Golf Course.
The local housing market ranges from single-family homes to high-rise condominiums, with many surprisingly affordable apartments in the mix as well; while the section closest to Interstate 610 and the Galleria tends to be more urbanized, most of the neighborhood is suburban in nature.

Property Ratings at Montecito
Do not move here. For the amount I pay in rent, is utterly ridiculous how horrible the community is. Save your money and find somewhere decent
Bad, they don’t take care about the apartments, someone broke into my apartment and stole everything while I was away and the office didn’t care
The new management company that purchased the apartment a little of a year ago is a nightmare to deal with. Most of the issues/complaints I've had take way to long to deal with, and they towed my vehicle over night that was Registered in their new mandatory Virtual Parking system, that now one asked for. Old building, best to look elsewhere.

Good luck ever hearing back from the office. Prepare yourself to be consistently ignored. First, the application process was an absolute nightmare. I left a total of 9 messages over a course of 2 weeks and was ignored. I emailed, I called, I left messages. Nothing. Finally, after a month of subpar communication I got my application approved. Due to my situation it was too late to switch apartment but I sure wish I did now. I moved in and the apartment was clean but my washing machine was broken. I told them and emailed them about it on the first day. The weekend passed and I got no response. I called again with no answer, left another email and voicemail on Monday. They ignored this, so I called, emailed, and left a message again on Wednesday. I got no response so I did this as well as walking to the office and telling them about my problem in person on both Thursday and Friday. I still have no response. When I went in person they said they were too busy, too busy for an entire week to return a single call or email. You have got to be joking me. This place is an absolute nightmare, save yourself and find an apartment complex that even pretends to care about the residents because this one doesn't. I regret living here and can't wait for my lease to end. Absolutely atrocious management, maintenance, and customer service. It is ridiculous that they can just continually ignore you and that is why I am writing this review. SAVE YOURSELF AND DON'T LIVE HERE.

Do not apply here unless you want to get ripped off. Very unethical. Beware of apartments like this. Another business and group of people that are out to get people's money by any means possible. They put $479 on hold when I ran the application ($79 app fee, $150 admin fee, $250 deposit) and said they will give me everything back except the app fee if I got declined or decided not to do it. Long story short, I got approved on Monday, but didn't hear from them until Thursday when they left a message. But I was very busy and forgot to call them back. I responded to their call again on Saturday and told them I was already working a deal with another place because I thought I got declined since I didn't hear back from them. So they are only refunding the $250 deposit because I didn't cancel within 48 hours of approval. They kept the $150 admin fee bc they spent time "preparing the apartment" for my move in." Laughable! Let's just call it what it is...stealing! Very unethical and lacking in integrity. Their response was that it's all spelled out in their application process. Or go read the "fine print!" Buyer beware.

I’m a current resident here and I’m highly unsatisfied by maintenance work. My dishwasher machine broke down month and a half ago , I submitted order for repairing and still nobody came. I have been calling office multiple times and all that I’m getting “ they are coming. It just not a priority now”. I understand that, but month and a half, are you for real?

Update: first review written below this. This is an update to my previous review. Tuesday I went to the leasing office to speak to them about the fact that they have not fixed my ice maker and now the freezer is not working. I had spoken with them two weeks ago (to the date) and the girl I spoke with said she was going to put in an order for me. Two weeks later to ice maker or freezer working. I put in a work order a week ago for something that broke in the bathroom and it's still broke. Anyway, come to find out, because the three girls there agreed, montecito doesn't have a maintenance worker at all on site. They are having to "borrow" handy men from other locations. How ridiculous is this! Other tenants have shared their experiences with me and they are just as frustrated. This is not the place to live in. They also told (all three of them) that this type of complain is something they deal with everyday. Hello! This should tell them that they are obviously doing something wrong! If you have tenants complaining about issues like mine every day then you are not doing your job. I bet if someone doesn’t pay their rent in time they are gonna be all over that in no time! I have been waiting since I moved in for my ice maker to be fixed. Now I’m waiting for the whole freezer to be fixed and other stuff broken In the bathroom. They obviously don’t do repairs to anything often. I’m slowly learning to hate this place! First review: I have recently asked management to speak to a neighbor about the music he/she blasts in the middle of the night. I am unable to sleep and get a good rest to go to work. It seems like me asking management to help out has not worked. It is 12:17 am and I'm here wide awake listening to the loud music my neighbor is playing. I can say it will be a long 11 months but it will be an easy decision to leave come June 2022. I don't need this. I am a professional who works "normal" hours and I most definitely need my sleep. To management; I was really counting on you and the excitement there was when I moved in has quickly faded in a month. When I moved in I said there are few things that bother me. Like the cleaning that wasn’t done before I moved in, I did it. The ice maker not making ice! But this lack of consideration from management to take care of this noise problem has just gotten to me. I can’t wait til my lease is up. It’s in my calendar now to give them notice 60 days ahead that I am moving out as soon as my lease is up.
In the time I’ve lived here management has almost never responded to my emails or calls. I’ve had a consistent water leak every time it rains since I’ve moved in with mold developing around the site of the leak and management has done nothing to address this aside from the quick fix that fails every month. The only saving grace to this place has been the maintenance team who seem to be the only ones who care despite management not caring and will go out of their way to the extent that they can. If you care about your health and issues that affect it don’t move here because Management won’t care.

They are the worst in communication, you have to beg to have repairs done. We have gone up to 2 weeks for stuff to get fixed, that’s only because we have gone in and question it. Now we are dealing with mold, they don’t seem to care. Found out another resident is dealing with the same issue. We are moving and would love to get out sooner.

I am new in the area from upstate so I didn’t know what to expect, I had to reschedule a few times and the staff was very accommodating with my needs. I dealt with Bianca and let me just say what a breath of fresh air. Me and my husband are in making a decision in the next few months and Monticeto is our top three. Thank you ??

I called and spoke to Diane, was quoted a price for the apartment I was looking at. I asked her to send me the information via email so I could fill out the application and proceed into the rental process. She never sent the email. I called again the next morning and the price had increased $200. I asked her why this was, and was told that rates change. I asked her why she never emailed me the information and was told that it would not have mattered because until I put down a deposit the rates can change. I would not suggest anyone rent from a company that cannot send a simple email follow up.

My car was crashed into in the parking lot about a year ago. And this morning my drivers side window was bashed in. They have cameras in the garage but the excuse is always that the cameras didn't catch anything. And they will not put up more cameras!!! We were not the only car broken into last night either. They have guards at the entrance but that doesn't seem to help. So if you do not want to get your car broken into then do not live here!!! It is sad because the management office and the maintenece staff are all very nice, and the security guards are nice too. But if they do not add more cameras and increase security it's not worth it. As soon as our lease is up we are out of here!!!! I do not feel safe AT ALL!!!!!
If you’re looking for location this is great! However, if you plan on actually spending time in your home there will be issues! The cable/internet is provided only through AT&T U-Verse which is extremely unreliable and constantly goes out. Their cable room is a cluster bomb which looks like it hadn’t been updated in centuries! The noise level here is also an issue since the garage is in the interior any loud noises or vehicles in the garage bounces and intensifies. There are no ground floor only restrictions for loud vehicles and gear heads rev their engines and screech tires at all times of the day and night.

This place is so-so. I've lived at worse places and better places. There is ALOT of noise here not matter where you live. If you live on the street side you can hear the trash compactors and sirens all night long from the garages across the street. If you live in a courtyard facing apartment you can hear absolutely everything your neighbors say and if you live in one that has a bbq pit you can SMELL bbq in your apartment every time someone uses the pits even if you're on the 4th floor. Someone was held up at gun point in the middle of the nights a few weeks back but this can happen anywhere. On the upside there is 24 hour security, new appliances, and maintenance gets things done quickly. My major problem with this place is the way they calculate rent. You can pay 1600 for your apartment and have someone with the same exact floorplan paying 1200 and that can truly make you hate your home and fill ripped off. I understand the rents going up and down for market value but there shouldnt be a 400 difference on the exact same floorplan. There should be some sort of cap... I wouldn't pay more than 1350 for ANY one of ther 1BR's and no more than 1700 for any of the 2BR's I've talked to several different residents and they all feel the same way.

The Montecito is a hidden gem in the midst of the up-scale Galleria area. It's within walking distance of The Galleria Mall, leading Houston restaurants, and the famous Water Wall! Look no further, singles, couples, and families, there's room for everyone!

These apartments for the most part are very good. They are older but have been kept up well and updated. Their a little pricey for the age but you can't beat the location

We have enjoyed living here and glad we made the move. Close to shops and transport, schools and great restaurants.
The pool is pretty nice, the apartments are swanky, but the bugs are scary sometimes. The location is what you are paying for here, and that is the real advantage of Montecito. You can easily walk to anything you need including the Galleria. It's not a bad place to be, especially for the price.
