Great place to live! The apartments are clean and well maintained. Staff is friendly and helpful. It is a safe place to live as well. Maintenance fixes my issues in a timely manner.
The 6 months that we have been living here have been good. Can’t complain about anything major. Love how convinient the location is, the staffs friendliness, the cleanliness of the complex, and everything else.
ve lived in this building for two years now and it’s been great. From the concierge to the maintenance team to the leasing and management staff, everyone has been helpful and professional. I’ve had zero issues. I love the location and my apartment itself, if I could buy this place instead of leasing, I absolutely would.
The best thing about Waugh was the people at the concierge desk. They truly were a part of our family. The drawbacks were there were people that ignored the nonsmoking community and we were continually smelling vapes and more.

I have really loved living here. Everyone that works on the property is great and responsive. If there are ever issues they are resolved quickly and without hesitation.
Atention since i arrived was great, reception guy was supper friendly. ALL instalation preserve in really good condition, a lot of public spaces that i will start enjoy soon
Everything is great except the maintenance. It's not so much the response time, more so the communication. I like to be home when maintenance arrives so I can explain, show them exactly what's going on. But I never know when they're coming. Also, there's never communication on what they did or did not do after they have left. There's no follow-up.
Great place to live with friendly staff. Amenities are wrought and not an after though. Park on is great and they have plenty of chargers or Evs
Great place to live! Modern apartments, convenient location, and very helpful staff :) The amenities like the gym and pool are well-maintained, and the building feels safe and secure
It’s nice. In safety terms though, I fail to understand why the middle elevator request a key fob to access your floor when elevator 1 and 3 allow you to go where ever you want. If that is the case there is no need for key fob floor access.

Didn’t have a good move in experience. Overpriced apartment. Ok gym. Security and location is good however. Apartment stays clean which is good.
Karina was incredibly supportive throughout our search for a new apartment. She was patient, explained the process clearly, and always made sure we felt comfortable every step of the way. I’ve lived here for about 5 months and everything is still going great. The amenities are very luxurious and the monthly events are a fun way to stay connected. The views are also a plus!
I've enjoyed living at Modera Waugh this past year and benefiting from the amenities offered and resident activities. The complex is conveniently located to shopping and dining options. Buffalo Bayou is just steps away.
So far i am happy! Everything seems clean, the residents are so nice, Omar and Del are so helpful. My only complaint is the garage doors on level 4 and 5 dont open with the fob so you have to enter through the corridor door.
I’ve got 3 holes in my ceiling due to leaking pipes, the garage spaces are too small and other people are hitting my car and driving too fast, they cheaped out with only 3 elevators. Need about 5 of those. They can’t get rid of the smell on the second floor putting green. The dog spa has no warm water and maintenance never addresses it. Maintenance took over a month to address the leaking pipes. Leasing hides from residents and force the concierge to do all the work. They only care about you when you’re looking to sign a lease. This building owes us compensation for the issues we’ve experienced.
Terrible experience. Do not recommend this place, it is not worth the price tag. Good location but everything else is below standard and not luxurious at all as they claim.
I moved in a few months ago and I’ve really been enjoying it. The location is perfect, everything I need is nearby, and the view is amazing. It only takes a minute to walk to the bus stop for a quick ride downtown. I also love how peaceful the apartment is, how professional the front desk staff are, and how responsive and helpful the maintenance team is.

So far living here has been great! Haven't encountered anything that makes me think otherwise. I love the amenities and the price point make it worth it! I love how the staff is welcoming and they try to remember who you are! I have loved living at the Modern Waugh. I moved in about a month ago and even when I have had an issue (which have been extremely minor), it's been resolved for me quickly. The amenities are wonderful and the location couldn't be better! Staff is super friendly and communicates extremely well when there are things happening on the property.

The people have been nice, but the experience hasn’t been great. Things break a lot and it takes a long time to get anything fixed, which seems ironic for a newer building.

The floor I’m on the gym is really loud. Since the gym is open 24/7 there’s constant banging of people dropping weights which sucks. The gym just isn’t sound proofed the best.

I'm not currently a resident but the leasing process was seamless and extremely easy. I absolutely loved all the amenities and especially the sky deck. The building is in a great location with close proximity to Buffalo Bayou and some cool bars!

The location is great; right next to the bayou and lots of good restaurants/coffee shops in the area. The apartment is nice; great view, great amenities. The staff seems a bit disorganized; several pieces of information were miscommunicated and caused some confusion during move-in (Move-in date, prorated rent for the first month, fees, etc).

So far the community is really clean with great residents. The community feels safe and the concierge has been helpful. A few issues with a brand new building but to be expected and waiting to hear back from the front office on those repairs.

I love the building! The elevators a super fast, everything is always clean, and the staff is great. I love my apartment although my room is small and I have to share a bathroom.

Lean and great- looking interiors design. No carpets is a big plus. Appliances and bathroom have good quality pieces. However, windows are small compared to competitors, and the overall attention to details and finishes is below the expectations for this price level.

Apartment has high humidity, bad management, the apartments dehumidifiers sound very loud and don’t really work at all. No more resident activities since Randall left.

Great tour and move-in experience! The property looks great with so many planned amenities to enjoy. It is well built with concrete floors which should minimize noise as much as possible.

Terrible experience so far. Apartment was not properly inspected prior to move-in and has mold in the bathroom ceiling, a non-functional dryer leaking water and a broken ice machine. It has been very stressful and negative experience so far. I hope it can improve.
