As its name implies, the Medical District is home to multiple medical facilities including Parkland Memorial Hospital, UT Southwestern Medical Center, and Children’s Medical Center Dallas. The neighborhood is also home to several office buildings. Locals enjoy plenty of restaurant options that range from casual barbecue joints to fine dining establishments, but it’s common for residents to go outside of the neighborhood for an even wider selection. Not happy at all with how my move in was handled. Was told I would receive $150 off 1st month if I look and lease. Was told that the apartment would be ready on 1st or 2nd. I called several times no answer. I receive an email with a new move date of July 4th on the 2nd. I sent an email advising they need to move the date to Friday as the 4th is mid week, a holiday and I took off Monday and Tuesday to move. They didn’t honor the special and the apartment has a huge list of repairs needed. I turned in the move in inspection list to the office and sent an email explaining what repairs were needed. I followed up in person and via email. No response as of 3 weeks later. Maintenance came one due to the manger putting in the request immediately to have someone turn the water on in the restroom so I could bathe and use the sink. Since that day no one has reached out or responded nor has maintenance made any additional repairs. I called CORPORATE two weeks ago as of date no contact or response. Today 7/20 I entered 15 separate tickets for each repair. I was told previously the move in inspection sheet would be used to enter tickets. That was never done. The halls often reck of dog urine and the residents let the dogs poop and don’t bother to clean it up.

First I want to say that the leasing and office staff are awesome and helpful. My floorplan and the amenities are both great at this place as well, but it's an older building and it shows a lot in the little things. I've been here less than two months and I've already dealt with four major maintenance issues. I generally really enjoy my apartment here, however, sometimes it feels like I'm just waiting for the next maintenance disaster to strike.

I like the MAA Medical District a lot, close to workplace. Kroger is just next door. The leasing staff are super friendly and very helpful. Couldn't give 5 Stars because the stomping noise during midnight time from the neighbors upstairs has been annoying. Try to cope with lack of sleep and fatigue everyday. Not sure if building 4 have more problems.

It is a very old property with constant break ins, homeless people, and gun shots.

Overall colonial reserve at medical District is a decent place to live. But do not expect flashy over the top amenities or much leasing office/community involvement. This property consistently increases rent rates to keep up with the market but obviously does not reinvest that money for the betterment of the community. It appears ok on the outside, but take the time to walk the property yourself if possible. You’ll be glad you did. Car break-ins are the norm but as is the case in the general area. As we all know, crime doesn’t have an address- but you sure have a choice on what to call “home”.

Very nice and friendly staff.
The complex is nice, quiet and convenient. The workers are nice. Unfortunately, the surrounding area has become more untidy and there are increasingly things needing maintenance or attention which are slipping. It is still better than many complexes in the area.
Genuine staff in the leasing office and on the maintenance team. Rooms are cozy and the location is second to none. One of the best parts about Colonial Reserve is that they are one of the few apartments in Dallas that accept all dogs breeds (even the "aggressive" breeds). This has made my stay here 1000x better.

It?s a safe community, the people are friendly. The leasing office is super helpful and everyone who works there is really nice (especially Cynthia!!) The property is kept clean and maintenance does a great job.
I love living at Colonial Reserve Medical District! The building is maintained well, the staff has always been top notch, and the convenience of the location has exceeded my expectations. This has been the best apartment experience I have ever had.
I like my apartment a lot, good location good price, quiet. My car was broken into which is a bummer, I wish there was WiFi in the workout room, and having a better package delivery or pickup system would be great
I have lived here for about 2 weeks. It has been quiet and nice. It?s very close to the hospital where I work. I do wish some things would get updated. However, I would recommend this as somewhere to live if you work nearby. It sure beats the traffic.
I call maintenance and they take care of the problem ASAP! The office is always having great meet and greet your neighbors and offering cheap breakfast and dinners! Not to forget to mention the great dallas skyline view. Great place to live.
Everything is pretty simple at this complex. It's not flashy or over-the-top, but it's no dump either. It's just right for those who seek comfortable living. The location is great! Especially for those who work downtown/uptown(5 min drive away) or in Medical District. There is a Kroger next door which is very convenient. The DART station is literally across the street, giving you access to all major areas of Dallas. Only complaint is there are no resident social events put on by the staff. Overall a good place to stay.
