Property Ratings at Lodge at Guadalupe Apartments LP
I have lived at The Lodge now for 9 months and it saddens me to say I regret deeply choosing this property for my home. I have been a renter for nearly 20 years and I have never taken the time out to leave a bad review. Please do not move in to this complex. They are poorly built and poorly maintained. I was sold on the amenities and river access while also having an affordable 2 bedroom option for me and my son as I am a single mom. Shortly after moving in a began to regret my decision, while the amenities were nice. The carpets definitely should have been replaced years ago, as they look awful and can tell this is a problem in all units due to the loud noises I hear upstairs as well. The breezeways are full of bugs and spiders and they do not get power washed or cleaned. Also the parking lot lines have not been repainted in years and it makes it very difficult to ensure you are parked correctly. Not long after I moved in I began to notice a pest control issue and only after months of me pressing the issue and going through the grueling experience that it takes to rid them the property management simply informed me that this was the process and basically they don't care about the taxing experience or the detriment to my living conditions. Simply put, do not move here.

Additionally, we are continuously working to improve the property and already have plans to restripe the parking lot this spring. We lived here for a little over a year and at first the experience was alright. The second the apartment staff found out that we were not resigning they started to treat us with utter disrespect. Upon move out we had discovered mold in the unit everywhere... it was behind pictures that had been hung up, in drawers that hadn't been opened in a couple months. Growing under beds. Everywhere that you wouldn't be seen on a daily basis. The apartment was always kept at a cool 70 degrees, so living conditions shouldn't have caused this. When we reached out to the apartment there were zero effort to make this right situation right. Despite damaged furniture and countless medical bills from illness (that we now know the source of), the staff refused to take any responsibility. DO NOT LIVE HERE New Braunfels is a great city with lots of great apartments, don't let the pools and river access be the deciding factor on a horrible apartment.
I used to live at these apartments years ago and I never had any complaints. We leased an apartment for 6 months while we move in to our new home and it has been horrible. Our A/C has stopped cooling at least once, sometimes twice per month. I violated my lease by not having my new puppy on a leash which I take full responsibility for. My complaint is that I don't think everyone else that doesn't put their dog on the leash got the same memo that I did. They're so big on dog poo prints but I still see so much dog poop all over the complex. The gym equipment is the same that it's been for years and it's always broken. The river access area has a lot of potential but needs major work.
Maintenance of the grounds is terrible. When we moved in the pool would be green for a few days, then overloaded with chlorine, then back to green. This cycle continued for most of summer. When winter arrived, the jacuzzi was not working for months, which is the only time it’s bearable to get in there. We once had a maintenance person to fix something and he cracked out bathtub and flooded our neighbor below. We could not use that tub for a week. Not so much as a sorry from the office. They have a trash pick up service, which is great when they actually pick it up. We would often be skipped and bring it down to the dumpster ourselves, which was almost always overflowing and disgusting. We were then charged a 50 dollar fee because our trash bag was left out outside of the trash can it was supposed to be in. What an absolute joke. There is bird poop all over most of the railings and the concrete is absolutely disgusting. They have been saying they would pressure wash it for months with no action.
As I saw the reviews being negative I thought to go ahead as my first hand experience was great. I wasn’t pleased when my trash was skipped as I pay for the service, yes amenities had some issues as I saw these issues become of such because other residents were abusing and breaking it yet leaving nothing but bad words when the complex was not at fault. Construction isn’t something that can be helped so its understanding because not only as residents do we endure that but so do they. As for Noise complaints, they did great when mentioning my noisy neighbors and there were occasions of having to call law enforcement as it states in the lease and resident handbook, sad most people don’t take the time to actually read what they sign for. The new office staff was great, the two girls in there were always a ray of sunshine. I would lease again if I didn’t buy a house for my expanding family.
While the location and access to the river are great that is about the only positive things going for this apartment complex. The amenities they advertise are not taken care off or broken, no kayaks, the sand volleyball court is just weeds now, pool was closed half the summer. While this is no fault of the complex,there is a ton of construction in the area, including within the complex itself that has been ongoing for a while. The front office has turned over several times so every time you go into the office you have to deal with someone new, the last thing that really upset me is I set up an appointment to do a walk through of my apartment at move out (as stated in their move out procedures), the property manager stood me up, the office staff told me to come back in an hour since he had gone to lunch, I came back and he still was a no show, no phone call to try to reschedule, follow up, or apologize

We were so excited to move in! The property is in a great location and looks good. Until we moved in and first found the roaches....everywhere. We paid monthly pest exterminarion fees yet it is infested. Then came the horrible neighbors. “Call the police” was the response from management. No, I don’t want my neighbors retaliating for calling the police plus that’s kind of your job to take care of these issues. Four months later horrible neighbors are still being horrible and managements response is for US to move units. Then there’s the “work out facilities.” Don’t plan on using them. Most items are broken, so it’s to a real gym daily. I’ve lived in a few questionable places in my life, especially during college. But this place takes the cake as the worst apartment ever. If you want a decent place to live, look elsewhere.
This complex has terrible customer service. I was convinced to apply under false pretenses. After being denied and losing my $150 application fee, it has now been almost a month and I still have not been refunded the $350 Deposit. I the office at the complex avoids my calls, and the head office told me "We have rules and pay those back on our time, not yours".

The management is absolutely the worst. They don’t listen and don’t care about the tenants at all. They need all to be fired and be replaced immediately.
I love this apartment. It's usually always clean (I tend to find the small stuff but it gets cleaned up by the next day.) They are very on top of maintenance request, and Stephanie, the manager, gives great customer services, and tries to take care of your needs ASAP. There are a ton of amenities to enjoy family time, or just you time. They do have rules, so you don't have loud parties at the pool going til 3AM. They are strict on that, but I love it because I hate getting woken up. Best apartment in New Braunfels.
