Love the people and quality of the building. Maintenance is fantastic too. Electricity usage seems high even when not in the apartment for extended periods of time, but appliances all work great.
We’ve all heard the term “luxury apartments,” but most places are far from that. The Smith actually earns it. Amenities at other complexes are often broken, dirty, or barely maintained. Here, they’re consistently clean, fully functioning, and when something does need attention, it’s fixed quickly. It feels like they’re cleaned every single day. After moving from Chicago to Boston, I was shocked by the higher rent and hesitant to choose a nicer unit. I’m glad I did. It’s been a worthwhile investment. Maintenance is incredibly responsive, no apartment anywhere will ever be perfect, which is exactly why having a reliable maintenance team matters which they have.
The Leasing Team was welcoming and professional. When my dates changed because of a family situation, Cassania enabled me to move in within 48 hours, including receiving rental furniture. The experience exceeded all expectations, and I'm very grateful.

My resident experience has been great so far! All staff I have met have been friendly and welcoming. The office space is great and I have already utilized it as we are still working on getting things unpacked. We are in a prime location with Tremont only blocks away which was a huge draw to the South End and this apartment for us. I am excited to check out the pool and fitness center once we are more settled.

I have been here for a little over a year and the staff has been amazing especially concierge Manny, he is definitely missed, Jennifer, Joy, Naz and a few others I don’t know their names, the cleaning staff and also management team. The only issue I have is that the outside firepits are never working except for the one on the 12 floor. Besides that the units are nice. And when you put a work order in it gets fixed right away. I also like that they are big on building a community with the residents.

Great amenities, staff and people is very friendly. In the summer time is amazing to have the rooftop and the pool. It’s our second year renting at the Smith and we are very glad to live here.

I have had a great experience so far at The Smith. Staff have been very friendly and accommodating. There were a few hiccups when I first moved in, but they were able to help me resolve them. They even offered me a center island (my floor plan did not come with one) because there were some extras available! The amenities, such as the fitness center and pool, are great and the building is beautiful. I also enjoy that they offer complementary weekly yoga and HIIT classes and put on frequent community events- it provides opportunities to meet fellow residents and foster a sense of community.

The cleanliness of the complex has definitely fallen in standard which was one of the main reasons I chose this property. I am on the second floor and the floors are never vacuumed and rarely see maintenance staff on our floor. I have sent a note to the office and they said it would be steam cleaned next week. However, for the luxury of the complex there should be more consistent cleaning of the carpet (vacuum). I would love to see the patio furniture in the outside area cleaned as well. These are simple details that I have seen much better at my Greystar in Denver.

We have just moved in- but so far the front desk situation at the 99 building has not been great. They’re gone a lot of the time from the two days we’ve been here- which makes it tough for our regular dog walkers. I also think there has to be a leasing office for the 99 building as well separately for everything to be done successfully. Things seem to take longer for answering questions/ getting things done with only one leading office and a lack of help from the concierge in the 99 building. It would’ve also been helpful to know we needed an extra key fob if we have regular dog walkers before we moved in. I think it’s a great building but lacks good management- which honestly makes or breaks a residents experience.

PROS...they are very good about having community events that they pay for. The free lobby coffee, latte, capo...machine is great. The fitness room has enough machines. The staff is good with packages. The cleaners are good. The elevators in #99 work well. It's quiet. Classy and not trashy residents. Amenity areas are nice and well maintained. The bldg's engineering staff is responsive. CONS...we wish the BBQ grills worked and or work correctly. We wish all the fire pits worked and or worked consistently. We wish the fitness room had more 5 to 35 lb dumbells, mats, ankle weights, large fitness balls and other accessories. We wish the fitness room's Echlon work-out class screen worked. There's too many dogs.
