The office staff and maintenance crew are great. Valet trash is not consistent. Grounds and pools are maintained well. Yet there are residents who do not leash or pick up after their dogs. Community is quiet and friendly

I originally toured Las Colinas Heights in February 2025. There were no townhomes with washer/dryer connections at the time, so I decided wait and see if one came available in the future. I was clear that the washer/dryer connections were a necessity for me to move in. In March, I called Las Colinas Heights to check to see if any units became available. They said had a townhome unit with w/d connections, so I applied that night and paid $330 in application fees. The quote I applied for explicitly stated the unit had these connections. The next day I was informed that the unit actually didn't have connections, and the previous managements' records were wrong. I told them I wanted a refund on my application fee, and they refused saying the fee was "non-refundable." I ended up agreeing to wait 30 days to see if a townhome with connections would become available, with the stipulation that if one did not, I would still pursue a refund of the application fee. On April 4th I call to check on the status of my desired unit. The leasing agent informed me that a unit with connections had become available for move in June 14th. I signed the lease. On June 9th, FIVE DAYS before I was scheduled to move in, I got a call from LCH saying that the unit I was scheduled to move into actually did not have w/d connections. They offered a third townhome that supposedly had w/d connections to move into mid-July. The move-in dates they gave me did not work for me. I ended up refusing this third unit, due to scheduling conflicts with the move-in date and loss of trust in Las Colinas Heights. The fact that Las Colinas Heights has known for MONTHS that the previous management’s documentation was incorrect and did nothing to try to fix the documentation is indicative of poor management and gross incompetence. It is absolutely unacceptable. After letting Las Colinas Heights know that I would not be taking the third offered townhome unit, I requested a refund of the $330 for the application fees and $150 for the cost of rebooking the moving trucks to a new apartment complex. They agreed to refund the application fee but not the moving truck fee. I felt that this was unfair, as I would not have had to pay the $150 if I had been able to move in as scheduled. This situation showed me that Las Colinas Heights is negligent in the knowledge of their apartments and unwilling to fully rectify their mistakes.

Nasty neighbors causing bugs to come into our apartment, pest control has been out 3 times already and they arent even near the food its in the cabinets with the dishes and the spices, neighbors partying all night long, we submitted multiple reports to the onsite “officer” and to the office, nothing has changed. There is so much “paid” covered parking there is barely any open parking by our unit, my wife and i have to walk 2-3 buildings away to get to our actual unit.

Clean environment, low noise. It's a nice place to live. The administration and maintenance team are friendly. My two main concerns are the main door and the trash service. It isn't easy to get in because the gate is not working often. The trash service needs to be active when the container is full.
So far so good, my bath water be turning brown but other than that it’s a really good experience so far. Quiet, nice amenities, no major complaints

Avoid at all costs. MAINTENANCE Their maintenance staff is dangerously incompetent, and I'm not exaggerating. My heat unit was pumping some kind of chemical-smelling gas into my apartment in large quantity. I specifically told the maintenance staff NOT to turn on the heat or, if they had to, to open all the doors and windows. Instead, they turned the heat on and LEFT IT ON for 6 hours while my wife & I were out of the house. The apartment was so toxic when we got home that being inside just long enough to turn off the heat and open the windows (took about 90 seconds) made us light-headed and gave us headaches. The maintenance staff are ALWAYS like this. With everything. Do not rent here if you value your life & health. Also, 90% of the time, they don't tell you that something has been fixed, what was wrong with it, or why it went wrong. It also took them 4 months to replace a broken window blind. A/C & HEAT My A/C or heat has also been out roughly every 3 months because their machines are old and falling apart. GATES At least one of the gates is broken 75% of the time. The speedbumps they've just installed at the gates are insanely high. Can't go over 3mph without shaking your car to pieces. Have fun entering and exiting the complex a few times a day at the speed of a snail. LAUNDRY ROOMS There was the smell of a dead racoon permeating their laundry building for 8 months before anything was done about it because they never do any maintenance on those rooms. Before that, there was biohazardous, slimy, smelly water standing in one of the machines for about a year that it took me half a dozen trips to the front office to get them to do anything about. If half of the machines are operational at any given time, you've gotten lucky. POOLS The pools are closed half the time they're supposed to be open. There's no notification when they close or when they reopen, you just have to guess. Good luck. WATER FEATURES The "stream" behind my apartment is stagnant and breeds mosquitos. DECKING If you have a 3rd or 4th floor deck in the back of your apartment, be ready for the heads of nails to be sticking up about an inch everywhere. Do not go on your deck without shoes -- you will get a hole punched in your foot. BOTTOM LINE Absolutely do not rent from here. Nearly everything is terrible, broken, janky, or unreliable.

This place isn’t bad, the only downsides are the water being shut off like once or twice a week, but only to a few different buildings every week, most of the time the laundry areas are included so there’s hardly any time to get your laundry done if you don’t have one in your unit already. They just added speed bumps by the gates, personally I thought it was better without them but oh well. Other than that it’s a very chill spot. The ponds have ducks, turtles, and frogs hanging out, which is pretty cool

Staffs are friendly and reliable. Some issues with the main gate are reducing our good experience as residents. The facilities are good, but the trash containers need more attention and maintenance. The trees and gardens provide a sensation of peace.

To start my car got broken into literally yesterday, they never answer the phone and they are disorganized. There is a few or slim good things but most of it is bad.
Quiet neighbors, helpful maintenance, and nightly trash pickup are all great features of this community. The laundry concierge is also a nice touch. The staff does a good job of communicating updates via email. The gated community is a great security feature, although it is sometimes not functional. It is unfortunate that you have to pay for a package locker box monthly even if you never use it. It is also frustrating that you often get opted into paid services that you have to call and opt out of to avoid additional fees, such as credit reporting for rent. The water is often shut off temporarily for building maintenance repairs, which can be inconvenient. The buildings are old but they are trying to renovate. The electric bills can be insane due to lack of insulation and high ceilings and floor to ceiling windows. The air conditioners often can't handle the summer temperatures.

From the application process to approval, then move in, and now as a resident, Jose along with all the office staff of the Las Colinas Heights team were very helpful, efficient, friendly and went above and beyond to ensure my entire moving process went smoothly and efficiently. Every time I walked into the office Jose was always there to help with any concerns I had. He along with his team were incredibly approachable and efficient.

Horrible experience here. Don’t move to this complex. Area is dirty. Apartments have pests. Leasing office can be so rude. Work orders are never taken care of. 0/10 would recommend.

Our experience here has been good so far. The move in process was a nightmare because of various miscommunications throughout the entire process. Also the laundry mats are not working correctly and we had to dry our clothes with a hairdryer. We are enjoying the gym and pool facilities and love our unit.

For the most part, I have loved this place! The water shutoffs are a pain, and the front gate not working sometimes is inconvenient. The office staff is amazing, maintenance is pretty awesome.

It’s been really nice moving in! I like how close the pool is and how nice the amenities are. The only thing is I wish more residents would pick up their dog poop when walking, especially since there are so many doggie trash and bag stands!

There is a trash problem here. The puck up service has been spotty. Some nights it is picked up, others it is not. The dog waste cans are overflowing and there is trash on the ground everywhere. There is not enough lighting at night. I feel unsafe in areas because there is no light. The porch lights go off too early and I have to struggle in the dark. I have also had 2 maintenance issue go unresolved. The electrical outlets in my bathroom do not work. 2 separate visits and no resolution. I am unable to use my bathroom in the mornings and have to sit on the floor to get ready for work or charge my toothbrush in another room. The windows in my bedroom rattle terribly. 3 maintenance requests and they have not been fixed. That one should be simple, just seal the windows.

When coming for a tour please make sure you get specifics about the unit like if they come with washer and dryer connections. You don’t want to bring one with you knowing you can’t even use it! Other than that my experience was good!

They called me the afternoon before my move to say that the unit wasn't ready. And there were actually no washer and dryer connections as promised. This was literally my only ask when viewing the property. I signed this lease a month ago and they chose to call me at the very last minute before my move? I'm left scrambling to find something else or accept another unit that is over 300 more per month. They act like this was a situation I caused. The only plus side this property has is Heather. She was so nice, especially compared to the rest of the office and Corporate. Don't waste your time applying. I should have heeded the warnings in the other reviews.

AVOID AVOID AVOID! When I first moved into Las Colinas Heights, I was enticed by the great price complimented with the large floor plans. However upon move in, our unit hadn't even been cleaned. We had issues with multiple things including the AC not blowing cold air, leaks in the roof, mold in the kitchen cabinets, paint peeling in the tubs, nails being found lodged in the carpet. And these are just the ones off the top of my head! Maintenance takes their time to deal with anything so don't expect them to rush to fix any issues. Amenities only worked half the time I was a resident here. Do yourself a favor and look elsewhere

We have lived here for almost 8 years, and it was FABULOUS when we moved in..however, several different property mgmt have taken over at one point or another and service and the property itself has gone so far down. Roads are awful, gates have not worked in YEARS, they do not answer the phones in the office, and changes come without notification to residents-- it's really sad to see where it has gone to. Spent the summers with no pools.....no one cared, it was more important to get those security cameras up and running...smh Residents are not their main concern.

Each management company is more disorganized than the last. They gave away the parking spot I paid for for 9 years and the resident that took it wont give it back. Management was incredibly rude in handling this major mistake on their part and told me they aren't bound by doing the right thing, only by their incomplete records. I've been nothing but a model tenant, I pay on time, I never complain, people don't complain about me, I keep to myself. I will not be renewing my lease for a 10th year. In addition: he pool is always closed, the gate is always broken, every now and then maintenance puts their key in my door and walks in unannounced on "accident" but they cant manage to show up when they're supposed to. the last management company towed my car out of my spot after I registered my car with them. To anyone looking for a nice apartment with nice amenities, this isn't it.
