There are some maintenance and communication concerns that could be improved. A few areas—such as the pool deck, elevator lobbies, and overall cleanliness—could use more attention. Additionally, policies around deliveries and guest access could be re-evaluated to balance security with resident convenience. Better coordination with the county regarding delivery driver parking would also help alleviate congestion. I appreciate the opportunity to provide feedback.

There are some growing pains with change in ownership/management. With the change being about a year old, I can say things have improved. There are still areas that I wish were different (like they were under previous ownership), so I’m still accepting the “new normal” of some processes. However, the growth is noticed, and I appreciate the property management team’s attempts to make things better most of the time.

I’m very happy with my decision to come to Jasper. Such a different vibe than my previous apartment complex, the people are much friendlier. The place is Infinitely cleaner, with zero pest issues and the soundproofing is pretty amazing.

Worst experience with a leasing office since Graystar took over. Living here is not worth what we pay for. We can get better service and amenities for the same price elsewhere in the area.

I move in this place during Covid in last year.Leasing center employees were so nice when we decide move here but right now I wanna renew my lease but they want increase my lease more then %25 !!! In USA inflation %6.9 and around all apartments increased %2-3 but AVALON COLUMBIA want over %25 !! How can afford this situation! They not respecting people life ! Specially in Covid time ! And with new year Covid case again going worst.they’ll need new residents, if somebody read this comment and if you don’t wanna experience this event do not rent house in AVALON COLUMBIA PIKE!!
Have lived here for three years. There are pros and cons to this community Pro's are -the storage space within the apartments -modernized updates, recently repainted hallways and installed new carpet in hallways -large windows -friendly concierge -maintenance staff are super nice and quickly attend to maintenance requests -large kitchens -one of the tallest buildings in the area so pretty good views/light from most apartments (I've lived in two units on different floors and sides of the building) -quiet neighborhood with some great local restaurants/coffee shops Cons are: - thin walls, you can hear everything your neighbors are saying and every door that opens/closes - amenities are fine but nothing special - kitchen cabinet shelves sometimes fall down, maintenance even admits that it happens often. Frustrating to have dishes fall down/out and break - last year a scaffolding project went on for over a year and was only supposed to take a few months, nothing was offered to residents as compensation for the all day grinding noises - can be hard to get a parking spot late at night - management increases price for lease renewal significantly but lists comparable apartments for much less, doesn't seem to be a huge interest in keeping current residents -not easily metro accessible, would recommend having a car
If you are looking to move in soon - AVOID this building. Property is under construction since last summer. Prepare yourself to wait in the line in the morning to get out from garage. Construction vehicles and boxes are around driveway. Workers are blocking the entire road. Find attached view from my window and view in the hall way - these will be your daily routine(not mentioning sound and smell). Elevators on East part of the building were broken for three months and even now after "they fix it" it is on and off. Leasing department associates are lazy and playing on the phones all the time . Many times I called from my apartment to ask question or submit inquiry and been told that they are so busy and I have to call later, however when I go downstairs I see they are on the phones watching movies and rolling eyes up, especially former property manager. I can go more and more about total unprofessionalism and high raised rent price for such a poor quality building. Give yourself a favor and rent somewhere else.
I have been a resident in the Avalon apartment building on S Walter Reed Dr , Arlington for almost 2 years and in that short time I have experienced every possible nightmare a renter could encounter. What makes it worse, not only is Avalon Corporate not assisting but the operators/administrators are rude and I am not able to get any response. I was awoken on October 3rd to an alarm and massive amounts of water pouring from the ceiling into my apartment for over an hour! Everything was wet and ruined, I missed work and the leasing company did not respond or apologize. I had to move all my furniture, etc. myself. There was no offer of a hotel, compensation, assistance of any kind. I had to stay with my mother for a week requiring an extended commute. They had to tear up carpet and had three industrial blowers for three days in my apartment on MY electric bill and no reimbursement. The mildew smell is so strong because no carpet was replaced in my apartment or the hallway. The dry wall is damaged and peeling. Now, I have insect infestations in my apartment. I have contacted them numerous times and they require me to stay home from work to meet the pest company. I am living with poison spray in my home and the infestation continues. They are now asking me to leave my apartment on Christmas Eve to bomb my apartment. They have offered no compensation or assistance for the inconvenience! My furniture and belongings are ruined. I am suffering allergies and stomach issues from the mildew and poison. The elevator outside my door has been out of service since the flood. In fact both were broken for a month after the flood and I had to take the stairs 6 floors down to the garage for a month. When I asked for a rent abatement due to the suffering from these events they were rude and sent me "consequences of eviction notice" and again offered no apology or compensation. I have contacted the leasing agent in the building who is not only rude but threatening and I have contacted corporate four times with no return phone call.
Great apt on the 7th floor and absolutely no complaints - Management has switched several times but no real issues. if there is an issue, Maintenance is amazing and always address within 1 day since I've been here for 3 years. I have my own gripes about management but property is pretty average so no real complaints here!

Great place to live! Very pet friendly and everyone is so social. The management makes your move a breeze and seems to provide just the right amount of events if you want to get involved with the community. I highly recommend this gorgeous apartment.
The Halstead Arlington apartment's location on Columbia Pike only a dozen blocks from the on ramp to 395 makes this a great place to live. In an up and coming section of Arlington, it offers a safe neighborhood with lots of pedestrian activity, great restaurants and bars, and a new Giant grocery store within walking distance. A Farmer's Market across the street on weekends makes this a happening neighborhood in which to live. The building itself offers amenities such as an outdoor swimming pool - fairly small but well maintained, a golf simulator, fitness center, pool table, and party room. In addition, there is a one bedroom apartment available for your out of town visitors. The staff is very friendly and helpful. They welcome you with a smile and are always willing to go the extra mile when you lose a key fob, have visitors and need a guest parking pass or just have packages to pick up (they accept packages and keep them under lock and key until you claim them). The building is generally quiet except for the occasional dog that's been left by its owners too long without attention. Yes, it's a dog friendly building which can sometimes be a problem. Not because of the dogs, but because of the owners who aren't respectful of others in the building. Dogs have accidents in the hallways when their owner hasn't taken them out often enough, dogs bark when they are left alone too long, and dogs can get mildly aggressive in a small enclosed space like an elevator unless properly trained. While 99% of the owners do a great job, the 1% can sometimes ruin it for the others. The parking garage is great although finding a spot for a SUV can be difficult after 9pm when the spaces tend to be full. However, overflow parking can be had in the public parking level as a last resort. If you use public transit, they offer a private shuttle service from the door of the building to the Pentagon City metro stop in the mornings and the reverse and night which can save more than 1/2 hour in commuting time each morning or night. After nearly three years at Halstead, it feels like home - and a nice home at that - which is the biggest compliment I can give.
This is my second year here and have to say everyone living and working here is friendly. The staff goes out of the way to make this more than just a community but rather a family. There are weekly get together a at local restaurants and pubs. The gym is adequate with group class offerings and plenty of cardio equipment. Weight equipment and free weights are lacking but that hasn't been an issue as have plenty of my own equipment and if you need a gym there are plenty in the area. Location is excellent being within walking distance of the Mall, Smithsonian, Arlington Cemetary, groceries, restaurants, etc. just to clarify by short walk I refer to one to two miles. You cannot miss with this apartment selection.
We love the pool, which our apartment balcony faces. The game room is great as well.

The Halstead building in Arlington is located in an authencically urban area. It's situated right across the street from the iconic Cinema and Draft house as well as many other restaurants and city transportation. The building has a hip design and good looking, nice tenants to go along with it. The pool and lounge spaces make everyone want to stay longer and the staff is first class! They make you feel like everyone lives in the penthouse suite. A fantastic place!
