Property Ratings at Huntington Brook
This property has a heavy infestation of German Cockroaches. A heavy infestation is considered heavy if you see 10-25 a day. I see well beyond 10 a day. This is an issue throughout the whole property as I have reached out to my neighbors. They have expressed the same troubles. Don’t move here!
Day 1 roaches crawling on my things. They give you wrong amounts for rent that is own so they can charge you late fees. Absolutely disgusting apts and A/C has been out 3xs since I moved in
Very miss managed and utilities are very high. The unit was filthy when we moved in, kitchen was greasy, but they insisted it had been cleaned. The floor is uneven, all of the maintenance is done in the cheapest most unprofessional way possible. We pay our rent 2 weeks early, but are still penalized $80 because we didn't pay the utilities on time which was clearly an oversight. After utilities we you will end up paying what you would pay in a Class A building.
Our family has enjoyed living here over 10 years and have seen just about everything - good and bad. All of us long-time tenants know each other and seen the changes over the years. Bottom line, you get what you pay for and YOU make your home the best it is. The rent here is much cheaper than the surrounding areas despite recent lease renewals with upwards of 8% increases. The office staff is nice to work with and we have great relationships with the long-term staff in the office. The staff that are fairly new (less than 1 year) are the problem since they don't know how to run things and are inconsistent. Despite high police activity in the area, this complex is nestled next to the middle school and doesn't have too much traffic. Sometimes kids/teens do play around in the school parking lots and can be heard. We feel safe here along with keeping common sense safety measures. Dallas Police in the past have held townhall/safety talks open to residents. Maintenance will respond to work orders but at times does need a few follow-ups. Over the years, we have worked with both the on-site management office and the corporate office to get concerns about the unit or our lease taken care of. Careful cooperation and documentation will safeguard you and help keep your life at the complex reasonably hassle-free. We have had no issue with roaches for many years now after using professional grade pest control in addition to the 1-2 x treatments the management does. Neighbors are fairly friendly but most keep to themselves. And usually the trouble tenants don't stay around very long so take other reviews with a grain of salt! We hope others will contribute to a healthy community to make Huntington Brook Apts a better place to live!
