Lived here for two years. The location was perfect for me as it was close to work, HEB is around the corner, and right in front of Hermann Park! Maintenance was quick with my requests, leasing office was very responsive to any emails, and the complex itself was pretty quiet. I wish the appliances were more up to date tho, that’s the only somewhat negative thing I have about this place. My washer and dryer was the stacked one and so old! My stove top was also an older one. one month left here and it doesn’t even work anymore. other than that, this place is great!

I've found that the management and front-desk staff do a below-average job. They were very rude to me when I was asking for my updated lease agreement (which by contract was required within 60 days of the lease ending). It was within 14 days of the required notice date and they acted that I was asking a lot by requesting an updated lease at that time.

It's a decently valued apartment complex situated near 288 and the medical center. They have terrible issues with plumbing and terrible lighting in the apartments.

We have had an awesome experience as a tenant in your community. Your front office team, Shelia, Desiree, Krissy, and Karen are FANTASTIC! Oscar from maintenance is BEYOND AWESOME! Proximity to MD Anderson Cancer Center has been extremely convenient for my family, in town for cancer treatment. The view from the apartment has been very therapeutic.

A great first apartment to start your new career or live at while attending school. The leasing staff tries but lack direction or genuine compassion to address residents concerns or needs. However, I see the promise in everyone and I feel that things will improve.

First off, I have lived here for 2 years. They units themselves are so outdated... All appliances are 14 years old. Our oven has gone out twice and they keep putting a band aid on it to get back to running again. The dryer you have to dry your clothes 2-3 times to actually get everything dry. Our microwave is like a $25 one you'd get at Sam's. Full dinner plates do not fit in it. Maintenance is very nice and they try to fix what they can but we have been told that the apartment will not replace anything until it is 100% not working. They advertise you pay $25 for trash valet but you actually pay $50. Car break ins happen often. An apartment at the front was broken into last year--thieves broke through her glass door & the gym was broken into through the glass. Management has changed about 3 times since I have been here. I have stayed because it was close to work and reasonably priced--but now they have raised rent $600 if I were to sign for another year. I wouldn't mind paying that if the units were updated. They updated the lobby & gym last year and didn't touch any of the units. Also, during the freeze, almost all the units in the smaller building had pipes bust--so there was significant water damage in a huge chunk of units. The high rise elevator goes out all the time and their fire alarm goes off constantly.

Broadstone Lofts at Hermann Park is a wonderful community! The staff is very polite, professional, and accessible. They are also very reasonable and able to accommodate requests. The move-in process was very easy due to the presence of multiple elevators and entrances. Within my first week here, the community feels safe, homely, and welcoming. We absolutely love our modern-industrial, exposed brick layout in the tower. With a great location, easy access to the highway, and superb views of nearby downtown Houston, Im so excited to call Broadstone my home!
Its livable, safe, maintenance and office personnel are very helpful. the place is great as well.
Rats in walls, roaches in apartment, hallways smells like trash
Been here for almost three years. Recently they switched management and maintenance within the last few months. Management has been so incredibly helpful since the change. Both management and maintenance are very attentive now! Before it was so difficult to get anything fixed. I had multiple appliances that needed to be fixed. I felt like maintenance never would fix any of the service requests and would give us excuses as to why something didn’t work. Now with the new maintenance we get appliances and service requests fixed within a day. They always go above and beyond when we put service requests in.
Great location. Apartment is well maintained and the staff is helpful and approachable. Residents are respectful of the privacy of others and maintain a quiet and friendly environment. Given the location, the rents are fair and very competitive.
They have rats in the attic and they won’t get rid of them. The rats chew up internet fibers so you will NEVER have internet

Fantastic place to live with responsive and competent staff
Broadstone Lofts at Herman Park has a ton of potential, but is let down by a lack of engaged management and, seemingly, funding to complete the renovation and landscaping projects they start. Youll love the tower apartments with their Brooklyn-style, industrial interiors with exposed brick and concrete. The apartments lease for a great price - I dont know how long that will stay though as they could charge tons more in the future if they cleaned up the interior/exterior, updated the appliances and bathroom fixtures, and fix they place constantly smelling like trash.
A decent community. Friendly staff. Great for pet owners. Conversely, those allergic to pets, and those with severe pet-smell aversion should consider other options. The lofts themselves are trendy, and in the process of being updatedgreat units if you work in the med center.
Love these apartments! Everyone is super nice, you meet new people all the time, there are SO MANY DOGS and the maintanance is better than any place I've lived in. Absolutely love these guys!
My experience has not been the greatest however I love my apartment and the residents are lovely very nice and quiet community
The halls smell like trash mixed with way too much air freshener, I have seen rats in the elevator and rat droppings in the garbage shoot room, dogs pee in the elevators, the gym is loud at all hours and if you live above it you will hear banging at all hours. If your smoke detector — which is out of reach way up high near the ceiling — starts beeping on Saturday morning you'll have to wait until Monday for maintenance to come change it because there's no maintenance on site on weekends! Worst of all is management. They don't do anything to help. Just awful. This place is a nightmare.
Management are friendly, maintenance are great, and beautiful amenities. Shuttle to med center is very convenience, and the tower has industrial design notes not easy to find elsewhere in Houston. I've lived in both the tower and one of the newer buildings, I like the Tower layout better but the other building has newer appliances that give lower energy bills is just one thing to be aware of. Great community, gym and pool areas.
Been here 3/4 years and really do like where i live friendly and attentive staff, dog friendly, well kept and close to.
I am not happy to live here. The quality has definitely gone downhill.
Management is horrible. We are paying for services thats not provided. When you ask certain leasing managers questions about items, they appear to have an attitude. I would never recommend this community to the next person.
The staff is great, and the facility is clean. New pool and completely re-worked Gym. maintenance guys are always fast to fix and very friendly as well.
1. Break-ins. Within the past three months there have been two separate vehicle break-ins. On the two occasions combined they hit 15 vehicles and stole a vehicle. There are NO cameras & the one they do have is non functional. When brought to the office's attention they did nothing. 2. Appliances. Our washing machine leaks, our over shuts off if at 400 degrees and the stove top lining is disgusting. When asked maintenance to replace due to the issues they responded with. "The appliances are 14 years old." and just patch it up until it happens again… 3. Management. It's changed 4 times since I moved in last January. Very disorganized, the left hand doesn't know what the right hand is doing and they are extremely inconsiderate. My roommate had flowers delivered to the office form her boyfriend that was over seas. They didn't even notify her that she had a delivery—her boyfriend called me to ask if she had received, this was three days later. At this point they were already wilted. We've also had Hello Fresh packages go bad in there because they don't notify when you have a package. 4. Outsourced Delivery. Their solution the above packaging issues is implementing an outside service to deliver the packages, Fetch. You have to have your packages delivered to another facility, schedule when you'll be home to receive 2 days AFTER it's already been at the facility.
I have lived here for over 2 years. About a year and a half ago the management changed over. Since then my car has been broken into twice with no added cameras or real changes in security; I am not able to use autopay due to me switching banks at the wrong time; the fire alarms went off in provoked 3 times in one month at 3am with no change until the fire marshal got involved. There are many other situations where they will just lie to you even on the little things: construction, mail, elevators, and painting. It’s really the worst management that I’ve seen. Apartments themselves are pretty cool though. Just hope you don’t have to deal with these people (and don’t get your car broken into)
