My experience sucked. The first couple months were good then Berryl hit, my bedroom ceiling was leaking and they tore a hole about half of the bedroom ceiling. That took at least 2 months to get fixed. The bathroom had mold so they cut the ceiling out turns out the shower above was leaking- took them 7 months to repair. My shower base cracked and that was not resolved.

I love everything about the community and every worker here. But I would love for something to be done for the trash situation so that it eases out the workers and residents stress.

Do not rent here! Shameful conduct from Greystar and the building owner. Management says all the things you want to hear when you go down to the front desk, but then does nothing to fix anything. Due to a crumbling foundation, we've had dozens of large cracks in our walls and ceiling FOR OVER A YEAR with no effort to repair. The crack in the outside wall of the building is so big, you can see it on Google Maps! Our apartment was further damaged in Hurricane Beryl in July and management has continued to do nothing to make repairs. We've had water stains appearing in our ceiling for FIVE MONTHS and significant water leaks into our apartment for TWO MONTHS and nothing has been done. Most of our apartment is completely unlivable, our belongings in a storage unit and still nothing gets done! There is almost certainly mold in the ceiling from months of water leaking in. Additionally, cars get broken into regularly, there is often dog waste in hallways, trash everywhere, broken gym equipment for almost two years, broken entrance gate for months, broken elevator for months, the list goes on and on! Read the rest of the reviews, they're all true. Save yourself a nightmare and look elsewhere.

Interestingly enough, the day I moved into this apartment complex, there was an older resident pulling out of the parking garage. They noticed me pulling my train of Dollies up the very inconvenient ramp to the freight elevator (which has now been out for over a months time for more than 3 or 4 different periods of time in the course of under a year of us living here) and he yelled out his window, “stay away!!!!!” And In my head i was so confused at this —- it started making sense about a month in when the smell of dog urine in the carpeted hallways started warming back up in the spring, and then day to day the struggles we’ve encountered since. It’s gross. It’s a money pit. Definitely stay away from this property!!! I wish I would have taken that guys advice on day one.

Lately, trash has been everywhere. They flowed to the stairs. The elevator has not been fixed for weeks, which is painful for residents living on the upper side of the building.

Excessive noise from upstairs neighbor, and management does not do anything to assist with mitigating this issue. Management seems to be getting worse during my 2 years living here, lately we've repeated had breakdowns of elevator, trash chute, requested left unresponded to, dirty hallways and stairs, etc.

Stay Away! Worst experience ever. car I was purchasing was towed after being told it would be safe on the roof by staff. and still had it towed which set me back nearly $10,000. Didn't have a working clothing washer for the first month of moving in. Didn't have blinds replaced for over 6 months that were broken upon move in. Also over 6 months to have a working oven. Constant homeless squatting, burglaries and vandalism almost daily I've witnessed and have proof on camera. Also at any given moment - at lease one elevator isn't working properly. There's at least 2-4 entry points unsecured at all times. Trash is always piled up in front of the chutes. I've maybe known the entrance gate to work or be secured a total of 3months combined, tops. Gym is full of broken equipment. one pool has never been operational since I moved in. Staff is very unresponsive and always changing every few months. My advise is steer clear if you don't want to overpay for a below par living experience.

Apartment hallways need to be updated & kept cleaner . Really hard to get anything ordered into the apartment . No pest in the apartments. At least not in my 4 years of living here . Quite . Calm neighbors . Staff in office keeps changing . Pool is always clean .

Haven’t moved in yet, however, the rental process and becoming a new resident has been fabulous! Arsy and Shonda have been extraordinary! I cannot say enough about their kindness and willingness to help! From viewing the apartments to completing the paperwork they are both so knowledgeable about the leasing process. Arsy offered to help set up my internet and streaming options! Shonda has guided me through the different portals used for leasing my new home and answered all of my many questions. Community not kept up. Dog poop on hallways and all over property. Entry ways and doors dirty. Could use pressure washing. Service orders very delayed. Can’t keep maintenance team. Hallway carpets filthy. Doors always broken a safety concern. Dirt bug infested from property foundation repairs

It's coming time for me to renew my rent and I do not believe we should have to pay as much as we do when our facilities are not safe. Safety is what I am paying for in the rent and the gate to the garage has been broken for months now. There are random cars and people in an out of the garage and since the doors to the floors from the garage have also been broken, they can now get into our hallways as well as our "gated" garage". Rent should be reduced in response to these failures.

Locations, locations and locations! It is basically a hotel living experience. I felt especially safe when the sever weather passing by. There are few homeless live near by, but it has not been any problem.

Lately I have had a lot of trouble with the noises from upstairs. The noises sound like a combination of stomping steps and repeatedly throwing a heavy weighted object to the floor. It happens during all hours of the day, it has happened in the morning as early as 6 am and also as late as way past 11pm. I have contacted the leasing office multiple times and talked a few individuals, but it's disappointing nothing came out of it, nobody follows up with me, nobody shares what they've done to mitigate this issue. It's so frustrating!

I was very excited to be leasing here when Isaiah showed me the model. He did a great job with the tour and the model was beautiful and I imagined it would be similar but not exactly. My unit has many places that look like they were not cleaned and the balcony has many spots and the door is dirty. Also the door lock would not work and it would lock from the outside but not the inside so I had to pay someone to fix it since that is a huge safety concern. Since maintenance never came to fix it after telling leasing agents and emergency maintenance calls. I hope things get better soon because I still hope it will be a good place for me.

It has been a pretty good experience. For the two years I have been in Houston this has been a pretty good place to live. It is nice to be so close to everything.

I like that there are two pools. The main pool very nice and clean. I like that there is a hideaway pool. I like that there are plenty of shopping stores and restaurants near by and the freeway is not too far away.

Apartment is nice and charming. I stay near the pool so it can get very loud especially at night when other neighbors do not respect quiet hours. Affordable price for the Galleria area.

We recently raised a maintenance service request but the ticket was closed / tagged as completed even if the service was not done at all (or not even received a call/text from maintenance or leasing office about the request). In addition to that, we received no comment from leasing office when we escalated the issue.

Great place of residence! Office staff is great as well! The space I’m renting is awesome with great pool views. I love the fountain and summer fun.

My sanctuary… very peaceful place and reasonable rent for the area. I’ve been living there for 2 years almost 3 really no issues or problems out of the normal wear and tear. I’m happy thus far.

Please improve the response time for maintenance requests. It’s nice to see a security guard and the new doors. It’s a nice community other than some of the few residents who drive too fast in the parking garage.

Service requests and front office staff ignoring calls during business hours. The emergency maintenance line is a hoax and no one responds. It’s strange how rent is expected on time but service requests are disregarded and front office ignores calls during business hours. Never late with my rent so I’m not understanding why I’m being treated as though that is the case.

Being a resident at the forum has been very pleasant. I like how the building is super secure, but not diffcult to access for those who reside there. The parking garage is great and never too crowded.

Professional staff, they re always willing to help from the office agents to the maintenance guys,I feel safe living here,no complaints about the amenities ,the only problem is trying to transfer to a different unit,the process is harder than the first time application so unfortunately personally I was never able to do so,hopefully they get better at it but overall very satisfied.

There are bugs everywhere in the apartment and hallways. Roaches, ants, spiders, daddy long legs flies, gnats, earwigs, battles, crickets, wasps, and asps. The staff doesn't care. The maintenance people usually can barely speak English. The front office doesn't care. This place was great when it was The Fairmont. Since it became the Forum it's trash. Greystar is a horrible management company. Do not rent here!

I do not recommend moving here until construction is completed across the street and once Forum hires courtesy patrol to walk the perimeter of this property and hallways due to crime plus homeless people/vagrants camping outside and sneaking inside. And until they add bright lighting on the outside of the building facing Willers Way and Winrock. This property is far too dark at night- not even safe to walk the dog.

The staff and community of San Felipe is great! Very safe and clean community. Prime walkable location with shops, restaurants and plenty of grocery stores nearby.

Went completely downhill after Greystar took over about 1 year ago. stolen tires and cars almost every month, Very rude staff, poor maintenance, over priced for quality, homeless people living around the property nothing is 'Luxury' about this complex.

I would not recommend living here. I've been here 7 years and the quality has decreased significantly since being taken over by Greystar ~2-3 years ago. Frequent break ins, no more security guard, and countless cars have had their wheels stolen.
