Property Ratings at Domain Memorial
Very outdated townhomes and terrible management! Since the new managers Kevin and Megan took over in October, things have been very shady and slow around here. This place is marketed as luxury but once you have actually lived in them you will soon realize they are old and in desperate need of renovations! Peeling/cheap “hardwood” floors, paint chipping, squeaky old garages, floor boards coming up..there’s honestly just always something new! I contacted management 5 months ago about an issue I was having with my floors, I noticed that several areas around my unit were starting to peel/chip away. Maintenance came by and took pictures of the areas in my unit in November, I followed up with Megan in person after not hearing anything for 2 weeks and she assured me they would look into it. 5 months later, several cancelled maintenance requests and emails later and still no resolution. I’m embarrassed to even invite people inside my home with the way these floors look, it’s terrible how fast this place crumbled!! Aside from my unit problems there are issues within the community itself that don’t sit well with me! The amenities are mid, especially with the amount of people that live here. More than likely you’ll never get to use the pool or the gym! The amount of charges you pay monthly for water/sewer are insane! I pay close to $75 in fees for water and most of that is random storm drain, city fees and other random fees I have never seen until I moved here. $90 for AT&T internet (provider chosen by them) and $30 valet trash that only comes 4 days a week lol and don’t let a holiday fall within one of those days..you’ll be out of luck for the next 5-6 days! If you have pets please beware because a lot of residents don’t follow the leash law. There’s also no dog park or designated areas for dogs to use the bathroom! Please not that it’s also very telling when residents who have lived here for YEARS start to move out, every week there’s atleast 2 or 3 moving trucks..and it’s not because people are moving in!! There are much nicer places that are actually LUXURY and worth the amount you are paying in Houston/Katy… do not move here!! I will only say that this place is quiet! You definitely have some rude, loud people here but for the most part the residents are decent. Management is the absolute worse and not trustworthy!
ABSOLUTE WORST "luxury" Apartments EVER. I get it.. It's a business.. that's only after your hard earned money while providing as little value as possible in return. Want to spend a lot of money to get scammed, mistreated, experience an abundance of maintenance issues, gate broken all the time, lack of privacy? Well the list goes on and on...Then by all means come sign your life away here. Currently living here coming up 10 Months and have been dying to leave since day one of moving in. That should tell you A LOT. Everything looks nice on the outside, but please don't let that fool you like it fooled me. Management is absolutely horrendous. Read the multiple negative, honest, and detailed reviews when searching up knightvest residential and save yourself some headache and anxiety. Hope this helps someone else! You can thank me later when you've dodged this bullet that I couldn't.

The Domain Memorial is a beautiful community that is kept clean and maintained for the most part. The staff is also very friendly and accommodating. But there are some cons. A freeze happened months ago and in front of some of the resident homes is just soil with an exposed sprinkler system. Flowers, grass, or shrubs have not been replaced. Unfortunately there is also no parking. If family or friends are visiting, there is no where for them to park.

A place to call home. Close to the shops, and major roads. A pool and recreation section that made the choice for us. This is where we want to stay!

Domain Memorial is an amazing place to live with excellent amenities (gym, pool, grills, game rooms) and very modern townhomes. In a great area to live as well, with many restaurants nearby, quick access to I-10, and Terry Hershey Park. The only thing that would make me move is the purchasing of a house.

A wonderful community. Very professional leasing office staff and maintenance staff. Gated and safe. I sometimes forget to shut my garage door but not once I felt someone entered. Great neighbors. The overall complex and buildings are great with good amenities. The layout of the unit we chose is great. The main issue is the cleanliness of the unit at move in and cleanliness of the amenities. But other than having to perform a move in clean ourselves we are satisfied with the unit.

I would not recommend this complex to anyone. Since Ive been a resident I've had constant issues. First, my back gate that leads to Thicket was left open multiple times, some in the middle of the night since all gate keys are the same anyone can open my gate and come into my back yard. The yard crew left it open after mowing as well several times. My dogs have run out and nearly hit by a car on Memorial because of this. Second, upon move in, My Upstairs A/C unit went out, it was fixed immediately, but a few days later was out again, then again , and again. This was something the became a regular occurrence. during the first 12 months of living there I had maintenance out 6-10 times to fix the A/C. Well knock on wood it's finally resolved after replacing all the A/C parts inside and out. Now the Hot Water heater keeps goin gout and I start my days at least once a week with a cold shower. I call it gets fixed, then in a week its out again. Super frustrating. I can move soon enough, unfortunately, my lease was up during the start of COVID and I was unable to move out, so I had to renew, with an increase in price obviously. My experience here has not been a good one to say the least.

First of all, the Maintenance guys are phenomenal. Theyre by far and away the best maintenance team Ive been around at an apartment, but being stuck paying for things like Fetch which will never be used, $101 a month for basic internet which I personally get gigabit for $70 through the same company is outrageous, walls and floors are extremely thin, electrical systems are awful, and landscaping has not taken care of the place or gotten rid of insect infestations. We pay far too much per month to be satisfied with how cheaply built and cheaply maintained these units are. We are very happy that the previous property manager was finally fired, and are hoping things get significantly better with the new one.

Great location if working in the Energy Corridor! Driving into the community, you are instantly transferred into a beautiful paradise. The community is safe but can get congested at times. Overall, priced about 15% above market for the amenities that are included for residents to enjoy.

Domain is a fabulous place to live. It's pet-friendly, beautifully maintained, you have your own townhouse, a garage, valet waste and recycling pick up, and the townhomes have great interior features and layouts. I love it here!

I think that management should do a better job trying to fulfill wants/needs for the residents who actually live here, not the client who is newly here handling things at the property. Also I think Fetch is a waste of money since we have doorsteps and packages can be left there.

I just move in the domain memorial town home community and like it a lot. It has many good amenities and modern design style. It is close to grocery stores and shopping mall. Staff are professional and helpful. I recommed it.

Very attractive looking, good staff, location is good, relatively new but you are forced to buy cable/internet from AT&T for which they charge $100 extra and you get the basic plan which you have to pay more to upgrade. Parking is big issue. No guest parking on premises at all. Guests have to park on the outside of the complex. Although community advertises as pet friendly there is very little green area on property. Trash. Big issue! Trash pick up it is missed regularly and was reported to management on multiple occasions but nothing is ever done. A security guard or cop should be monitoring the complex at the night time. Plenty of break ins happened. It happened to me.

It has been a tremendous experience living here so far. Especially coming from someone not from Houston or the state of Texas.
I am currently a renter at Domain Memorial and I cannot wait to move out of this place. This community looks good but it has been cheaply built. You hear cracking sounds on the floor almost everywhere. The appliances aren't the best. I am using my own washing machine because the leasing office offers the one the has basic functionality. The dishwasher does not do a good job drying dishes. My refrigerator was out for 2 days and started leaking, maintenance didn't show up. I hired a technician to fix it and paid out of pocket. If you like Xfinity, go rent somewhere else. There is no competition here, you get ATT services only. Their technology sucks. You have to memorize Channel's numbers or keep a copy of your channels lineups next to your remote. Good luck in finding your game on TV. I signed up for a 1 Giga up and down Internet speed. ATT downgraded my speed 3 times in less than 2 months to 10 mega down and 2 up. I had to spend hours on the phone dealing with their customer service which had no clue how the hell that happened. TV and Internet service is my deal breaker, I will move out when my lease expires. I cannot tell you much about the office staff. I don't deal with them, I use my online portal to pay rent or send a service request. To be fair, the apartment is energy efficient. My light bill is around $60 every month. I have two ac unit that runs 24/7 and I use my washer and dryer every day.
Domain is a cute and cozy community
The office folks and manager has been nice to me, but maintenance issues are not being addressed to satisfaction for this order

The staff is really great, the maintenance team is excellent, they are very responsive and get things taken care of in a timely fashion. Overall, its a great living experience...hassle free.
I have lived in plenty of apartment communities in my time, and this is by FAR the best one yet! The manager Roxann and her staff have always gone above and beyond to ensure that I felt right at home since the moment I first toured the property. If their is an issue, it is fixed promptly. If I have questions, I get answers. Not to mention how beautiful the community truly is inside and out! Needless to say, I will not be moving anytime soon. I Highly recommend making Domain Memorial your place to call home as well!

Located in a greaf area with plenty of dining options as well as shopping. The townhomes are beautifully designed with modern finishes.
I was excited to move into this community but now Im just tolerating it until our lease is up.
I’ve lived in the Domain Memorial location for over a year and have had an overall terrible experience. Management is abysmal - at this point it feels retaliatory - and I feel like I’m paying for mistakes they have made. The rent is way too high for the quality of life provided. There are nice amenities and a safe community ‘feel’ but that wears off quickly after living here for a few months. One conversation with the manager and you’ll realize that this place is 100% corporate and won’t actually do anything to assist you.
Stayed here for a year thinking that this place would be a great place to stay and boy was I wrong. Trash pick up was missed regularly and was reported to management on multiple occasions but nothing was ever done. Dog maneauver all over the place, mushroom growing around the grass. Parking was a pain getting in and out due to cars parked on the side of the townhomes. Management of course didn't do anything about it. For the space and price it was good until it drove in unwelcome residents who would bang their music late at night outside. This is just positive feedback for the staff at domain memorial to reorganize and restructure their management team before it starts going under. For residents who are interested in staying here, I would first advise you to let my words sink in and try to imagine yourself living here. Don't let their prices win you over because in the end of the day, you just signed a devil's note. By that I mean make sure you have everything in writing and stored safely somewhere. Upon my move out date, I was charged for damages that were there before I moved in. Their excuse? They don't have the condition form on file because Roscoe Properties (old Management group who was here before them) never sent them the file.
Looks good but there are a number of construction issues: - Extremely narrow garages entrances (majority of folks end up parking outside) - Poor electrical - if your heat is on along with a TV and iron the breakers will trip - gqps between doors - scuffson exterior doors - Visitor gate box doesnt work - No room for viaitors to park infront of your home I addition to the above the staff lacks follow through. It took 4 weeks to get my maintence issues addressed and multiple visits to the office. Speaking with a manager makes no difference. At this price point the construction and service issues make it not worth it.
I took a tour of this facility and I'm yet to meet another realtor agent as polite and nice as Allison. She gave me all the help I needed and answered my questions with a solution. This apartment takes care of your moving fee up to $500.00. Nothing else can get you more attracted to moving if your stress is taking off of you. Thanks Domain
