My husband and I toured 7 complexes along the buffalo bayou. The access from these apartments is by far the best. Plus the complex itself is lush and green and excellently maintained. It’s perfect for our dog. And our leasing agent, Stephanie, was great. She wasn’t pushy like some agents at other communities. The entire staff is wonderful. We couldn’t be happier.

What I love most is the greenery, most apartments I saw in this area were hotel style but I love the nature feel this property has. There’s lots of trees and plants all around and it’s easy to catch Buffalo bayou trail.

I toured 14 managed apartments in Houston and I'm so glad I chose Cortland River Oaks. I think it's the best neighborhood to live in Houston if you care about walkability and easy access to the city offerings. There is a good share of younger people living here, but the community is quiet. The apartments have a much better layout than most of the newer buildings in the city, and it beats them in price to value. Amenities are good too.

I would not recommend Cortland River Oaks. While the property looks nice at first glance, the reality is frustrating. Management failed to communicate major construction projects, leaving residents to deal with constant noise and disruption without notice. For the rent charged, the lack of professionalism and transparency is unacceptable.

From the staff in the leasing office to the community itself, I knew during my apartment search that this was going to be my new home. I have lived in Cortland properties since 2021 and I don’t plan to live in any other complexes short of me purchasing my own home. There is something about the quality of the way that the communities are taken care of – from the landscaping, to the speed of answering maintenance requests, to the beautiful design of common areas, to the planning of resident events, and the amazing people that tend to work in the leasing offices. I’m not biased, although my name is Courtlandt lol. But I truly believe that they have figured out how to make living in an apartment seem effortless and peaceful. A perk I love is their guarantee where they allow you to move within the complexes without an issue. It’s why I have always decided to stay with them even when I’ve moved to a different state. 10 out of 10 I would recommend anyone to live in a Cortland property!

I’ve been a resident at Cortland River Oaks and it’s been an absolute nightmare due to relentless disruptions. The fitness center was shut down for renovations from November 11, 2024, to February 1, 2025, with no alternatives or compensation, forcing me to shell out over $200/month for an external gym. The noise is unbearable—constant hammering, shouting, and leaf blowers from superficial construction projects (e.g., January 8, March 7, and June 4, 2025) have obliterated any chance of a peaceful work-from-home environment or rest. It’s infuriating to learn management is employing undocumented workers for these shoddy projects, adding to the chaos with their unprofessional behavior, like pacing and yelling near units. Mandatory fees like $25/month for useless valet trash and $18/month for a broken Fetch delivery service are a slap in the face. Recent water shutoffs (May 1 and 21, 2025), repeated pool closures (May 6 and June 4, 2025), and garage construction that dirties cars and blocks access have made this place intolerable. Management does nothing—don’t waste your money here. 1/5 stars.

Not what it used to be. New management is not friendly and responsive. They don’t care about the safety of residents by leaving gates and doors open 24/7. One is the main entry doors has been broken for months and they decided to leave it unlocked putting everybody at risk. Hallways are always dirty.

We have been in constant communication with our residents regarding the pedestrian gates as well as any other gates needing repair. While we understand the frustration in hearing that we had to wait for a date for our vendor to come out to make the repairs, the pedestrian gate has been repaired as of yesterday. Our buildings are on schedule for power washing, which should help with the cleanliness concern you mentioned. I really enjoy living at Cortland River Oaks. I love the layout of my apartment and the location. The staff has been very helpful and friendly too.
I have lived in my apartment for 19 years and want to stay another 20. It is easy to feel at home here. It takes me seven minutes to get downtown for theatre and symphony. I love the location.
A lot of wasp nests, especially in the summer that never really get taken care of. Just sprayed and the wasps are back within a week. Management made move-in very stressful and were pretty annoying about move-in documents despite it being their fault I didn't get a move-in checklist or resident portal login until move-in day.
Great maintenace team that is very professional and timely.

The people that work here are very cool. Greystar however seems to be out of budget for renovations inside the units.

Lucky to have found this gem, many years ago and still here to live in the River Oaks/Montrose area with an excellent leadership staff and maintenance staff always responding and continuing to upgrade this complex- as your new home. Located near all restaurants downtown, Montrose, River Oaks and the Heights as well as running/walking paths:Buffalo bayou across the street and Memorial few blocks away. Best part is either airport is only 25 minutes away Bush International or Hobby and 5 minutes from downtown located on highest elevation in Houston---never floods even during the various Hurricanes last 10 years and prior.. Enjoy if you found this GEM.

This is a fantastic resort style upgraded villas only 5 minutes from downtown and 25 minutes from either airport as well as near best restaurants and parks in the Houston area. The facility leadership is the best and kudos to the maintenance team- "they care".

The location is unbeatable and the community is relatively quiet. The maintenance and leasing staff are phenomenal at responding in a timely manner and keeping everyone in the loop about community and building updates.

I’ve been living here 6 years going on 7. I love the new exterior color scheme and sign and all the greenery/trees in the complex. Maintenance is always friendly and fast. Office is responsive and helpful. The location is ideal and close to everything. My balcony overlooks the pool and I love it and we also have a brand new elevator. No place will be perfect (there were some issues with external vendors that were taken care of) but for me this is as close as it can get and I love it here.

This is a great residential environment to reside for the last 8 years. It is like home. There is great leadership from front office staff and maintenance team that operate the facility as they continue to improve and upgrade the facilities inside and externally and especially security which has been refreshing, it is located on a fantastic location within Houston and close to both airports with 25 minutes by car.

The Villas at River Oaks continues to provide a great home for many with excellent safe accommodation in the heart of River Oaks and outskirts of Montrose across the Buffalo Bayou and Memorial Park at one of the highest elevations in Houston ( never have to worry about flooding!). The staff: maintenance and front office do a great job continuing to improve the facilities for long term residents. Also, easy access to either airpot- 25 minutes way and close to amazing restaurants in Houston 5-15 minutes away and 5 minutes from downtown.

I am having a excellent experience so far I moved in to a clean apartment gym available 24/7 pool access and private parking outdoor grills available and it's a gated community garbage pick up service outside your apartment door friendly front office and it's a great location.

Deciding to downsize from our large home to apartment residency was a huge transition. Due to the proximity of shopping centers, restaurants, amenities such as the Buffalo Bayou walking path, and close to Houston Medical Center, we chose to become residents of Villas at River Oaks. Both my husband and I love it here, and have truly been happy with our decision.

Love the location! Across the street from the bayou trails, and I can walk or bike to the grocery store, a bookstore, restaurants, clothing boutiques, nail salons, you name it.

This place makes me feel like home. The unit when I moved in was newly painted and everything inside is working in good condition. The surroundings are clean. It is a good choice of location near to any types of stores like groceries, etc. One thing that I also like is the safety and quiteness of the area. The neighborhood is impressive. If you have any concerns, if you call or email them they are very responsive and takes action immediately. Especial thanks to Jenelle in the leasing office. Very accommodating and friendly. She responded to my inquiries immediately. This apartment makes sure they maintain cleanliness on the area, maintenance personnel are doing their job so well. Kudos!!! Perfect just perfect! I am super satisfied and happy. You will not regret choosing this place.

The Villas of River Oaks is an excellent complex with caring leadership staff that is centrally located next to the Buffalo Bayou and Memorial park to exercise and just chill. It is on one of the highest elevations in Houston and do not need to worry about flooding - ever---includes all historical floods (ie. Harvey, etc.). The place has been upgraded and continues to be a home for many professionals. It is centrally located between great restaurants and bars 5 minutes away downtown, Montrose, the HEIGHTS and River Oaks as well as only 25 minutes away from either Hobby and Bush International Airport. Enjoy...if you are lucky to live here....

The property is very nice and has a resort feel to it. Location is great as well. Just be sure to live as far away from the stairs as possible. So noisy! And the package delivery service is absolutely terrible!
