Property Ratings at Coliseum Lofts
this place is just a step up from being homeless. They do not care about their tenants whatsoever. Homeless people sleep in the hallways, the only washing machines in the building stay broken for weeks at a time, there is no security, i could go on and on. Begging all of you to never live here. i hope this place goes bankrupt.
The whole building has eerie vibes and is poorly lit. The only natural light is in the bedrooms and if you have a 1 bedroom, you might not even get a window. The parking garage is usually left open because the doors are broken. Maintenance is responsive, however. The price is also way too much for what you get, the laundry is very expensive and half the machines are broken.
I've lived here for half a year and since there are very few positives I'm going to start there: The maintenance staff are extremely kind and really do try to help, the cleaning lady is sweet, and the soundproofing between apartments is actually pretty good. The negatives: Laundry is expensive and the system is stupid, you have to buy a $5 laundry card which you can then fill with cash (ONLY cash) to put into laundry machines. There are plenty of machines so the fact one or two are always out of order isn't a big deal, but it costs 1.73 to wash and about the same to dry. $4 for a single load of laundry adds up. Also, as you can see in the pictures on here, there's white mold in the rafters- that's because the roof leaks. It has since the day I moved in and probably will until the day I move out. We keep different cups and buckets around so that we don't have to come home to another disaster. We haven't had too many pests, just a couple baby roaches here or there. The water pressure sucks and the vending machines are always out of drinks. There's not always somebody on call in the office and because of that, your best shot is hitting up Dodson property management after hours. There was a peeping tom on the roof looking in skylights at one point and the cops ended up having to be called because we'd have to wait all weekend for somebody from coliseum lofts to actually be there. When the power went out (happened only a couple times) some guy got stuck in the elevator which doesn’t actually have a call button if you get stuck, he just had to yell and push the little bell until somebody found him. The people in the leasing office are, in my opinion, rude and parking is $75 per month, much more expensive than a VCU parking pass so I recommend doing that if you can. If you bike, don't trust putting it in the garage because your tires might get stolen. Overall, it's not worth the price and I would say keep looking.

Writing a second review because there's a whole family of MICE and ROACHES living in my unit!! I live on the third floor, and keep my apartment absolutely spotless, and I am being forced to live with pests due to the unsanitary qualities of this property. ABSOLUTELY DISGUSTING-DO NOT LIVE HERE, unless you like to sleep with rodents. Also saw a homeless man camped out in the stairwell last week. Tried to call management in order to be connected with maintenance SEVERAL TIMES and they HUNG UP ON ME. Terrible management, terrible property, and not worth your money at all!! TAKE YOUR MONEY ELSEWHERE
