I was considering moving into Blu27 Edgewater and went through the application process, but the experience was incredibly frustrating. The management gave me the runaround for weeks—poor communication, conflicting information, and zero accountability. Every time I asked a question, I got vague or dismissive answers. They made promises that were later walked back or never followed up on. It felt like they were just trying to lock me in without being transparent about the building's many issues. After doing more research and reading other reviews, I realized I dodged a bullet. If you're thinking about moving here, take the negative reviews seriously. I wasted time and energy dealing with this place, and I'm glad I walked away before signing anything.
This is an extremely terrible building and the management is even worse. Don't believe the good reviews you see there. The management will not care about you at all. They sent me to a collection agency for something I wasn't even supposed to pay. Go somewhere else if you want to save your money.
I work at a local hospital and my job intense. It’s so relaxing to return home after work to such a beautiful paradise as Blu27!

I've been living here for almost a year now, and there are so many issues in the building that dont get fixed. The bbqs are always broken by the pool, there are only 2 main elevators and one of othem always has an issue, there isn't any wifi in the gym, and there's always pet poop or pee in the hallways, elevators, stairwells etc. OH also you have to pay a tremendous amount to park your cars in the garage and you even get tickets if you park in the electric spot if there are no more regular spots available (even if you are paying for it!!). If you have a 2 bedroom apt you should have 2 parking spots available, and perhaps the seconds car at a miniminal of not no additional charge. Instead they charge you even more for the second spot! Makes no sense.

This is the best place I've lived in since being in Miami. Everything you need is within walking distance, they constantly keep this building clean, and the management/maintenance team does everything they can to help with your situation! I would buy one of these APTs if they let me!

I came to Blu27 for its proximity to work, and I stay for sense of community and opportunities to network. Management is very responsive. The common area is kept clean by a dedicated staff. It is located in a quiet part of town with certain appartements with view of the Biscayne bay, can walk to park, boardwalk, restaurants, churches and many stores. Can hop on a trolley to Wynwood, the Design District and the Medical District or use Uber. Miami Beach is a short drive away. A bus can take you to Aventura for shopping alternative. The recently added guest suite is handy when company exceeds your guest bedroom capacity. The staff takes suggestion to improve it. They do survey frequently. If you walk in Broward, it is a short drive away and can use the express lane. There is not spending your life in traffic.

The other residents are a lot of fun and it is very community orientated which is driven by the residents. Building management is below average from other apartment communities I have lived at.

I am glad to be able to call this my home. Its a beautiful community of residents and staff. The overall feel is of a luxury or elegant hotel with great amenities including a theater, a full gym, sauna, hot tub and pool of course. Plus much more! If you are looking for a young vibrant lifestyle no matter what age you are this community is your place and its right at the edges water so impressive views are a plus

I have had nothing but an amazing experience with the entire staff at blu27. From move in to the current situation surrounding COVID-19 everything has been handled in a very diligent and professional manner.
Amenities are great and I love my apartment but, people are dirty and leave they garbage in the garage, the mail room is always a mess and its difficult to find your package, there should be security or front desk 24/7 (at least my precious building was like that) we know for a fact that theres airbnb in the bulding when they told us there was not airbnb when we moved in. There should be more cameras (a friend who lives in the building got her package stolen right in front of her door)

This property boasts of a smoke free environment. I have live at the property for 5 months and for the last 6 weeks I have complained about weed and cigarette smoke coming into my home. Management states you must identify the smoker even though the vents are linked. And even if the resident was identified they could not be evicted because the courts are closed. But beware this is not a one tenant issue, the elevators smell like marijuana often as well as the hallways so I would warn you don'e want your children exposed to this environment. I have a respiratory disease and was told I would be charged 8100 to terminate my lease, on top of the moving expenses I have occurred. Do yourself a favor and look at the other beautiful communities in the neighborhood.
I feel very happy to call blu27 my home. The apartments are very clean, spacious, and have terrific appliances.

This is an awesome place to live. The floor plane is exactly what I need and all the fixtures are perfect. The gym is very large with brand new equipment for every excercise. The pool is large and the deck for grilling could not be more perfect. Overall I have nothing but great things to say about blu27.

I love living here. I have everything I need. If I am ever in need of assistance, the staff takes my requests very seriously. I have not had this experience in my other Miami apartments which were the same "caliber" of apartment. It's all about who is on the management team. I am very fortunate!

i love living here because i have the incredible view of Biscayne Bay without the busy Downtown Miami hustle and bustle. All the residents in the building are also friendly. The gym is by far the best gym i've ever had in my building. Definitely recommend!

I was looking for downtown without being downtown. Edgewater was perfect with views of the bay and downtown and quiet when you need it. They have wonderful facilities all you could possibly need. So glad I choose Blu27 at Edgewater.
