Property Ratings at Aviata
Office management (specifically the property assistant managers Melanie and Taissia, and manager Fernanda) were so unprofessional, incompetent and incapable of resolving challenges and literally do not care about any problems brought to their attention, as long as they adhere to the minimum legal requirements of lease terms. They would criticize and blame other office staff or myself for issues instead of trying come to a resolution. Many of my challenges could have easily been resolved with some level of customer service, but their ineptitude and dismissiveness only escalated problems. See below for some of the issues experienced: -They baited and switched me by changing the unit I signed a lease for 2 months prior, only 3 days before I moved in, stating I could only keep it if I paid more. I had to change my address again and cancel/restart service on all utilities. -The unit given to me was in very poor condition, it was filthy and had a number of maintenance problems, much of which I had to resolve myself after asking for them to fix repeatedly. Cleaners and maintenance came in multiple times, often not even rectifying the specific issues brought to their attention and even leaving my unit unlocked when they left. -Bugs/pests inside due to a hole in a window frame to the outside. -The dishwasher was completely rusted and unsafe to use. They told me they would be replacing it and when I followed up after a few weeks of waiting, they then changed their response and said they had already “cleaned” it and were no longer replacing it. -There was excessive flooding over the only path to my door due to near constant overwatering. -They had my power shut off when they erroneously reported my unit as vacant without any notice (they said they put a note on my door, which I never received, but no email or phone call). This was their error after they changed my unit at move in, they never corrected which one was vacant to the power company, and continued to charge me for not starting service under my name when they were given my account number at move in. -I had multiple maintenance issues throughout the months I lived there, with the plumbing and heating/ac, if the heat was running, the hot water would stop. -The pool was kept closed for months by the health district. -I made a complaint when a negligent neighbor left their barking dog on their patio at all hours of the day and they did nothing even after they were advised it got worse.

I stayed at Aviata for two years + two months. The apartment itself was fine; recently renovated, new appliances & flooring. Maintenance was fine and the staff was pretty nice. While I was there, management company changed, but overall here is what I experienced that might help someone else… - don’t be fooled by the rent posted online; that’s the base rent and you can easily expect another $150 to be added each month including W/S/T. What they don’t tell you right off the bat is there are other community fees added. - when I first moved in, security drove around pretty consistently for awhile. When I left, that very rarely happened, but there were a lot of days with police presence on property. - a strange man approached my apartment covered head to toe with a face mask. My peephole camera scared him off thank god. When I reported to the office, they had similar complaints. Another time, I was approached by a neighbor warning me of someone knocking on doors with a bloody hand. I’ve never experienced incidents like this in other apartments. Lack of feeling safe was a huge contributor to me not resigning my lease. - I was incorrectly given a notice for having an unreported animal in addition to my dog. Luckily I cleared this up with the office, but this was inconvenient - after you leave, be aware that they IMMEDIATELY give your final charges to a collection agency and you have 30days from turning in your keys to pay, not 30 days from when you’re aware of this. - they automatically include refresh charges on your final statement; carpet cleaning & patching up drill holes and paint. So expect at least $250 coming out of your security deposit. Overall, this apartment tries to get $$ from you where other apartments include these charges.

This place is money hungry rent go's up and up they charge water sewer and trash and then area electric and then pest control and then convenience fee then service fee they even charge you for Valley trash without even taking your trash I don't like it but we have no say we made a contract ??. I can't wait for my lease to be over to leave out of this place it's so expensive and definitely not worth the money

This is no life in this community. Every day stress. Always construction. always noise. Every day they fixing something on parking lot. So you have to park your car out of community. Also if they need to come in your apartment and you not there. They doesn't care. They come in your apartment as much as they want without your permition. Every week about 5.45 am Wednesday and Saturday they picks trash. It's so loud. I woke up every time when trash truck is here because is very loud. A lot of people moving out . Definitely not recommended this community to nobody especially if you work nights. Huge disrespect to your sleep.

The apartment itself is OK, but new owner and Pinnacle ruined everything. Move in if you don't mind various fees added and raised without limit each month and you can not know about their increases until receive the monthly statement. The base rent increased a lot but it does not change monthly, but variable fees change without prior notice monthly. For example, one of fees increased a wapping 300% from last month. All fees are mandatory, for example, aside from the trash fee, they charge extra $25 for "valet trash" which requires you to place a trash can in front of their door by 8pm so that the valet trash vallet could empty it although dumpsters are everywhere and you can take your as often as needed. On warm days here in Las Vegas trash cans left outdoor attract pests and they are very unsanitary. Yet you are forced to pay for the service regardless you use it or not. Also, Pinnacle started allowing pets, and we started seeing flies around and birds which soil your cars. Notice that good reviews here were mostly before 2018 when new owner and Pinnacle took over. It would be a good idea for anyone to avoid Aviata and any properties managed by Pinnacle. Once you have had signed the lease you would surely feel you were deceived and trapped.

The worst management ever. Takes forever and multiple phone calls to get repairs done. Also according to them this is supposed to be a quiet neighborhood but I wake up several times a week to the noise because of the cleaning, repair, or lawn mowing. I have a night work schedule but can never sleep decently in this place. Called the management they were very rude and told me that it’s my problem and I should get earplugs or turn on the music. And I’m already sleeping with the earplugs for the past few months.

Living here was a pretty great experience. We had a very nice apartment and the area felt safe. Maintenance answered requests fairly quickly and the staff at the leasing office were very helpful. Definitely reccomend renting here.
THIS IS NOT LUXURY!!!! MY bathroom toilet is rusted and I constantly have to put my hand inside the top of the bowl to fix the chain just so it can flush only been here 2 months & i have problems with my neighbor downstairs high music they did not do anything, i called 3 times when you call security they always put you on hold... Not to mention there is NO PRIVACY!!! THE WALLS ARE SO THIN I can seriously hear my neighbor snoring and coughing through the night. I'm so disappointed. I'm so upset. I RATHER GIVE MY MONEY TO SOMEONE ELSE I am dying to break my lease, I just cannot live this way. please choose your place carefully DO NOT CHOOSE AVIATA. NOT LUXURY!!!!! NOT LUXURY!!! NOT LUXURY AT ALL!

I wouldn't recommend to anybody at least one break-in happens for every month. Also apartment staffs over there are not very friendly. In case something goes wrong response time is approx 3 days. Staffs behave as if they are owner of the apartment, they forgot what customer service is.

My wife and I have rented an apartment here for some time. A month ago, having renewed our lease again we felt the need to post a second positive review describing the complex. Having done so we realized we'd failed to highlight the really nice people who work here, people who are now more like family / friends than employee's we just encounter. Each and every one of them from the Manageress and other young ladies in the admin office to all the gentlemen in maintenance, not least the lady who cleans as well as the subcontractors who sometimes have to carry out work when needed are all very courteous, polite, considerate hard working committed people. They make us feel very wanted and special and are all so friendly and obliging it seems nothing is too much for them! We feel very safe here. Contrary to other negative reviews they MAY receive (as all places do), we would have been more than happy to sign a 5 year lease were it possible! No apartment complex is perfect in fact there is no such thing as perfect but living here with these kind people efficiently overseeing the daily running of the facility is re-assuring in itself. These really nice people have become very special to us both, especially this last 14 months as it has been a difficult period of time for us both health wise! Something we will, forever, appreciate! These apartments are in a great are with everything you need close by. There are two pools and a well kept and clean gym that are open 24/7 for your accommodations. The common areas are very well maintained and it is a beautiful place to live. The layouts of the apartments are family based and roommate based so it accommodates everyone's needs. This apartment complex is the perfect place to live in luxury and feel at home all in one.
These apartments are perfectly designed and located in a gated community. They are surrounded by a business community of shops, banking, grocery stores and recreation areas like parks. Schools are not very far away, churches are nearby as well.They offer different layout plans that meet the needs to have space for furniture of many sizes and have units for disabled tenants as well. These apartments are carpeted and have linoleum floors in kitchen and bath rooms. They are fully equipped with kitchen appliances, washer/dryers,air conditioners,microwave and ample cabinet space;also you will find each unit has either a balcony or patio area. The pools, exercise room, clubhouse, mail room and a very beautiful office are conveniently located. Staff that do respond to your needs are available during business hours and after hour contact can be made when calling the office phone number.The grounds are well kept, free from trash and garbage is always pick up. This is a quiet place to live with assigned, disabled and guess parking.
beautiful landscapes, manicured grounds, with beautiful palm tress and flowers, gym, spas, lap pool, fill size pool, party room, pleasant staff and very understanding and accommodating management. Shops are in walking distance, park across the street with tennis courts, volley ball (with real sand), running tracks and walking paths, dog park, baseball fields, frizz bee trails, what more could anyone want? You really don't even have to have a car, the bus stops right in front of the main office! Safe and gated community, I could go on and on and on. I am truly blessed to live here.
I loved Aviata! The location is perfect, near airport and close enough to strip when you want to have some fun. The apartment was excellent. I loved that you could have certain colors of paint added before move in, no all bland cream and beige like so many. I had a great experience with the office staff and was able to always have maintenance calls answered. I never had any safety concerns or any issues with anyone on site. I am sad to move but all good things come to an end. I would definitely recommend this location and the amenities at Aviata, gonna miss you guys!

Aviata Luxury Apartments was one on my list of 14 properties to consider as I moved in from out of state. Seeing the model and meeting SARA - the wonderful leasing agent - made my decision an easy one. You can choose a color scheme to keep the apartment from being vanilla like so many are. You are near every kind of service and retail you can imagine AND you are near a great large park. Moving in from another state can be daunting, this is my first major move across country. Sara took me by the hand and walked me through all the paperwork, listened to my needs to match me to the right apartment, and then followed up along the way during the time between signing and moving in. I could not ask for a nicer new home or nicer agent to help make this the perfect choice.
