Property Ratings at Aventura on Briar Forest
I moved here on June 15, 2024 and the apartment that they knew for a month before I came was not ready at all. The apartment was dirty, had roaches, bugs, and cosmetic issues. I had to stay in a hotel for 4 days. When I confronted management about this issue they suggested that they move me to another apartment on the 3rd floor. They also said that they would give me 150 dollar credit toward my rent. I had already spent 400 dollars on hotels and I had to pay movers for a 2nd time to move my things from the 1st floor to the 3rd floor in a different building. They then said they could offer me a 250 dollar credit but that's all they could do. At this time I had already spent 650 dollars. I paid movers to move me to the third floor and in a matter of a few days I had issues with the air conditioning. I have a service dog and I had set the thermostat to 75 degrees at 7:00AM. I get home at 6:00PM and the temperature was 87 degrees. I was told that the issue was the air conditioning was low on freon. Here we are a week later and the same issue. I set my thermostat to 77 before I left for work and I come back at 6:00PM and the temperature in the house is 86 degrees. I've contacted maintenance and have not heard anything. I'm currently writing this review sitting in an apartment that is 82 degrees in the middle of the summer. This has been the worst experience I've ever had living in a place.

DON'T MOVE HERE IF YOU CAN AVOID IT!! The only camera is in the front of the office building, nowhere else. Their apartmentsare stuffy. They paint over dust from previous tenants. Large packages are mixed with other tenants in a room by the front office, which is a headache. It's like shopping in Ross, sometimes you can't find your package. Other tenants move your packages around to find theirs. Speed bumps are huge, destroying car shocks. If you go over 7 mph it will shake your soul. A lot of raccoons live in dumpsters at night. (I counted 10 one night) My apartment is not far from the dumpster. The towing company harasses the tenants and visitors. The apartment is 100% behind them. Over the course of 8 months here, I've had my car towed three times for irrelevant things. Keep up with the laws because the apartment front office doesn't. The towing company finds ANY REASON to tow your car.
There is no crosswalk to the park, so the benefit of its proximity is basically useless. Lots of dogs that bark endlessly
Great community, I feel safe here, love the interior and amenities. Family-friendly and close to many stores/restaurants.
For me, the location was great and if they had not renovated it, I would have remained there another decade or more.
I like the apartment and area, I could go for a slightly larger gym facility and hot tub.
I would rate the staff and service 10 out of 10. That is why I recommend this community.
Staff is very attentive!! Natasha and Adam have been Great! Always available, always on time! Great customer service and worked with me very well every step of the way!
The maintenance team here has always been very courteous, and resolve issues in a timely manner.

The office staff truly make me recommend the apartment complex. Very attentive and professional with responses - whether it's communication or resolving a work order.
All of my friends drive lowered cars, so they would not be able to enter the apartment complex because the speed bumps are obnoxiously high
I love the new renovations Adam showed me while touring the property. I have a daughter and I can honestly say I feel comfortable raising her there. I also enjoy the energy corridor area.

They were very helpful throughout the whole process. They were fast and efficient.
The office staff have always been friendly and helpful - although since becoming Aventura, trying to get through to the office was often frustrating. Phones were often down, the after-hours answering service was unhelpful or unreachable, and there was no longer an option to contact the courtesy officer. Parking for visitors has always been an issue. There are very, very few visitor spaces, which are always occupied by residents - even though there is plenty of resident parking. The complex is also tow-happy. I was told at one time, by office staff, that the towing company that was used were only allowed to tow 5 cars per night. Translation: at least 5 cars will be towed per night, whether or not those cars are illegally parked. I rented both a garage and a carport, so that my guests could be safely parked. I have never, ever lived in, or visited, any other complex in the Houston area that is so eager to tow! I do want to give a shout-out to the maintenance staff. They were always friendly, polite and prompt. They completed work quickly, always explained what they had done and whether further repairs would be needed to complete a service request. Very professional and conscientious maintenance staff!
I would recommend because almost all of the criteria I wanted in an apartment community are met. Issues are fixed in a timely manner and front desk service has been excellent since I moved in.
The apartments and community is great. Unfortunately, the maintenance techs are not very professional and always leave the work area dirty.
Repairs are normally done the same day, which is awesome. The repairmen are fast and courteous.

Grounds looked clean and it was very quiet even for a Saturday.
Things were fixed according to our agreement in a timely manner. I wish they were working before I started renting. Natasha was really helpful wit follow ups! I would recommend this place!

I would recommend it because the maintenance workers are quick to solve the requests and they keep the property in good condition. I give it an 7 because I was asked to move from the apartment that I occupied to another one and the rent has a significant increase.

pool closed for a full year when others had opened. Run down aesthetics (faucet hardware, dingy cabinets) Bath tub would not seal. Not enough hot water.

I would recommend these apartments to friends because it has a great community with a family environment. My only suggestion is to have improvements in the gym (better equipment) and the swimming area (better cleaning in the pool and restrooms). Also another thing that can be implemented is to rent the leasing area (kitchen and pool table) for resident's events (like birthdays).
The management team went back on their word. I had an agreement with them when I moved out short of my lease period after the hurricane. I paid all fees, extra two extra months rent, etc. They ended up leasing my apartment. Yet still decided to charge me for months still remaining on my lease period even though we had a verbal agreement. 6 Months later I was sent a bill.... in other words it appears they tried to double dip at the end of the year to try and generate revenue. Very shady and now because of their dishonesty my credit suffers! As for the apartment... Not bad, loved the large porch, but very thin walls and cars broken in to all the time. And others reading 5 star reviews please be aware. Though some I'm sure are genuine most of the good reviews that you see are requested via email from the management to their tenants. We got the emails all the time.
Me and my spouse really like this complex. It is our first Apartment together out of state and we couldn't feel more safe. Besides the staff being very pleasant, maintenance is amazing. If you have any request they are on top of it immediately!

A great place to call " home". The entire staff always greets you with smile and are very helpful to our needs and are quick to attend to any problems that arise. The ground and facilities are kept clean everyday by friendly courteous workers . The workout room and pool are rarely crowded . It could not be better located and amidst a lot of restaurants, shopping and great schools. I LOVED MY TIME HERE AND WILL ALWAYS RECOMMEND IT TO OTHERS.

It's a very nice community they keep doing activities for the childrens and family, like pancake day, easter, 5 de mayo, movies under the stars, etc. We enjoy this with my baby. We go out for a walk everymorning and there is always staff cleaning the green areas and the pool too. The staff is very friendly and helpful, they have a 24hour warranty to repair any problem in your apartment; the club house is very wide looks classy, they have a business center, and TVs, with free wifi and coffee, the gym is always clean and the pool is ideal for swimming or enjoying with your family and there is also a barbecue are. We are happy to live here.
