Property Ratings at Avalon Frisco North
Do not move into this complex. Our apartment was filled with smoke residue and likely mold from day one. We smelled it immediately upon moving in, but assumed it would fade with candles and open windows — it didn’t. The smoke was deep in the walls, floors, and vents. We found black and gray residue on our dishes, our AT&T router, and even in our noses and mucus. It ruined our mattress, which we had to throw away because of the black residue embedded in the stitching. After getting sick within the first week, we asked management for help. They admitted the problem but only offered to move us into a more expensive unit — promising to “work with us on the price,” which they never did. They refused to cover any hotel stay or moving costs, leaving us no choice but to move out completely. Now they’re trying to charge us for ending the lease early, even though the apartment was clearly unsafe and unlivable. To make matters worse, the walls and floors are paper thin. Our downstairs neighbor complained the very first night — simply because we were walking around between 10–11 p.m. You can hear everything through the walls. The only reason this place has one star is because it has a roof and walls— though it’s smoke-filled and barely blocks sound. Save yourself the money, health issues, and frustration. Stay far away from this complex.
The mgmt team led by Amber are all simply awesome and with any issues in the apt, I love dealing with Robert and his smile always. It is peaceful, secure and simply awesome living. The location cannot be beat just as the quality of amenities and how clean it is. Excellent service and I love living here. Trust me, you will be thankful!!!
I love living at Vale. The office team is always friendly and quick to answer any questions. Robert, in maintenance, always completes my work order quickly and with a smile on his face. I love that he carries bones for my dog. It's the little things that make this place a great spot to live!
I moved here from another state and didn’t get to tour the property. What they didn’t disclose to me is that the apartment building is right next to the train tracks. The freight train comes through multiple times a day and night. The property my NEVER disclosed this to me and when I asked them about it they said “they’ve never heard it”. As well as this the building walls are very thin. My upstairs neighbor is running a dog boarding business out of her apartment which the leasing agency fails to care about. There are about 3-5 dogs rotating out of her apartment everyday. The noise is insane. Also every dog on this property is reactive. I almost got bit by one of my neighbors “friendly dogs” please. For the money you pay here go else where!!!!!

Amber, the property manager, is AMAZING! She walked me through every floor plan, all the amenities and how they fit into what I wanted... I applied less than an hour after I left the tour. I move in in less than a month and I couldn't be more excited!
I have been living in these apartments for two months, the maintenance service is very friendly professional. everything is close as shops, highways very good area ..
I moved into a 2BR in June 2021 and have had nothing but a wonderful experience at this property. Tania in the leasing office has went above and beyond since day one and the entire staff is professional and friendly. The community amenities are stellar, including the gym, pool and overall luxurious, family and pet friendly. Great experience and highly recommend!
Vale Frisco is not only a beautiful property with an amazing, resort-like pool, but their staff is fantastic and we actually feel cared-for. Since first contacting the property, Tonia has always gone above and beyond for us- even before we moved here. She has never made me feel like a mere tenant, but like I’m a friend she’s taking care of. All of the office staff is great but Tonia is as helpful and caring as they come- thank you Tonia!

As with most apartments, there will always be issues and nothing is perfect. When something does go wrong, the staff at Vale is always accommodating. As a resident, it can be frustrating to deal with loud neighbors, fire alarms going off, etc but the staff always makes sure that they provide timely communication. Tania has been hands on when it comes to providing me with answers, even when I know I’m being “over the top.” She still remains professional no matter what. Thanks for making my stay here pleasant.

I literally feel like I live at a resort. The moment I walked in I was greeted by Tania. She listened to my needs and made them a reality. The staff there is great and I love my new place! Highly recommend Vale Frisco! Ask for Tania!
These apartments are in a fantastic location,close to expressway. The apartments are very spacious, the amenities are fantastic. The whole office staff is incredible! The maintenance team are so friendly! I'm so lucky to have found such a wonderful place to call home!
I moved in August. Evan the Assistant Manager was amazing.Evan is quick to help with anything that I needed through out moving in and while living here. Nothing but an amazing staff that puts there all into Vale. My apartment had someone living here before but I couldn’t find one problem. The property is always clean and well maintained. By far out of the many many places I’ve lived there is nothing that compares to the kind of people like Evan and the rest of the staff that truly cares that myself and other tenants love there home here at Vale.
After carefully considering all that I wanted in a new home (location, price, amenities etc.) I was shocked to stumble across this beautiful property! It was nearly too good to be true! Given that I did the whole move-in process without stepping foot onto the property or even seeing it in person; you could imagine I was a little bit nervous of what I was going to see once arrived for the very first time. I was blown away! To be honest I had a very small hiccup (regarding my pet) during the physical move-in. What amazed me was that the staff went above and beyond to quickly fix the issue. I felt like a VIP with all attention that was given to correct what would seem to most people as a minut issue. This let me know that if any future should occur at this property, the staff will not put it on the back burner and correct it immediately. If you choose to make the Vale Frisco your new home. You will not regret it!
I've been living here for about a year so over the time issues happen thankfully the staff such as Fariba, and Evan have been amazing when it comes to helping with any issues! Don't get me started on the amenities aswell and apartments are very spacious and well kept highly recommended!
New and beautiful! But besides the staff and management being top notch the people living here are so nice. Any night I can find a group of dog mom's and dad's at huge dog park. Drinking wine, talking and having a good time. The pool is so nice and lots of places to relax. I've met so many nice people there. Just walking the property people are so nice. Yes the alarms in a couple building have gone off. But management explained to us what happened and theres not much they can do. But they have replaced smoke detectors in the building. They have changed the way they clean breezeways and have had someone out that assures us it's fixed. So besides all the things to like this it is kinda small and fixable. Close to every store I love. I spend no time driving because everything is close. The gym is amazing but I have yet to make it there to work out. Probably because I hang at the dog spa and dog park. When I have a zoom call I use the private offices they provide for the residents. I love Vale Frisco!!! Prices for new are way less then any thing in the area. Good luck because I dont think much is left but there is always a waiting list and it's worth waiting for.
I recently relocated for my job in Frisco and after viewing so many different properties I knew this is the place I wanted to call home for me and my furbaby! The dog park is beautiful, the dog spa is always filled with everything my dog needs, and the gym area is always clean. The pool is beautiful and cooking out on the grill has become my new favorite thing to do. My leasing agent and the manager Amber have been so welcoming, so helpful, and have made me so happy with my decision to call this my new home.
This is an absolutely beautiful property and very well maintained. The staff actually cares about the residents and their experience while living here. I'd highly recommend it to anyone looking for a great place to call home!

I chose this apartment after touring 7 other properties, It’s clean, well maintained and beautiful! Tania at the leasing office was so helpful, attentive and made me feel welcome. Work orders are promptly completed and they check in with a follow up text message to make sure there are no concerns . I would recommend Vale Frisco 100%!!!

My wife and I just moved from Massachusetts in July, our experience here has been peaceful and really lovely. Everybody I have met here is willing to help you out and when you place maintenance work orders for anything they come promptly to help solve your challenges. I am really enjoying my stay here with no regrets
I wanted to give the apartments a 4.5 because it’s a beautiful property and management and the leasing team as so nice. However, I have to give a low rating due to the fire alarms constantly going off. I moved here after my last apartment caught on fire and I’m so nervous to even unpack all my things out of fear that there will be or is another fire due to the alarms going off all the time. It keeps my anxiety on 8/10.
Brand new, unbelievably nice property. When we went in person to tour the property, I knew I had to stay here. It’s beautiful. Ms. Fariba in the leasing office was absolutely amazing! She’s the best. She really took care of us. So sweet, warm and professional, as well as the rest of the staff. 10/10.
