DO NOT RENT HERE – Save Yourself the Headache Since BH Management took over, everything has gone downhill. They came in trashing the previous management, bragging about how great they were and how customer service was their top priority. What a joke. They gave us only three days’ notice (two of which were on a weekend) about a new payment system—with zero consideration for how inconvenient or stressful that would be. We had to scramble to create new logins, pray rent would process in time, and still had the threat of late fees hanging over us. Then came the mailbox key nightmare. I lost my key and left work early to ask for a replacement. I showed up 10 minutes before closing, but the manager was already rushing out and refused to help—twice. When I came back the next day, they still weren’t prepared. The assistant manager matched my frustration with a nasty attitude of her own instead of trying to help. Eventually, I was charged $30 (after being told it was $5), and then they only made one key, not two. It took three separate trips and a huge waste of my time for something that should’ve taken five minutes. But what really pushed me to write this review? I walked my dog on the small grass patch outside my unit and ended up with ticks biting my feet. I reported it. Their response? “We’ll spray, but we’re charging YOU.” Seriously?! That’s public grass, not my private space. Then, the worst part: I come home from work to find things moved around and a pest control slip on my kitchen counter—meaning someone entered my apartment without my knowledge or consent. NO call, NO email, NO heads-up. That’s not just disrespectful, it’s illegal. When I went to the office to get answers, no one would help me. A leasing agent literally said, “I’m not helping anyone today.” What kind of business is this?! The only decent person I interacted with was a maintenance guy who apologized and admitted the pest control vendor just grabbed a key and went inside on his own. Let that sink in: vendors can walk into your home without your knowledge. How secure do you feel now? Save yourself the stress. BH Management is disorganized, rude, and clearly doesn’t care about their residents’ time, privacy, or safety. Do yourself a favor and look elsewhere.
Ashford maintenance is very courteous and prompt. The staff here at Ashford Apartments always values my concerns and needs. The property is very groomed and kept up to date.

Ashford is a beautiful and quiet community with a gorgeous lake. The homes include a wonderful open layout and the location provides easy access to laundry, food and hiking trails. Would definitely recommend!

If you’re looking for a great, clean home, choose Ashford. I love that it has a non-smoking policy, because smoke literally makes me sick. The staff and Maintenance staff are truly amazing. Sam is the guy in the office to talk to; he treated me with such dignity & respect. If you have any maintenance needs, Tony is the guy. He’s very kind & friendly. Tony will take care of all of your repair needs.

Ashford likes to go above and beyond UNTIL you move in. Once they got your money they like to play run around on any issues. Been complaining about an issues since 3 weeks after I moved in , and now it’s 6 months later, & it’s just now getting semi-resolved. The people in the office talk to you like you’re a toddler, instead of getting down to the root of the problem like adults. Also Neighbors are extremely loud as well.

The location is great for me. The office staff is very professional and friendly.
Applied for an apartment here. My condo was set to close towards the middle/ late May 2021. Looking for a May 22-26 move in. On 5/7, I put a deposit down on a specific unit. Was told I was unofficially approved but still has to be reviewed by management. Was told that once approval was official they could give me a specific and final move in date and send the lease. Followed up daily on application status. Was given the run around. Finally literally days before my condo close, still no official approval, move in date or lease despite multiple follow ups. Had to bail as I had movers ready to move me out and needed a place to live in 4 days. Never got deposit back despite their mismanagement of the entire situation. The whole process was a mess. Do not recommend applying.
've just moved in here and I have to say, I've extremely disappointed in the condition of the apartment. They showed us a different unit because ours "wasn't ready" until after we signed the lease. Once we actually were able to see the condition of the unit, we could tell why they didn't want to show it to us. The carpet is in terrible condition with multiple disgusting stains. The apartment was not cleaned properly. Dust caked on vents, blinds, and ceiling fan. Dirt and paint chips/debris all over the floors. The blinds are all bent out of shape and look horrible and yellowed from age. Management agreed to re-clean it, but refuses to change the carpet and blinds because they are "in working order". This is honestly the worst apartment unit I've ever moved into. Do not be fooled by the nice units you see on their website.
DO NOT MOVE HERE. We were suppose to get upgraded bar counter tops when we moved in, that is why we signed for a higher lease amount. However, I sent them two emails when we first moved in about this and no one ever came to upgrade it. The maintenance men enter your home without telling you and they DO NOT leave a note when they come in. It is in our contract that they leave notice when they enter. The kitchen countertops are literally coming unglued and I have bubbles throughout the counter space where the glue is not holding it anymore. We signed the leasing with the impression we would have new carpet. That never happened either. These apartments are terrible. It’s a quiet area which is about the only good thing. I do not recommend this complex to anyone. Do not waste your money.
I have yet to move in, however, I just want to give a shout out to Oscar in the leasing office! He was beyond helpful in getting everything set up for me and helping me through the entire process. My credit was blocked because of an identity theft issue I had a few months ago and he walked me through exactly what I needed to do in order to resolve the issue and still held the apartment for me in the meantime. I can't wait to move in May!

At one time this place was ok. Not so much anymore. New owners & mgmt have done nothing but run people off. I have been here for over 3 years & just about every neighbor I had has left from being sick & tired of the crap that is this place now. I'm leaving the day my lease is up. Don't believe the crap you see on the website. There is nothing resort or luxurious about this place. The place is old & dated. They call a new appliance or two & cheap vinyl wood looking floors updates. For this they want to raise the rent several hundred dollars a month. Worst off is the AC in the units. Its simply under designed. The ac is what really needs to be updated but that would cost real money. This is Texas & it gets hot here. Everyone knows that. In the summer the ac system cant cool the apt. It runs 24 hours a day for weeks at a time & still cant get the temp in the apt lower than the low 80's & the light bill goes sky high in the summer months which in Texas is 5-6 months of the year. I have had the AC looked at several times & they always say the same thing. Its fine. If its fine why cant it get my apt cooler than the low 80's? Because the system is not big enough for the space it is trying to cool. Not to mention the ac duct work is bad as well. Some vents in some rooms have almost no air output. Like other reviews here say here the units leak. The doors & windows don't seal at all. The window locks don't work either. The electric outlets have issues as well. Tv's & audio equipment pop & crackle when the ac or heat goes on or off. At times it even pops & crackle's when a neighbors ac or heat turns on or off. Yes you can hear those things in the apts next to you. Heck when the room is quiet I can hear neighbors talking. Like other reviews say the walls are thin. I have has to replace 3 surround sound systems & 1 Tv in 3 years living here. All the electronics were new. And every failure was accompanied by a pop & crackle when ac, heat or a dishwasher went on or off. I have had several electric outlets fail as well. There are electrical issues here. I could go on & on but you should be able to get the message. stay away.

Worst neighbors I have ever encountered in my life. I have live in multiple apartments in past couple of decades and Ballantrae Springs is the worst! Walls must be paper thin - you can hear everything through and the windows must have never been recaulked - your electricity bill will be around $200 during summer and winter time. Rude and inconsiderate neighbors party out late and the managers don't care. Stay away!
This apartment complex is a really friendly place to live. The tenants are extremly nice and welcome new tenants with open arms. It's difficult to not make friends while living here.
The building has foundation issues. The doors are not sealed therefore drafty. The kitchen & baths have cheap laminate tops which are stained. The toilets cannot be cleaned properly as they are old and stained. The carpet is the original from the '80s. All the appliances are old. The stove/oven isn't calibrated & the handle doesn't fit the unit. The shower door doesn't close & the shower & tubs are constructed of a plastic prefab material. I could go much further with negative reviews.
Where do I start. There are so many great things about these apartments. The leasing agents are amazing they known us by name they are always helpful and smiling when we go in , the maintenance team is by far the best I have ever had they are on top of every problem that arises which is wonderful, the whole teams really makes you feel that it's a family and you are a part of it. The complex is very quite and it surrounds a big lake/pond that is peaceful. The neighbors are absolutely great we go to the pool all summer and the kids all play and everyone gets along. I can't say enough about these apartments it's a great place to live for a great price. I would absolutely recommend these apartments for any family.
When I first moved in here it was a really close little neighborhood. Lots of those people have moved. Now most stick to themselves. Office staff has been the same for years. Privately owned so a little slow on any type of upgrades. Rent was raised well before any upgrades happened. First floor apartments have fenced in small yards. Fences were just replaced. Pool gets too crowded, people from the other complex they own across the street are there all the time. Apartments definitely show their age. Slow to replace anything, just try to fix old stuff. Maintenance guys are pretty good, be nice they will take care of you.
