Property Ratings at Amberleigh
This complex does not address any concerns with residents having late night parties and blasting music late into the night on weeknights. Residents are very loud, rude, and disregard all common courtesy.
My whole building is infested with german cockroaches, I have to spend HUNDREDS just to keep them from spreading deeper into my apartment, but its an impossible task. My neighbours dont care about their infestations and Amberleigh wont spend any money or do anything in their apartments to try to get rid of them. I cant take this anymore more its so nasty I cant even eat in my own apartment, and it doesnt matter how much I clean it or how many traps and poisons I put out the roaches from the neighbours just reinfect my place whenever I kill the ones here. Id feel cleaner living in a van.
Too many rats in this neighborhood and everyone in this neighborhood leaves trash out overnight for these rats. Walking through the neighborhood in the morning, the trash bags are poked through by animals and it’s just a nasty sight to see. Dog owners do not pick up after their own dogs.
From the moment I arrived, the leasing team was incredibly welcoming and made the process smooth and stress-free. The apartment was spotless and exactly as advertised, with all the features I was looking for. The staff went above and beyond to ensure I had everything I needed on day one. The community feels safe and inviting. I’ve already started recommending Amberleigh to friends and family—it’s been a solid start to my new home!"
Conveniently located near the Beltway, 66, and Merrifield Metro. Also close to shopping and dining in the Mosaic. The tree-lined community is pet friendly.
Still the management has many things to improve. They have been doing things different and better. We need more community engagement programs. They need to be more organize in the events and rewards distribution to be fair with everybody.
The neighbors are the worse. They have no consideration for others living in the community. Constantly can hear the neighbors loud music, and louder walking on the floor. Kids in the neighborhood will come and bang on the door then run away as if it was a game. They will throw trash on the ground by the dumpster because they are too lazy to walk the extra steps to the dumpster. Despite the fact that visitors sbould park in a certain area, they never do causing residents to have to park far away from where they live, and towing is never enforced. The front office staff is incompetent, we tried adding an additional occupant to the unit and for weeks they gave us the run around, when they finally gave us then paperwork to complete we did, but we later learned they "lost it" and we're told to wait until the person we have it to came back from vacation. I'm learning that the only thing this complex cares about is a rent check and not the residences feelings or experiences living here.
It was slow start because each unit offered something different and things we wanted. The team was very patient with us throughout the process. There is a few things on our walk through we noticed. They advised us to look for everything during the first few days of moving in to get maintenance orders in.
I love the ambiance of living in this place. Cleanliness and maintained. Staff are very welcoming! Gym is clean though some are missing. Aruba the maintenance is very good!
The location is fantastic if you need easy access to medical services, with the hospital just a short walk away. There are also grocery stores, cafes, and other essential amenities nearby, making daily errands very convenient. The apartment itself is spacious and well-maintained, with appliances and plenty of natural light. However, the noise levels can be quite disruptive. Being close to the hospital means frequent sirens and traffic, especially during the night. If you’re sensitive to noise, this might be a significant downside. Overall: If convenience is your top priority and you can tolerate some noise, this apartment could be a great fit. Just be prepared for the occasional disruption.
Close to shopping (Mosaic District); near Metro and the Beltway, good schools. A beautiful, but old, tree-lined community. Plenty of parking.
I do love living here because it is peaceful. I would like to commend Aruba from the maintenance for always doing our repair in a timely and excellent manner!
Since I moved in, I've had a wonderful experience at Amberleigh. The staff is friendly and helpful. The maintenance is handled in a timely fashion. I would definitely recommend this community to my family and friends.
Just moved here from out of state. Love the hospitality, quietness and respect in community. Friendly neighbors and parking are a big plus for us also.
So far safe for my family. It is beside a hospital so it's quite noisy because of the building adjacent to it, helicopters and ambulances. Near many groceries.
Nice, tree-lined community, Close to Metro, the Beltway and the 66. Next to INOVA Fairfax, near the Mosaic. It's all about location here, but not much else.
The unit we moved in still has a lot of things to repair. Blinds were damaged. All the appliances such as dishwasher, refrigerator, etc. were all old model.
The property takes a long time to get things done. Per the office. Very rarely do people answer the phone at the office. Poor communication Need to take better care of the property. Always trying to get deals and forget about there residents that are already there. So many flooding issue I have encountered. Change of management is a long process.
From inquiry to preparation all was almost smooth. Thanks to Rashid for his assistance. However, our apartment has small issues that needs fixing that was not addressed prior to our move in date.
Maintenance is a hassle. You have to go into the leasing office to get anything done. No one answers emails. A lot of basic maintenance was ignored during the pandemic, so things are just run down and the buildings are showing their age. Hot water and A/C go out regularly. The pool hasn’t opened on time in years.
The Maintenance team is so great especially Aruba, he’s like one call away. I love the office staff. I do love living here in Amberleigh, community is wonderful and people are all good.

Maintenance and office staff consistent with service. The property is pretty all year round. The potholes still need repair. Tho there are Stop signs everyone ignores them. They should should put white stop sign lines so people actually see them and hopefully yield! I’ve almost been hit and almost hit other cars. A lot of reckless drivers on the property that is scary when crossing the roads

The unit is awesome and the place is peaceful. It is stratigically located from shopping center, and local facilities. It has a gym, swimming pools and other facilities to suit the needs of the resident.
I do love the gym equipment.The staff in the office are very helpful and always assisting me and my wife with our inquiries. The maintenance team are also amazing!
Doors have bulging locks, dishwasher doesn't work, AC has broken down multiple times in the past few weeks, and the power once went out for about 10 hours last week. However, the rent is pretty cheap considering how great the location is so I'm still grateful.
Quiet community. What I also want is the outside of our apartment where my son can safely ride his bike and play with other kids neighbor. What they have to improve is to upgrade some of the appliances which is already old.
The AC is always broken during Summer. This year, we had no AC for 4 days, we had to take a hotel because my kid had asthma and could not breath d/t lack of ventilation. Last year same problem.
Recién me mudé y no estoy muy conforme ya que mi departamento tiene mucho que arreglar y estantes de la cocina y puertas que no cierran bien , y ahora fuga de agua , y por último el aire acondicionado. Me gusta el diseño del departamento, espero que se solucione pronto .

I've had a positive experience living at Amberleigh Apartments in Fairfax, VA. The apartments are comfortable and well-maintained, the staff is friendly and responsive, and the location is convenient. While there can be some challenges, the pros outweigh the cons. I would recommend Amberleigh Apartments to others, giving it 4.5/5 stars.
Like the area and community. Neighbors are friendly as well as maintenance staff! Ms. Laverne is awesome with solving issues and being supportive! She is very professional and friendly.

Convenient to workplace and very near the school of our kids. There's no perfect Apt, but I can say it's pretty good so far. Safe environment
Great location next to (and across from) INOVA Fairfax campus. Near 66 and Beltway, just over a mile to Metro. Close to Mosaic shopping and entertainment. Beautiful tree-lined property. Great maintenance staff.

We feel safe so far, there are spaces where kids can play. There are a lot of parking space. Maintenance team are prompt. We receive important and timely updates through email.
It’s been one year and I liked it so far , I’m renewing my lease since it’s close to dc and the environment it’s nice here. I live with my dog and I also like the peace and dog friendly that it’s here
Love the neighborhood! Extremely family friendly and safe. Neighbors are respectful and maintenance resolves requests efficiently. I do appreciate the sidewalks especially with the weather changes. Perfect for evening walks. I’m elated that the pool is getting renovated, too! I use the community gym weekly and the machines are exactly what I need to get my work outs in.
I love living in Amberleigh because of the ambiance and the people in the community. I do love the gym because I always work out. I also love the staff in the office who always very helpful in case we need to print a document, they always assist us especially Lavern.
An ideal location as it close to the Beltway and just over a mile from Metro. Also close to the Mosaic and next to INOVA Fairfax Hospital. The tree-lined property is nice. The maintenance staff is very professional.
The staff I have engaged with has been very friendly and helpful. I'm glad to see that trash is constantly being picked up and the property is kept clean and manicured well.
Our apartment flooded twice in 18 months. The heat and hot water get shut off consistently. The AC only works on full blast. I legitimately question what business these people have in running an apartment complex
Only perk here is that it’s pet friendly. I would probably not live here if it weren’t for other places not accepting my dog. Everything about this place is old and cheap.
Improvements are continuous since property manager, Jessica, and maintenance manager, took over. The staff’s vibes continue to perk up, communication is prompt. The roads still need to be repaired tho

I love the area and the community. Office staff were great and accommodating. We do love the gym area also. I do recommend people cleaning the apartment, they clean very well.
