This compact neighborhood (just over one square mile) is nestled a mile northeast of Washington, DC between Baltimore-Washington Parkway and Maryland Route 50. I love living here. I have not experienced any mice and roaches or navigate activities through my leasing here. The apartment is very comfortable the building is quite and very clean and most of all I'm closer to work now. I love living here.

This has been the worst apartment experience I’ve ever had, and I’ve only lived here for two weeks. I paid for parking, parked in the correct spot, and displayed the parking sticker exactly as instructed. Despite this, my car was towed because I supposedly needed a second sticker — something management never mentioned during move-in. Being penalized for rules that were never communicated is beyond frustrating. If this is how things are handled here, I can only imagine how much worse it will get. I would not recommend living here.

This was also reviewed with you by our Assistant Manager. Because the property sticker was not visible on your vehicle, the towing company did not recognize it as belonging to the community. I love it here. I just moved in, so I'm excited to be here. The apartments are super nice, and maintenance was super helpful when my garbage disposal was acting up. Morgan is a real sweetheart and really made sure we knew everything about the complex. So far, nothing but good things to say! I've been a resident here for four years! There is a sense of community living in Addison Row. It's career friendly community most of the residents are teachers and business live minded. So far, I haven't heard any commotion of loud music. I feel safe at night while walking my dog. There's a beautiful trail to enjoy along with dog parks, playground, and splash park. The community has two gyms.

Apartments are spacious and modern but the parking here is trash. Please expect to have your car or a guests car towed randomly on any given night.

I have been here for 2 years and haven’t had a single problem. Clean buildings, no pest or rodents. Maintenance is very responsive to issues and always fix things in a timely manner. Compared to most issues at other places this has by far been the best experience. Staff is nice, the property is clean. The only thing I do not like is having to pay for parking and not having guest passes for parking. The towing here is a little extreme. This place would do great with a real pool. The splash pad is nice. I am sad to be leaving this community. Don’t park on the street- park in the lot and your car will be safe.

I would rate this apartment complex a 3 out of 5. The biggest issue is the lack of communication from management and supervisors. It’s difficult to get in touch with them, and emails often go unanswered with no follow-up calls. While the property itself is decent, better responsiveness from the management team would greatly improve the experience for residents.

Not enough amenities on the grounds of the complex. The parking has always been a headache and it makes it hard to have company over. On the good side , it is quiet in my building & everyone is respectful. The trash is always dealt with and maintenance is the best I have ever seen ! Amenities are not to anyone’s liking. Nothing luxury. Maintenance pretty good when tickets are put in. Would love a better leasing office environment. Would love MORE GUEST PARKING. Less predatory towing. Apartment size are not terrible at all. Spacious.

Worst rental experience ever! I have been here almost a year and the problems started within the first week. Floors and walls are paper thin. You are subjected to hearing everything your upstairs neighbors do, and I mean everything. I have been complaining for almost year about the excessive noise and nothing has been done about it. Due to the excessive and heavy walking now the ceiling above just cracks and creaks with every footstep so loudly. These apartments are only 3 years old. If I could break my lease, I would not hesitate to leave. False advertisement, this place is far from luxury, and it is overpriced for all you have to deal with.

Pretty calm and safe environment. Only issue can be regarding packages and parking but other than that things have been good. Apartment is spacious .. really wish it had a balcony and pool or at least a concierge for lobby to make deliveries easier.

Let’s hope your car isnt stolen or broken into while being parked in a GATED community. Security is sleep or never on duty. You pay $50 a car TO park just for it to be damaged and management says “our cameras dont work”. You pay your rent on time consistently maybe even weeks early but the rent shoots up $300 with no amenities. Its just not worth the price

Update - 6 Months In

I was walking through the halls of my apartment building and wanted to be sure I had added a review. I just saw that I did less than a month after moving in. After 6 months living here, my feelings are exactly the same. Service requests are promptly responded to. The hallways, common areas, and grounds are kept immaculately clean. With the snowstorm last week, the sidewalks and parking lot were salted and shoveled before I ever ventured outside. There was a day when someone ran into the gate into the community. They increased onsite security presence while it was being fixed and had it fixed within a day or so. I have no complaints. Keep up the great work!

Addison Row provided a quick and convenient process for my family's transition. Although there was a slight miscommunication in the beginning, it was resolved quickly. My kids enjoy the amount of space in their rooms. I wish the sound could not be heard in the upstairs apartment at all or the constant flow of traffic outside, but it is just be the nature of the location. Overall, so far, the residents, staff, and pets are friendly.

Don’t do it!

You pay a deposit for an apartment you weren’t even approved for yet, which makes no sense. Then if you denied they make it seem like you’re bugging them about getting your money backs never in my life have i had to pay a deposit before being approved. Yes, i should have not did it when i found out but i was confident after speaking to leasing agent. Their check is unrealistic and they don’t care how much you make. You have to basically be perfect which we all know after pandemic a lot happened. If you have money like that to give to all these apartments, do it but if you’re actively looking for apartments, don’t do it! I’m waiting for my deposit and they are rude when i call to follow-up. If you took my money to hold an apartment that’s not mine, why you can’t cut a check being i was denied. Craziness! Have to go to courts to find out if this is legal. It doesn’t make sense.

If you're looking for a great apartment, this is it. It's in what I would call a transitioning area that is very convenient to the District and downtown, while still being in the suburbs. The apartments are absolutely amazing. The hallways and areas around the building are well-kept, clean, and smell amazing (one of my pet peeves). The security of the building and parking lot are top notch. Needing a sticker to get into the parking lot, and a key fob to get into the building and up the elevator provides great security and a sense of safety for the residents. I can't speak for any other floors, but my floor is quiet and calm. I do not hear my neighbors, and in turn I try my best to ensure that my neighbors do not hear me. The leasing office made me feel welcome. They were friendly, and they have been helpful throughout, even with a couple of hiccups through the process. All in all, so far, I feel great about this decision.

Don't move here.

I was one of the first residence to move in when the opened 2 years ago. I loved the space and the team was very friendly. In the 2 years I've been here this place has gone down hill. The team is all different (lots of turn over) and there are many issues that just don't seem to get the care needed. Recently I had my bedroom smoke alarm going off and no way to reach it (battery dead). It was a weekend and they told me the maintenance doesn't work weekends so they would fix it Monday. Therefore I would not be able to sleep all night. Operating an apartment complex requires 24 hour support. This place doesn't like to do that. This is one of many issue I've had here in recent times and I'm glad I'm moving out very soon.

Do NOT move here! You will regret it.

I wish I had reviews to read before moving into Addison Row. When the building first opened in 2021, I was among the first residents and the building was pretty nice. However, things at the community went down hill fast. The new management is AWFUL! I’m not sure whether they have less people skills or accountability- but dealing with them is atrocious. Since Zach left and the new property manager started, she has done nothing to better the community, only cause residents more headache. She does not care about the people who live here, at all. If cars aren’t getting broken into or stolen, they’re improperly towed for no reason, at the leasing office’s direction, forcing residents to pay hundreds of dollars to retrieve their cars. Construction is loud and disruptive, beginning every morning before the sun comes up. The walls, floors and windows shake constantly. The windows randomly open whenever the wind blows, despite being locked. The water pressure is terrible. The trash rooms are always disgusting. Please - look elsewhere! These “positive” reviews are not from current/long time residents.

I would look elsewhere

We applied here because the school nearby had good reviews, however the approval process is needlessly complicated and ridiculously invasive. The leasing office is difficult to get ahold of, and when we found an apartment nearby that could get us in for our timeframe, and approved our application in about 19 minutes, we went with that. For reference, my partner and I have a clear rental history, good credit, and are well above the income requirements for this place.

I would not recommend someone move into Addison Row. While they have a great maintenance team, the management team is not helpful and has very high attrition rates. The leasing agents do not respond to emails and are not very communicative with residents about outstanding issues. This is advertised as a luxury community but it is definitely not. You can find safer, cleaner communities closer to the city for this rent rate.

Unresponsive Management

I have lived in Addison Row in Capitol Heights for about one year. This complex is advertised as a luxury, gated community. But this is deceiving. Last night, close to 20 cars were vandalized. In August, one of the gates to the parking lot broke and stays open 24/7. It still has not been fixed and people are using that opportunity to vandalize cars in the parking lot (stealing tires, breaking windows). Management is not giving us updates on this repair either.

Falling into disrepair

I have been living here for 6 months. This is advertised as a luxury gated community but that is deceiving. In July the elevator in my Building broke. We’re now in October and it still hasn’t been fixed despite having ADA units on each floor. Management does not provide us updates other than “we’re working on it.” In August, one of the gates to the parking lot broke and now stays open 24/7. This is no longer a gated community! It still has not been fixed and people are using that opportunity to vandalize cars in the parking lot (stealing tires, breaking windows). Management is not giving us updates about this either. Instead they tell us “amenities can be added or removed at will.” I give this one star because of the two dog parks, but management has now told us those will be removed in the coming months. If you’re thinking of moving here, don’t.

Inconsistent Cleaning. Get use to your apartment shaking.

I can say that the units are beautiful and what you see is what you get. However,this is a new complex and the up keep has not been maintained. The elevators are not cleaned daily as they once were. The building lobbies are becoming dirty spill stains and trash. They are not maintains the flooring in Building B! Animal waste stains were left in the elevator. It has not been a full year since the building opened nor is it fully occupied and this is what renters are faced with…. Also, the train runs very close to the build while you won’t be disrupted by the sound of the train my apartment vibrates and so do the items on my wall obviously. A few structural issues…

Poor communication

I’m really disappointed with this apartment complex. My husband and I make over $250k a year, have no debt, great credit, and over $50k in liquid cash. All of this was proven with bank statements, paystubs, and our jobs verifying our employment. Our application was denied because of my “lack of rental history”. When we got married in August, I moved into my husband’s apartment and was not added to the lease, so despite the fact that we live together, I have proof of my mail being sent to the address where we live, our address is on my driver’s license, and our property manager confirmed my husband has been renting there, our application was denied because I’m not on the lease. We both called Addison row multiple times and left multiple messages trying to speak to someone while our application was under review and no one got back to us. It’s really absurd and disappointing because we are married and they verified his address. I either live with my husband or I live on the street lol I wish Addison Row hadn’t made a decision based on something I can easily verify, when our incomes, credit history, and finances are on point.
