Designed for groups and families who value comfort and activities, this home provides practical spaces and kid-friendly features for making memories together. This thoughtfully updated older home is remodeled for comfort and functionality. It features a private hot tub, a backyard pickleball court with paddles and balls, indoor and outdoor mini golf, a poker table, arcade games, a foosball table, board games, a Harry Potter-inspired play closet, Roku TVs, and a music room with instruments and a record player. The kitchen is fully equipped for preparing meals for large groups or extended stays, with a second kitchen area featuring its own stove, microwave, and fridge. The main dining table seats 8, with additional folding tables and chairs available. Guests have full access to the entire house, garage, and yard. The only locked areas are a basement storage closet and backyard shed. Located 3 miles to BYU, 8 miles to Provo Canyon hikes, and 40 miles to ski resorts. This is not a venue for events or boisterous parties. A doorbell camera and a noise decibel detector are in place to monitor any unapproved parties. Any violation of the no-smoking/vaping policy will result in a $200 per day fine. Undisclosed or unauthorized pets will incur a $250 fee. Approved pets and Emotional Support Animals (ESAs) are $20/day per pet. ADA-recognized Service Animals stay for free. Guests must clean up after their pet, with a $25 fee per instance of uncollected waste outdoors, and are responsible for professional cleaning costs for indoor "accidents" and the full cost of any property damage caused by pets. Early check-in/late check-out requests require 24 hours' notice and are subject to availability at a rate of $15 per hour. Unauthorized late check-outs will be charged $50 per hour. Quiet hours begin at 10:00 PM each night and continue until 8:00 AM each morning, consisting of keeping all audio and noise levels at a minimum. Any items missing or broken must be reported to the host. No garbage or debris left outside unattended; all garbage must be bagged and stowed in the bins located on the property. A $50 fee, per bin, will be assessed for unbagged garbage found in the bins. Light maintenance or repairs may occur during your stay. Regularly scheduled exterior services, including lawn care, snow removal, and hot tub maintenance, will proceed without prior notice.
