Lease terms: 1-year minimum (preference given to longer-term leases, shorter terms considered for a higher monthly rent), 1 or 2-month security deposit required subject to credit and rental history, the screening fee is $40 per adult occupant, and the property manager will perform credit, criminal, and eviction checks. Rental references and solid credit are required. Utilities: The tenant is responsible for the cost of all utilities (gas, electric, water, internet) above $200/month; outside Maintenance: The landlord is responsible for cutting the lawn, pruning bushes, and leaf removal, and the tenant is responsible for snow removal. Up to 2 smaller pets are considered (cat/dogs only) for a nonrefundable $300 per pet move-in fee plus a minimum of $25 per pet/per month pet rent. All pets/animals must be screened (fees may apply).
