About This Property

Spacious, historic 2-3 bedroom apartment in double shotgun, 1200 sq. ft., with 2 private bedrooms (not shotgun, with side hallway entrance to each bedroom) and a double parlor, one room of which can be closed off by pocket doors to create a 3rd semi-private bedroom for guests or a third tenant. 2 full bathrooms. Edge of the Marigny (the actual Marigny, which is bordered by St. Claude Ave., Homer Plessy Way, Esplanade Ave., and the River), 1/2 block from the Healing Center & St. Roch Market. I live next door with my two boys, and we all love our lively and creative neighborhood. APARTMENT and LOCATION DETAILS: Double Parlor with original historic hardwood floors, pocket doors, fireplace/mantles (candles only in fireplace, though— no functional chimney). High ceilings, central air and heat, washer and dryer hookups (washer and dryer currently in the apartment, but rented in "as is" condition-- the washer requires you to time the load and turn it off manually; if it breaks, I will not replace it, but you can if you wish; a compact washer can be bought for under $300 at WalMart). Cats or other small indoor pets allowed, with 100% refundable pet deposit, but apartment does not have access to a yard for dogs. Located in the St. Claude Arts District, at the edge of the Marigny bordering the Faubourg St. Roch, and just 4 blocks from the Bywater. Walking distance to the French Quarter (12 blocks). 1/2 block from the Healing Center, with Downtown Fitness Center, Wild Lotus Yoga, Cafe Istanbul performance space, Em Trai Vietnamese cafe, Boulder Lounge rock-climbing gym, New Orleans Food Co-op, and pop-up markets; the historic St. Roch Market and the University of New Orleans art gallery are across the street. Other neighborhood features: Walking distance to Robert's grocery store (4 blocks) and Gerkin's bike shop (3 blocks). Blue Bikes station and a bike repair/pump station on our block. Streetcar stop 4 1/2 blocks away. Comfortable streetcar walking commute to Tulane School of Public Health/Medical School. Easy bus commute down Elysian Fields to UNO. ***15-MINUTE BIKE RIDE TO CBD and TULANE/LSU MEDICAL CENTERS*** Walking distance to art galleries (on our block and throughout the neighborhood), River/Crescent Park (8 blocks), several Marigny coffeehouses, Washington Square Park and Frenchmen music clubs (9 blocks), St. Claude music scene, e.g. AllWays Lounge, Theatre at St. Claude, Art Garage, Hi-Ho (4 blocks). For classical music, dance, theater, and community events, the Marigny Opera House and Hotel Peter & Paul are each just 5 blocks away. Biking distance to a FANTASTIC arts-based elementary school, Homer Plessy Community School (on St. Philip street in the French Quarter). Homer Plessy middle school is also on St. Philip, 7 blocks down, just outside the Quarter in the Treme. Available September 1st, possibly sooner. (Our current tenant is flexible about leaving early if you'd like to move in early and prorate the rent.) Lease through August 2022; annual after that if you want to stay. Rent is $1290 per month and there is a $1290 deposit, which will be returned in full if the apartment is clean and undamaged at move-out. Each month's rent is due by the 1st of the month; this is absolutely required, since I need to have your rent in my account to help pay the mortgage, which is due on the 1st. Cats or other small indoor pets are welcome with an additional $300 deposit (100% refundable upon move-out if no damage). Move in costs: Last month and deposit at the time of lease-signing; first month’s rent (for April) is due on the 1st or upon move-in.
