Home has a large recently renovated fenced-in yard perfect for dogs with a fire pit and massive second-floor deck - enjoy peekaboo views of the Puget Sound and hosting BBQs in good weather. Landlords are a friendly young family with a dog. Home is just off block off Admiral on a wide street, with a walk score of 88- three blocks from the Admiral Junction (Admiral theater, public library, bars and restaurants, coffee shops, and Metropolitan Market and Safeway). Super quick access to the newly opened West Seattle Bridge! Home is one block from bus lines (50,56,57) for a 15 minute bus to downtown, and 1 mile from Water Taxi and Alki Beach. 1.5 miles to Alaska/California junction shops/restaurants and the West Seattle Farmer's market. Short walk to many parks including Schmitz preserve with forest trails. Easy and plentiful street parking, plus plenty of off-street space for bikes/motorcyles/kayaks. Rent is $1600 a month - You may bring one pet for an additional one-time, refundable $375 deposit. Unit is on same meter as main house, utilities are subsidized and are divided monthly based on square footage so the unit pays a small proportion of electricity and W/S/G only. Proof of COVID vaccination required for safety in shared spaces. ------ Rental Criteria/Legalese Seattle law requires that property owners/managers provide a list of criteria to each tenant. We aim to not only comply with the law, but also provide fair and thoughtful consideration to all applicants, just as we aim to provide fair and thoughtful service as landlords. The following are the criteria that will be used to assess applicants for this property. - Complete application from each occupant older than 18. - On-time arrival to rental showing appointment - Verifiable employment or source of income - Good credit history free of negative credit issues which may indicate an applicant is high-risk and / or indicates a pattern of payment delinquency. Desired credit score of at least 700 - Ability to provide proof of adequate income for past 30 days. - Provide positive government-issued ID - Ability to pay rent and damage deposit at time of lease signing or join a lawful payment plan. - No history of conviction for a crime that may negatively affect tenancy. Determinations as to criminal screening will be made on a case by case basis, after analysis, and will be based on several factors and information. There will be no automatic denials on arrest or criminal convictions. - No history of eviction or collection action by landlords or property management company in the previous four years. - No history of damage to rental property exceeding $700. - Only one (1) dog or one (1) cat. We will conduct a credit and background check of each occupant for a non-refundable fee of $30. The screening, a standard package used by most landlords, will include a soft credit check from Experian, eviction and criminal records search, sex offender registry search, and federal terrorist database searches. If available, we will accept a reusable tenant screening report. If accepted as a tenant, we will deduct the cost of the screening report from your first month rent. (Note that this unit is an Accessory Dwelling Unit within the meaning of SMC 14.09.115(D), and therefore is exempt from the prohibition on criminal background checks).
