I toured this property last year and had a positive experience but then after I rented a unit in January it turned out to be a total disaster. The apartment was not properly made to ready and had several maintenance issues with it including mold and mildew present which in turn prevented me from moving in. Management was very difficult to deal with on the lease and funds were not returned. With many other newer properties in the Heights area, my suggestion is to look elsewhere and stay clear of RPM Living. My experience with dealing with them in this process when I had complaints went on deaf ears and their only priority is to secure as much money as they can from prospective tenants with various fees and expenses. Save time, money, and aggravation by leasing at a better facilities and newer property!

Heights water works is using service that sell out info. Their newslest one called pet screening sells residents info if they do not fill out a form called not sell my info. It's really sad a build charging so much for rent has to sell our info to make money. Reached out to staff about this and they did not care which is not a surprise.

I recently renewed my year-long lease because I enjoy living here. That’s not a minor statement coming from a former home owner, who chose to sell and downsize and had some trepidations about apartment living. Luckily I found 10x Heights. The staff is friendly, attentive and helpful. They often go the extra mile, and while I don’t always participate, I like how they have parties, raffles, and charity drives. The building is quiet and clean and I haven’t smelled any smoke. The amenities are nice, especially the gym, pool, and fully decked out rooftop terrace overlooking downtown. We even had feee, in house yoga classes one summer! The location is phenomenal as well, walking distance to 2 major grocery stores, lots of restaurants, cafes, yoga, nail shops, you name it!

I have been around so many different apartments and have never visited an apartment that was so on top of their game. I am honestly floored by how well this property is ran. The entire staff, Louise and the other girls are incredible. Oscar is also amazingly helpful. They are on top of the little details and the small things. I have never felt like someone cares so much. The little things from the tacos and the donation drives, the attentiveness to repairs and maintenance. I am just so sincerely impressed by the staff and how much they care about making this a safe and comfortable and nice place to live. You can tell immediately from the first impression that this place is a step above the rest.

I live at 10X Heights and am very happy with my personal unit, the staff who for the most part keep things running smoothly and the community in general. I like the various amenities (pool, gym, rooftop, valet trash), the quiet and cleanliness. But it’s the staff who make the place special, welcoming, fun (they have organized games, parties and yoga classes), and respond to repair requests. Is everything perfect…no. But overall it’s great place to live and I’m looking forward to another year there.

Been a resident here for 5 months and it’s been a treat. The leasing office is great and my apartment is nice. The apartment has some flaws. The bathroom door is in the way of the drawers, the cabinets spacing and height does not fully fill in for the lack of pantry. The closet does not allow full usage of rack since door cannot fully open without knocking off anything hanging behind them….these are just some functionality issues due to poor engineering in design. But it’s not a huge dealbreaker just bothersome.

Staff here lets the build all apart. Nothing gets fixed, alarms go off for days and I you contact them they tell you they have lives and the building is not their problem. The last alarm wen toff for fives days with out any of the staff noticing

I'm not sure whether to blame the owner or management, but theft has been rampant in this building since the garage door was broken in May. Management attempted to appease residents by hiring security at night. That lasted all of about 1 month. Matter of fact, they announced increased security on August 30th and since then, it's actually been the opposite. I get the idea that "supply chain" issues could be causing the delay in the garage door repair, but at this point, it's been nearly 5 months. Until this is fixed, I would not recommend living here.

Have lived here for 9 months. Absolutely thrilled to be moving out in December. Amenities and building itself are quite nice. It's a shame property management decided to ruin that investment by not fulfilling the most basic expectations for an apartment complex. If your ideal apartment has frequent car break-ins, a 50% chance of your package being lost / never delivered, and unresponsive management - look no further. This is the place for you! Car Break-ins: On May 31st the garage door for the majority of the parking was broken, so anyone can access the lower levels of parking (B1 & B2 - where ~80% of residents park). As of September 10th this is still not fixed. In that time there's been numerous break-ins, tires being stolen with cars left on blocks, and I believe a full theft or two. Management response was to encourage us not to leave valuable in our car (thanks for the tip!) and do nothing for the first ~6 weeks, and after enough break-ins finally got some on-again off-again security. Latest break-in was 2 weeks ago, so the issue is still ongoing. The new garage door has also been "about a week or two away" from arriving for the last 2 months. Package service: Fetch! In this awesome deal for the apartments, they don't have to worry about keeping a package room, and they can pass the cost right on to the tenants ($180/yr)! In return as a tenant, you now get your packages delivered to your door 12-48hrs after they arrive to a 3rd party site (good luck on that next day shipping!), or you can drive over to the site itself to pick up the package (if they happen to be open and they let you. It's been about a 60% hit rate for me thus far). While somewhat annoying given the cost and the fact that you can't opt-out, this would still be dealable, if the system worked as intended. However, Fedex and UPS both have policies to prevent address changes at delivery, so if you use the address that you live at, they will return the package to the sender since our front office either won't take it or isn't present (Had this happen to packages in May, June, and 3 more in August despite front office claims that they don't refuse any packages). Now it may sound easy enough to change your delivery address to the fetch location - but that's where the fun begins - Fedex won't deliver to the fetch location at all, even if that's the initial address! Super convenient, especially when you expect to receive packages from work or relatives, and they never arrive.

I’ve lived at Heights Waterworks for 2 years. In the past 6 months since RPM took over management this apartment has gone downhill. The garage door to the parking garage broke 2 months ago and now residents’ cars get broken into constantly, wheels get stolen, and converters get stolen. I was a victim of this today when my entire back windshield was smashed during the daytime because the apartment management has refused to fix the garage and won’t hire 24/7 parking security. Don’t live here.

I’ve been living here about 3 months now, and i really like this place, but it does have it’s downsides. PROS: -The staff is really fantastic. The apartment has recently undergone a change in management and it has really made a wonderful difference! The new team is great and has already begun fixing many of the old problems! But the agents that stayed from the old management are also fantastic as well! For example, Kayleigh helped me with my lease, and she was straightforward and efficient and helped me get everything done quickly, and was very authentic and nice. -The amenities are genuinely high-end. The eight floor sky deck is beautiful! -The apartments are very nice. My appliances are top-of-the-line and work wonderfully. My fridge even has a water filter INSIDE! -Obviously, the location. I looked everywhere for a place that was within walking distance to restaurants, shopping, and a grocery store in the heights?l, and this place hit a homerun! -Super pet-friendly! The dog washing station is soo nice, and doesn’t feel like a tiny dungeon like the ones at other complexes. -The walls are THICK!! I cannot hear my neighbors!!! -The thermostats are very nice and easy to use and work great! - I have never run out of hot water! And i take very long showers! Plus, the water pressure is pretty good as well! -The maintenance is wonderful! Shout out to Mitchell, the maintenance man, he is so awesome!! -at night the outdoor pathways around the building are very well-lit and feel very safe! CONS: -THEY DO NOT ALLOW YOU TO HAVE A SPARE KEY. So if you need someone to watch your pets or check in on your apartment while you’re gone, you have to leave them your only key and hope they don’t lose it. Very very irritating. -The countertops stain REALLY easily. Spill any water or anything without cleaning it up IMMEDIATELY and you will have white blotches on your counters. Very irritating considering how much i pay for rent. -Trash valet is flakey. They do not usually come at the specified time, and are VERY picky about what they take. I usually just take my own tradh to the chute, which means i’m paying for a trash valet i don’t use. -Security. The first floor garage has no gate and no security guard, so a few weeks ago a car parked on the first floor had all their tires stolen in broad daylight. Very alarming. -First floor back entrance is located near the trash room and the dog-wash station, so it smells very bad. Would be such an easy fix to put one
Having the correct color scheme promised, not having counters permanently stained, a broken wine fridge, and carpets so badly dirty that we needed to request a deep shampoo of them before even moving in. And, we pay exorbitant amounts for valet trash, who refuses to pick up our totally broken down boxes even though theyre fully broken down and cut into smaller pieces - even went so far to complain about us. Managements solution was to give us staff keys and the trolley and lug them all down to the garbage room on the first floor ourselves. Refund for trash valet and a prorated rent and a fixed wine fridge. And also being fast tracked to the top of the list with the people repairing the apartment counters like we were promised by staff. Havent heard anything since. My boyfriend, who is wildly allergic to dogs, had to move into an apartment covered with dog hair and dirt. We had to request cleaners to come in. We reserved the loading dock only to have someone who wasnt supposed to be moving in to the next day take the entire thing. Then the freight elevator wasnt working. This couldnt have been a more poorly managed move in experience and none of our issues have been dealt with. RENTER BEWARE!
Having rented at many different apartment communities across the country for almost two decades, Ive had a range of experiences as a tenant with various rental properties. That said, I can honestly state that Heights Waterworks is easily the best of them all. Everything from the staff to the minutest design detail is top notch. Id recommend Heights Waterworks to anyone!
New building, already falling apart. We moved in October of last year and are the first people to live in our apartment. To date we have had four separate major leak issues, and we haven't even been here for a full year. Windows to the outside? Four of them leak and it caused drywall to rain down on our furniture. There is a delay in getting this fixed because so many other apartments in the building are dealing with the same issue. Air conditioning unit? Yep, that leaks too - they had to rip up the entire entryway flooring along with all carpet in our master closet. The guest bathroom shower? We turned the water on and got a frantic call at 10pm from our maintenance manager because it was raining down on the apartment below us. The vent in the guest bathroom? Yep, also leaking. They are going to rip up the entire bathroom ceiling along with the guest bedroom ceiling to get this fixed. Fortunately (if you can say that), we aren't "just" unlucky and it sounds like there are quite a few other residents having the same issues. While the office/maintenance staff at this apartment is great and the location is unbeatable, there are two brand new apartment buildings directly across the street from us and another going in a few blocks north of our building. I obviously can't speak to the staff at those locations but I would wager you will have fewer maintenance issues and their location is identical to our building. With the amount you pay in rent here and the fact that the building isn't even a year old, Heights Waterworks leaves a lot to be desired. One pro tip - I strongly recommend not living on the first floor (I don't, to be clear). I'm not sure who decided to put the trash room on the first floor, but it causes the entire floor to perpetually smell like garbage. The maintenance folks do their best to spray some sort of deodorizer but the smell of garbage on the first floor is forever present and I can't imagine how the apartments must smell

Heights Waterworks is a fantastic residence with modern amenities and a very laid back atmosphere. The apartments are modern with beautiful finishes. The staff is professional and accommodating as well. Lastly, I don't think Heights Waterworks could be in more of a perfect location. Right in the heart of the Heights, you can walk to ample restaurants, shops on 19th st. & quick access to the Heights Bike Trail

All the (MANY) amenities are incredible and all very tastefully done. The appliances in the apartments are by far the best I've seen and can't beat the location, very safe. I immediately fell in love with the apartment, it felt like home. Kayleigh and Raven have been nothing but accommodating with the touring process and application. Can't wait to move in soon!
