10X 15th Street Flats

I really enjoy living in this community. It’s perfectly located near lots of eating and bars in the Heights. Also super convenient to the trails for exercising. It’s very quiet and the housekeepers do a great job of keeping everything clean. Residence definitely need to do a better job of cleaning up after themselves.

Really helpful during move in, making sure to hit every point and making sure you understand everything you need to know. Very thorough with everything

The security of the complex is my biggest concern. I wish there was someone overnight to just keep an eye on things. I also wish that visitors had more places to park, so they’re not following us into the garbage at all hours of the day. Doors are also left open sometimes because they’re either broke, stuck on something, or just carelessly left open.

The staff are always friendly and the amenities are great. Lovely neighborhood but can get a little noisy with the Biergarten across the street.

Love living here, only downside is windows are not double glazed so you hear alot of noise from outside the community. Furthermore the walls/floors are quite thin so noise travels.

Very nice place and location for living. There is a lot of amazing food and activities near which is great because I like to stay active. Tons of natural light in the units as well

Very pleasant place to live, great neighborhood with a lot of accomodations (in and outside the residence). The amenities inside the residence are very good too and the maintenance is well done.

We have absolutely loved our time at 15th street flats. It is always so clean and all residents are very kind. Maintenance is always very quick and great! The pool is amazing!

I've lived here for 2 years and since we have had a new manager come in (her name is Ginger), my experience dealing with any issues or apartment staff has been very easy and friendly. Renewal was simple and relatively affordable. Plenty of parking available in the parking garage. Very good location, right in the middle of the heights. Amenities speak for themselves, rooftop pool overlooking downtown is awesome. The gym is nice and rarely has more than 2-3 people in it. My only complaint is that sometimes the pool is closed due to cleaning or other reasons for extended periods of time during peak summer season. Also the water in the pool starts to get very warm around June. There could also be better signage pointing to where the elevators are. The door leading to the elevator room is unmarked.

Apartment and amenities are amazing! The location is also a plus, we are right in the middle of a lot of places to eat and right next to downtown. Happy to be here!

I love living here. The amenities are great, and the area is always clean, safe, and peaceful. It is also an excellent option for those who work from home. The area has fantastic restaurants and activities to have fun in.

Excited to move into my new unit I even broke my lease to my old apartment by 4 months! Paid a good amount doing that… Came into my “New” unit today to find that it was completely dirty! Like someone just moved out minutes before I walked in! I had to hold my moving crew back for awhile, paid an extra hour with that, then eventually I had to place my own belongings into this dirty unit! Felt unwelcomed, like no one at the leasing office was welcoming. I went from being excited to feeling unwelcomed.

Great quality of built. Lack of maintenance. And equipments. The issue sounds to be the approval process for maintenance to get things done. Some unnecessary rules applied as well, which makes it a bit difficult for people to like or renew the lease. Especially for the amount on the rent. But everything else is great. Especially the helpful front desk representative Jordan. Always smiling and always happy to help.

Great place to live with great amenities to enjoy! Very safe to live. I been living here since Oct ‘23. I have literally no complaints about this property!

Maintenance is fast and office is really friendly. Pool is. Beautiful and well kept up with, neighbors are friendly as well and apartment is located in a good area.

There have been problems here and there, but everything typical of having a place of your own. Luckily, the team is responsive and helpful. The only thing I would recommend is during natural disasters or power outages, and email or an acknowledgement of the situation earlier on in time would be much better!

During my lease, I had two different leaks in the wall of my unit. The pool was closed for 4 months by the city for health code violations. There were 20+ car thefts and someone was held at gun point in the garage. At any given point in time, there were ~5 different entrances to the complex that didn't lock. Thieves walk right in and since there's no cameras, you have to make sure you don't leave your packages at your door too long. Only good thing about this complex is the location.

I loved here for 2 years and ended up moving out shortly after the new management took over due to all the issues. The pool that they advertise as a selling point was closed all summer by the City of Houston. They use Fetch for mail service which loses half the packages they get. The garage gate has been broken for over 6 months which resulted in multiple break ins and an actual shooting in the garage. The dumpsters are always overflowing which leaves the whole entrance reeking. Additionally, the staff is extremely unfriendly and horrible, especially Madelyn and Autumn. I 100% suggest finding ANY other property to live at.

This is the worst apartment to move into they aren't truthful online, I've been living here at 15th street flats for 6 months now and have had many issues! My first three months here I had no A/C, the gate rarely works and the staff is hard to get ahold of too. In mid July they had a resident with a sewage problem flooded the hallways and (MOLD!) the issue was never resolved.

To anyone looking for an apartment from out of state or out of the area, I HIGHLY suggest you DON’T move to this community! Don’t be fooled by the good pricing or good reviews on the website. The good reviews are from a previous management company that has since changed! You will get a different living experience than the reviews listed. I recently moved into 15th street flats this month and my experience with the leasing office has been terrible. I work in property management and I am very disappointed in the customer service that management provides to their residents. From the poor customer service and communication from the management team (besides Kevin, he was very nice and understanding) to the noise levels of the property— it has been very uncomfortable to say the least. I have never lived at a community where the management is confrontational, will argue with their residents, and provide zero solutions to any issues you bring up to them. The apartment itself is nice. However, the management team takes away from the nice, luxury living experience each resident is supposed to experience. You will hear a high level of traffic noise and noise/music from the bar across the street 24/7. The bar doesn’t close until 2am and traffic is never ending being that the building is on a very busy street. It is very hard to get in touch with anyone about basic information so do not expect any extra valuable information or help from the leasing team before your move-in or after. Nor does anyone respond to urgent emails. It is very obvious they’re just looking to fill the building to maintain occupancy and not provide a great living experience for their residents! Don’t make the same mistake I did!

I could not be happier with our move to 15th Street Flats! Edgar played an integral role in our decision to move here. His patience made us feel welcome and genuinely cared for. When I came in to pick up our keys, David told me Welcome Home and since that moment, I have felt like this sentiment, making the Flats feel like home, is paramount to everything they do.

Amazing customer service and made leasing enjoyable.

Very clean and elegant living! Apartments facing shepherd street can get very noisy so keep that in mind when looking, other than that, 15th street flats is a great community to live in the center of the heights! I love it!

I love 15th street flats! The view from our apartment is the bar but we still see a slight view of downtown! The 8th floor provides some beautiful amenities that were part of the reason we decided to move in! Thank you to Edgar for helping us find our perfect floor plan!! Everyone in the office is very helpful if you have any questions they will answer. Also love the fact that youre able to text them and they reply so fast!! I would recommend coming to tour here and move in as we still have no neighbors!
