This apartment is close to 59South and 610 which simplifies my commute. Renwick is connected to Fountainview so the Galleria area and the surrounding restaurants are close. There is reserved parking for residents which is important to me. Also, there's a guard so no riff-raff can come in. I chose the apartment for the location but I got lucky because my neighbors are quiet and safety isn't an issue.

I moved in from out of state and rented the apartment "sight unseen". Although there was some information that would have been helpful to know before I arrived that was not communicated initially, they were able to process my application quickly. Gilbert was very helpful when I arrived and even helped me unhook my car and trailer from the moving truck. The apartment was clean and everything worked perfectly when I moved in - I was concerned about roaches but have not seen any trace of them. It's an older complex so everything isn't shiny and new but the mature trees and natural landscaping are lovely and give it a peaceful feel. I haven't been bothered by any noise. The neighbors seem very nice and I've seen a lot of children and families, the fact that it is a gated community make me feel a little more secure as well. I'm a single female moving from a considerably smaller city, so safety was a big concern of mine. Overall, it's been a nice place to live so far. Good value, fairly convenient neighborhood. It might not be the trendiest place in town but it's clean, safe and quiet.

They do a great job of getting you in. I came a holiday weekend from out of town to check out a few places and thought the model and customer service was good enough for what I wanted and need and thought cool! Reasonable cost, good size for the buck and easy access to shopping and downtown. How bad could it be? If you have the patience to micro manage the staff and the lack of care they put in to moving into maintaining the apartment, sure move here.
Week one - in need of extermination. Roaches dead and alive. Half done paint job over infested walls, smelly and eroded garbage disposal to go along with the stinking attitudes of the office management. And pay attention to your rent. They will try to charge you more than you should pay. And did I mention bad attitudes from office managers IF you can even get in contact with them.

Would not even slightly recommend-- roach infestation took 2 months to get under control. Pools have been closed the last 2 months of summer. The "gym" barely has enough to even call it that so don't let that be a selling point, the cables were completely snapped too, clearly had been like that some time before I reported it but the selection of machines wasn't even worth going back to see if they actually fixed it. Laundry machines work 50/50, better off getting a unit equipped with W/d or just go to a laundry mat. Don't plan on having visitors at night... They will have to drive around an hour (not exaggerating) waiting for someone to leave one of the very limited visitor spaces. The ratio makes no sense for a complex this size. Also, they DO tow aggressively. They had to do an "emergency water shut off" which I get not being able to notify in advance, but never even gave residents a courtesy explanation--mass email anyone?? Been here 2 months and my apartment has a ceiling leak.. Let's see how efficiently this gets handled... TBD. Very customer service oriented UNTIL you sign the lease. I'm baffled at the 4 and 5-star reviews I see...
A few positives: the staff is actually nice..I haven't encountered anyone rude, although this doesnt negate my experience with Pavilion Place. It is guarded 24-7 with ppl at the gates but you can easily slip in behind another car too. Biggest plus is easy access to 59 South. I'm not SUPER crazy about the neighborhood per se, but it is convenient.
ALL IN ALL, YOU WILL REGRET LIVING HERE. Find out the hard, frustrating, stressful way or simply read this and end your consideration of Pavilion Place.

In this community I feel safe, no one comes in without showing their ID my visitors feel comfortable, management are on top of things most of the time.

The way apartments are leased to tenants here is absolutely crooked and fraudulent. On your arrival, you will be met with a gorgeous leasing office that is well decorated and modern looking, which will be followed by a show of their model apartment upon request. The apartment, like the leasing office, is also very well built. You can see this on their IMT Residential website, but you'll find smooth walls with a nice coat of paint, well painted floorboards, good sinks, etc. Overall it's a good looking apartment that becomes immediately more appealing with the price and amenities (pools, on-site laundry, gated, on-site store, AC, etc.). The only problem is that none of this is true.
The moment I got to Houston (I came from the west coast) to sign the lease, the problems started to arise. In the breakdown of the amount due for the first month, which had been given to me beforehand but not explained, there were multiple charges that I was never made aware of. Water and trash were now in my monthly bill and a fee for the gym was also included, but like I said none of this was ever mentioned. When I had asked about what is covered during the showing of the model apartment, the person had said that ?water is allocated,? but no mention that it would be paid for by myself and no mention of paying for trash or the gym as well. From the state I come from, there are barely any complexes, if any at all, that make you pay for trash or water. It's always up to the complex to pay for those. Anyway, I digress.
After signing the lease, I get to see the actual apartment for the first time. Dead roaches in cabinets, kitchen, and in the bathroom. There are clearly places in the walls where there was a hole, dent, or maybe they had to remove a piece to get to electrical wiring or whatever behind it but instead of repairing it properly and evenly, it looks like they slapped some plaster over top without evening it out and then threw some paint on it. Also, the paint itself on the walls is nowhere near the quality of the model. It's more yellow/tan if anything. The bathroom sink was spray painted, yes spray painted, to cover up whatever marks had been in it before. Whoever did it didn't even try to make it look decent. The brushed metal part was completely sprayed over as well. Probably took five seconds to do. Spend another five and put some tape over what shouldn't be spray painted. The sink is also not the quality shown in the model. There are outlets and other things that should have been removed, but were instead just painted over. White paint isn't some kind of camouflage. Jesus. Crooked pieces of cabinet and outlets as well. Not just slight drooping or an outlet that isn't perfectly perpendicular to a floorboard, but absolutely ridiculously crooked. You would have to do it intentionally or have a serious eye problem to think it's even close to being straight. Floorboards are painted very crudely. The wiring to...some outlets I think?...are fed up through the carpet, over the floorboard, then placed right on top of the floorboard to eventually lead into the wall, I'm guessing. Caulking was placed over top to keep them in place, then painted white to try to camouflage it. Windows are non-existent. I've lived in some bad apartments, but have never had windows this bad. Might as well have just thrown screens on the windows. I don't remember hearing anything outside while in the model apartment. The heating unit is in the ceiling of my bathroom covered up with boards that make it look like I have an attic in my bathroom. Never remember seeing that in the model. Finally, roaches, roaches, roaches. The floorboard under the sink cabinets is completely cracked, which is where I'm guessing they get in. Also the bottom of the door doesn't meet with the ground properly, which is another place I'm guessing they get in. I find them in that area if I'm up late at night. Some ridiculous fines here too. Noise, I'm cool with. Speeding, I'm cool with. Being fined for having your blinds open? Not cool and ridiculous. Feeding the stray cats? You can't tell me I can't feed animals. You should be getting rid of them, not fining me...Still want to live here?
