Property Ratings at Woodland Park
I moved out of my previous unit in this complex due to constant noise from neighbors, which I had reported multiple times. To my surprise, the leasing office has been lying to the new tenant (meet them yesterday and we had a long discussion), claiming no one had ever complained about the noise. That level of dishonesty is unacceptable. The trash situation is another ongoing issue—overflowing bins, trash left in hallways, and valet trash service that skips days without explanation. It creates an unsanitary and unpleasant environment. After transferring to a new unit, I’ve been dealing with a persistent roach infestation for months. Despite regular pest control visits every two weeks, I still haven’t been able to fully unpack or settle in. It’s exhausting and frustrating. This complex is not worth the rent or the stress. The management’s lack of transparency and poor maintenance standards make it a place I would never recommend to anyone.
My family moved from a small town in Missouri to Houston Texas and this community was a perfect fit for us. It’s a small gated community that just so happens to be close to all the stores and restaurants. So we get the feel of the small town but in a much larger city.
This place once was quite and peaceful. In one year it has become awful.

I have been here for 1 year and a couple months. Since I have been here, I haven't had any problems with pests. This complex is clean, and noise is decent. It's so relaxing to come home to an apartment that I feel so comfortable in. Maintenance come to fix any problems in a decent time. I really do not have any complaints. Prices have gone up because of inflation, but at least I am happy with everything that is included in my rent. And the neighbor community is a plus.

Management unprofessional and don't care about the residents. Poor community to live at. Lack of well maintained apartments. Old appliances and old features, old wood on cabinets through these apartments, old fixtures, bad pipes and horrible water issues.

The place is quiet and peaceful. I'm near the pool and even the people are considerate of noise. The environment is clean and management takes residents concerns and consideration into matter.

I love the amenities, favorite apartment in Houston, the swimming pool. My experience at Woodland Park has been absolutely exceptional. From day one, the management team has been incredibly responsive, promptly addressing any concerns or issues that arise. I've been consistently impressed by their proactive approach to ensuring a comfortable and enjoyable living environment for all residents. Security measures are top-notch, providing peace of mind knowing that my belongings and safety are well-protected. The cleanliness of the pool is immaculate, and the overall maintenance of the premises is impeccable. Additionally, I've noticed a remarkable lack of dog waste around the property, indicating a strong commitment to cleanliness and hygiene. I am very happy to share the things which i felt staying in Woodland Park Apartments. I started my journey in 2023 March and been living in the same unit till date. We love it here! The staff in the front office are great! They literally treat us like family which is a huge plus for us! Especially when I know I can be a real pain at times. They remain professional and so patient with me when asking tons of questions. The amenities they offer are amazing. Rent is a little high but when you consider all the money you save by not having to take your family out for a good time because you literally have everything right here, you actually come out ahead! I live right next to the pool and main entrance. The issues or concerns are being resolved as soon as possible after I raise in the portal, response is very quick and fast. The outside is well kept and always clean. I'd recommend this place to anyone! The place is very near to Trader's Joe, Kohl's and H-E-B and very near to Westheimer Road. I referred to two of my friends and they are also happy living here.

It's been 8 months since I moved here, I love the balance between the complex tranquility and the commercial environment around. Prices Vs space is worthy and the office's and maintenance team are good.

not peaceful, usually mud to walk in after rain, really bad mail service which has improved, but still a major concern. Pool hours are not enforced. A.M. radio reception is very very bad, don't know why. When I moved in years ago the manager was Sasha, very nice young lady that walked the ground everyday to check for trash, etc. My door light has been burned out for months, they don't even notice. The doors leak at the bottom. If they power wash the sidewalks when you are out of town you may come home to water on the floor. Most of the parking lot is dark at night, great for catalytic converter thieves. Very easy to break in the premises. My car insurance went up when I moved to this zip code. Many high performances cars drag racing at night, the 700 horsepower models on 4 lane black top Westheimer. $10/mo for this junk Chirp bluetooth system. I just turn mine off and use a key. A plus is the storm drainage here. This section of Westheimer does not flood in hurricanes, almost makes it worth it.

It's a nice place with a very good location. The problem is that it's not clean most of the time, not because the place is not taken care of, but because there are tenants who don't respect schedules and rules and keep garbage on the alleys at all times. You can find garbage at any time. The management must enforce rules.

We work really hard to make sure our residents receive the best service possible. We love to hearing from our residents.
This community is poorly run and full of crime. The gates are often broken, management does not communicate with residents, and mail is stolen frequently. Random power surges reset my oven and microwave multiple times a day, and city water shut offs are the norm. Maintenance will not actually complete your work orders, just mark them as completed. They spend more time trying to fix the fence to Trader Joe's than actual community upkeep. Landscaping comes FAR too often. Those resources could be used to actually improve the community, i.e. the MASSIVE potholes in the parking lot that ruin my tires.

I've been here for 3 years, and it has been a new staffing team each lease. Initially, that concerned me heavily... I was not a fan of the second property manger we had, but this new group has come in and are doing their best with what they have. The community seems to slowly be getting better, so I love that for us. In due time, I'm sure they will overall have the place doing a 180 and having good retention. They are quick and attentive. They follow up and keep you updated if you have an issue. They are just overall a breath of fresh air.

I witnessed several car break-ins, and car tire thefts, including my own tires! There were multiple robberies and thefts while I lived there for 15 months. Management did nothing to rectify the safety concerns. Would not recommend anyone to live here!

The 5 star ratings are from previous owners. Where do I begin? DO NOT MOVE HERE, IT IS VERY UNSAFE!!! I've lived at this apartment complex since November 2021. It was bought out by ZRS Management in the same month. Since then, things have taken a turn for the worst. For starters, crime has been happening within the apartment complex since Jan 2022. We are sent these generic, automated emails about said crime with no resolution. What is this crime you might ask? Well, cars are stolen from the property. Tires are removed from cars, leaving the cars sitting on bricks or on the ground itself. Parts are removed from cars like catalytic converters. Homes have been broken into and our mailboxes were stolen as well. Just to name a few things. In response to these things happening, we are told to lock our cars, don't keep valuables in our cars and to walk with someone if we're walking at night. Residents have voiced concerns time and time again but our voices are shut out when management doesn't like what we are saying because they have the authority to accept or deny our community wall post. Smh, save yourself the time and trouble. Please check all reviews before deciding to move here!
This place is really going down in the few months of the new management. I didn’t know the new name of where I was now staying because no one informed us. The only way to know the new name to the apartment was from some makeshift sign that’s on stilts in the front. They are charging you for valet trash….no one ever picks up. I literally had my trash out for two days. I finally gave up and took it myself. Which is cool but don’t charge for services not rendered. There are more brake ins now then ever before. I wish I would have known that these apartments were no longer going to be managed and own by Camden. I would have never moved in. To save you some time look elsewheres.
Not impressed with new management for Woodland Park Westchase. Read the reviews, notice the low ratings the last 2 months since the Camden Property was sold.
I have lived here for over a year. Quiet and feel very safe. Customer service is wonderful. I will being renewing my lease at the end of November.

This place is amazing. I've been living here for over 3 years and I enjoy living here. The leasing staff knows what they are doing and they are eager to help. The maintenance staffs are top of everything and very friendly. I appreciate all the things they do like planting flowers and making the community look great, or painting the exterior, cleaning the leaves, etc. The apartment is well-kept and while I did experience a few pest control issues, it was solved immediately. I am picky when it comes to choosing the right place to live and this place is overall safe, well-maintained, has good customer service with reasonably priced units. It is also the center of all things which I like. The neighborhood trails are one of my favorites. I would continue living here.

I made a 4:30 pm apt to look at apt. I called and told them I was in traffic and was told no problem. I arrived at 4:38 and was refused the tour. I left work early to come. The woman I spoke with was rude about it as well. I was also informed I HAD to buy the technology package that I don’t want. Needless to say Camden lost business

I absolutely love Camden Park. Alyssa is extremely relatable and has answers to all of your questions. She was super helpful in my apartment search. Although we didn’t move-in, our initial experience was beyond spectacular. When you go here, be sure to ask for Alyssa. She’s super knowledgeable and knows what she’s doing. Living at Camden Park offers all the amenities and the office staff are wonderful!! Alyssa, Lydia, Kat and Sasha are available and always happy to see you and they take care of issues right away. Camden Park has been a wonderful living experience so far. I have lived in this area of Houston for going on 10 years now and I love it here. The staff at Camden Park are the best and extremely helpful. I highly recommend living here.

I never leave reviews, but today I'm just so grateful for the staff at Camden Park; and I just want to share my experience so far. From the first day that I stopped in to look at apartments, the ladies in the office were so great. Kat, one of the managers, is so sweet and funny we instantly clicked! On my move in day, it was the easiest move in ever! They do everything online, so when it was time to move in all I had to do was grab my keys- everything else was already done. My apartment smelled fresh & clean and I had a thoughtful gift waiting for me. I've been living here for 9 months now and just received my offer to renew. I thought about moving closer to work, but then today happened! I mentioned to Alyssa, one of the sales ladies, that I had an interview for a big promotion at work. But I told her about 3 weeks ago. She called me this morning before my interview to wish me luck! I was feeling so nervous about my interview, but Alyssa's call made me feel like I was on top of the world! I was offered the promotion on the spot! It's the little things that matter to me, and the staff at Camden Park really do their very best to get to know their customers. I will definitely be renewing, because I know that this type of service isn't offered just anywhere.

I've never had such a great experiance in any apartment ever before. Everything at Camden Park is more wonderful than I could ever expect. The staff in the office AMAZING; they are very friendly and always willing to help whenever I need it. I feel very welcome here because all of my neighbors are so friendly and I feel like I am in a wonderful, safe community here. The maintenance is also excellent.

I thoroughly enjoyed living at Camden Park and have come back to live there again. The front office staff - Kat, Lyndsi, Laura, and Tina - are all very helpful and friendly, and the maintenance team fixes issues promptly without rework. If you like living in Westchase or work in the Energy Corridor, Camden Park is probably the best quality option in its price range. I prefer it the most for apartments in the area bound by Westpark to Briar Forest and Beltway 8-Dairy Ashford area. Neighbors are respectful, rent is fair, the environment is safe, and the grounds are kept up well. Woodland Park is a nice street, and the amenities/stores/restaurants in the area make Camden Park an even better choice for accommodation.

Camden park apartments are absolutely amazing. From a college student to Newley weds, these luxury style homes accommodate everyone. I love the newly modern style fixtures with hard wood flooring, crown molding, dark wooded cabinetry, garden tubs, and plus a washer and dryer that's included in the apartment. The 24hr gym is great, with an secure assess. They also have two beautiful pools for days to just relax. Camden park apartments are the perfect apartments to live and to enjoy the city of Houston :)

I have lived here for a year now and this is the most pleasant place to live. The office staff is always amazing and always helpful. The grounds are kept very nice and did I mention it is so peaceful!! I could not have picked a better place to call home. I have lived here for over 7 years and I love it. The staff is very helpful and I love the prompt turn around on maintenance issues whether its an emergency or not. The community is well kept and the courtesy night security was the icing on the cake. Nothing beats a well maintained and safe living environment.

I love living in Westchase for countless reasons. It's so close to major highways, and so close to everything people love to do. Great shopping at The Galleria, Memorial City Mall, Town & Country. Great dining in City Centre and all up and down Westheimer heading towards Downtown. Only a few streets away in any directions from the major highways Interstate 10, Beltway 8, and the Westpark Tollway. West Houston has, in my opinion, the highest concentration of diversity. This enriches the area, creating a wonderful atmosphere, including specialty shops and restaurants. Westchase is in the heart of this part of Houston. It is also a thriving area for business. Many major oil companies, consulates, etc are peppered throughout the area. Living in Westchase brings you close to those companies. (P.S. Big business requires a good selection for lunch, did I mention there are great restaurants around here?) Camden Park brings the best of Westchase and of Houston to me and other residents! They care so much about us, and it's obvious. They have scheduled grounds upkeep that keep our property looking the best in Westchase. We have gorgeous pools. If you are into activities, they have you covered. Often, they bring in food trucks, and shoot all of us an email telling us they are here. Their communication with us is great. They always tell us when something has to be done with the complex and update us throughout the process. When something needs to be done, its done promptly. The staff is so friendly. The neighbors are nice too. It's quiet around here. It's family oriented. No rowdy parties or behavior. I feel so safe. It's perfect for a single female like me. I can't imagine living somewhere else. Camden is the way to go! Their philosophy toward apartment living is top notch. You should come in to see what I'm talking about.

If you want to experience upscale comfort at a reasonable price please move here. Camden Park Apartments is the best property I've resided in. I'm very comfortable and I've never had an issue with my unit it is going on two years and I still love it. The amenities are awesome, the office staff is attentive and living in the Westchase I'm in the middle of everything. So look no further this is the place for you.
I love my apartment the grounds are clean and the floor plan is perfect for me. The pools are great and the staff is fantastic. They do fun things here and they have a nice mix family - couples and singles so you don't ever feel out of place. I have lived at the Marquis on Westheimer and 2525 Voss as well as 1111 Augusta and this is probably my favorite.

Has been a very accommodating apartment complex so far. Only reoccurring issues of water outages for a short duration but short enough not to cause a hassle (though one time it went for several days.. from which the apartment office learned to handle these situations better in future). Overall, very minor considering this was the only issue in all the 2 years I have lived there.
