Absolutely terrible experience visiting my brother’s apartment from Urban House. His unit was infested with cockroaches. I've never felt so disgusted in my life, and I had to spend hours cleaning and disinfecting all of my belongings before I could leave. This was the worst experience I have ever had, and I would strongly advise anyone considering Urban House to look elsewhere. They clearly don't care about the living conditions of their tenants and I wouldn't wish this experience on anyone.
Management doesn’t communicate when real issues come up. The cafe is nice, but def go elsewhere, too many options to deal with these issues.
Conveniently located near major freeways and just a few blocks from downtown. Maintenance responds in a timely manner. Pricing: I’m paying a good $100 more than what I think I should for a non-renovated unit but it’s an APARTMENT — can’t win em all.

Dogs are constantly off leash throughout the property and management doesn’t care. There’s dog poop all over property. The apartments are not worth the price at all. Wayyy over priced for a 1 bedroom that is not renovated. Upper management at here is useless. If you have a problem with your safety good luck getting anyone to respond or do something. The amenities seem nicer than what they are - the pool has so many rules good luck being able to use it, the urban brew house has terrible food and awful service, the dog spa is very rusty and sketchy. The dog parks flood when it rains becoming a GIANT mud pit. I loved here for more than a year and I’m less than impressed. Awful management and over priced period.
Set up an appointment to see the complex. He calls to tell me the time slot is actually his break and he's the only one in office so I agree to come after. Drove 25min for two men to see me standing at the locked door ignore me and my calls. Definitely not a welcoming place at all. Thank you for showing your ways before I even began to lease there.

I've lived here for for years and it's a great place to live. Convenient location, great amenities. helpful staff, and easy access to local public transportation. It has the advantage of being close to downtown and Bishop Arts District so there is plenty. And even though it's close to all that it never seems to loud or busy. Glad to be here
Call the property throughout the day trying to get in touch with someone and all day I was told that they’re out showing apartments tried to ask for manager he was not there either wanted to ask questions about leasing an apartment they could not properly help me because they kept telling me that no one is here to help they’re all out is there anyone working inside the office this is really ridiculous

I have never stayed in one place for more than a year since I have been an adult but nothing beats this place for me. The location, ease of access, the amenities, price, response time & friendliness of the office staff... I've enjoyed all of them! I haven't made friends but they have plenty of events if you want to do that. I definitely feel secure and havent had any issues with theft, or unknown people scsttering throughout the complex. Thanks Urban House Staff!

I will be moving in in just a few days. My experience so far has been incredible. Silvano is not only friendly and warm, but overtly accommodating. The complex is stunning, the location is perfect, and we cannot wait to move in!
The apartment complex has been going through a significant renovation, and looks great. The amenities were collectively closed (laundry, gym, and pool) for an extended period of time without any concessions to the tenant. Management staff however did not hesitate to contact tenants, quite rudely, with any issues pertaining to expectations of the tenant. The management staff is not tenant-minded and do not make you feel welcome or ‘at home’. There are some really great things about this apartment complex, however the staff does not treat its tenants as valuable.
If you like the following, please contact the leasing office because this could be your new home: 1. Loud rap music playing randomly as cars pass by in the parking lot at all times of night. 2. People strangely hanging out in their cars to pass the time. 3. Disrespectful and rude tenants door dinging your car (not just accidental dents) 4. Having to worry about your safety when you leave your front door. 5. Watching arguments unfold in the parking lot only to find yourself dragged into it. These are only some of the items you can expect to encounter during your stay at Founders Park. If this list meets your needs please apply.

In April we started looking for a new place. We found Founders Park and did a tour with an agent, the agent advised us that they were in the middle of upgrading the entire place which sounded great. The agent spoke highly of the new gym, pool, and even a cafe that was being put in. As summer was approaching, we asked about timelines for when those projects were to be completed and were told emphatically that it would all be done by the end of May at the absolute latest because they wanted everything ready for summer. We decided to make the move and were in our new place by the beginning of May. As June rolled around, all of those amenities remained shut down and blocked off. So we asked when the projected completion date was and were again told emphatically that it would be done by the end of June at the latest. Then July came. Same story. Then August. Now we are sitting at August 23rd and have again been told emphatically that everything will be done by the end of the month. A summer has come and gone and the residents of Founders Park have been completely blocked off from using any of the amenities we "pay" to use, The office's response has been to send out one email back in July to apologize. While I'm sure they have the best intentions in mind in upgrading the place, it's incredibly disappointing to see the lack in simple care that the office has. As our lease comes to an end in April and we start to receive notices for resigning, we certainly keep this in mind as they likely try to raise prices due to the new upgrades and the fact that the community is going through a growth period.

Hi, Thank you for your feedback. We do apologize for the extended time that the rehab of our common areas has taken. We had hoped that the renovations would be completed by early summer. However, due to the explosive building growth that Dallas is currently seeing, the City of Dallas has been overwhelmed with the request for permits and building inspections. Unfortunately, we did not anticipate this lengthy delay. This of course caused several delays not to mention inaccurate timelines as when we would be complete with renovations. The Good news is that renovations are just about complete and we are planing to open the new Urban Brew a Founders Park along with our completely renovated and state of the art fitness center, pool, pet spa, and bike room in just a couple of weeks. The pool is now open and will be opened year round.
Good luck moving out, they will try and squeeze out every penny they can from you with extra fees you are unaware of after making countless calls to make sure you blending balance was zero. Make sure to save all your statements at the end of your lease when moving out to save you from a world of stress. Communication is awful with the assistant manager and he'll tell you he has better things to do.

The apartment location is great and the units themselves are comfortable. However, the convenience is not worth the hassle of dealing with management. The management is completely disorganized and unprofessional. They never respond to email, nor do they even communicate with one another. Rather than addressing communication issues, they point the blame finger at another employee. Do not expect calls or emails to ever be returned. In fact, to address any issue, you will have to go in person several times to make any headway. The gate is always broken (but they won't tell you about it) and renovations have been ongoing for almost a year (again, with no communication). If you are looking to live there now, you'll be paying for amenities that you will not be able to use. You are paying luxury prices but unfortunately the complex is just not worth it. If renovations ever finish and corporate starts fresh with competent management, this would be a nice place to live.
Filled out application, received approval, and then spoke to representative before Christmas holiday. Leasing rep said he'd have over the lease agreement that day for me to sign. He didn't forward that day. On Dec 27th, I received a message from Silvano stating that the routing number he gave me was incorrect and that I had to pay a bounced fee! Grand Peaks never drafted the application fee and deposit from my checking account, and then attempted to collect a late-check fee. I then returned Silvano's call, left a message. He did not return my call, and his manager sent an email that I had been denied--all for employee miscommunication. If this is how the employees run their business, then I am thankful that I will not be a tenant at this property. Be warned that the office leasing staff has communication issues with prospective residents!

This apartments complex is one of the best apartments in Dallas, that I found so far. The common areas are well maintained and staff incredibly helpful. Unlike other apartments in this area, it has a large courtyard with a pool, lounge chairs and dining tables. It’s like having a touch of country right in the middle of the city.
Move-in could have gone a lot smoother, a lot of information was either miscommunication or not communicated at all which left me in contact with the leasing office non-stop for the first two-weeks. I also thought based on the move-in condition form they would have sent someone out to fix our issues, but they didn't. Apparently, they didn't read it at all. After finding out how to submit a maintenance request for the issues, a technician was at our unit within a few hours & far exceeded the service I expected given my encounters this far. Thus, I am very optimistic about the future... because to be honest it's only been a few weeks so far. I will be sure to update this review before the end of our lease term.
These apartments seem to be a nice community. I'm only giving a review based on my tour. I must warn you, I don't not live there. I actually have not moved anywhere YET. I absolutely LOVED the attached garages. I think if the appliances were updated & the closets were a bit larger, this would be the perfect place to live. You are close to Downtown, Uptown, & Bishop Arts but not smack dab in the middle of it. Once all the construction has ended with the new rail & I35 they will be even more accessible. They are getting ready to paint the building which will give it a cleaner look on the outside but that's not that important. Stephen in the leasing office is great! He is beyond helpful so hope you get to tour with him. Older apartments but great sq ft to price ratio COMPARED to the surrounding "loft" style apartments that ask for $900-$1000 for 550-600 sq ft for a 1 bedroom. Check it out!
