The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at The Waterview
I have been a resident now for 2.5 years and I do not plan on leaving any time soon. Management is kind and maintenance is great. Any time I need help or I have a question- any one that I speak with is very caring and helpful. My apartment is on the 3rd floor and I have a nice view of the pool that I love. I recommend The Waterview to anyone looking to move to Richmond.

Love it here. Just renewed again for the second time. My apartment is spacious and neighbors are great. Melvin from the leasing office is amazing! Great place, I’m super happy.

This is awesome! We're glad to hear we delivered such a great experience. If there's anything further we can do for you, we are happy to help! Thank you.
I had a really nice experience when I visited the Waterview. I do not have a timeframe that I wish to move, I just wanted to get an idea of what to expect. The staff was very friendly, patient, and helpful. I had been to other places where they seemed frustrated that I did not have a move in date or time frame, but the Waterview was kind. They are now at the top of my list, I will be back.

If your family enjoys waking up to see vehicles sitting on cinder blocks with missing wheels, loud weekends and music, being being attacked and bitten by an aggressive dog, and swarms of insects, this is the spot for you! Aside from the things that may be difficult to control, worst part about my entire experience here was management lying to my face that eventually resulted in a $2,000 fee. Don't trust anything these people say and get everything in writing to protect yourself.

Please Read before Applying This is an absolute nightmare for our family. We are two days, (7/13/22) away from our move in date on our signed leased agreement (7/15/22)and the leasing agent, Angel called and said our apartment isn’t ready and won’t be ready for another two weeks (7/28/22). We visited and toured the property back in June (6/8/22)and we applied shortly after (6/18/22) once we considered other communities, we received an official welcome letter on 6/22/22, and signed our lease (7/11/22). For anyone getting a call saying your leased space isn’t ready two days prior to moving in would be terrible, but this is a major inconvenience for a family with a newborn and toddler who packed up their apartment, have friends coming from out of town to help move, who has already scheduled utilities, internet, and renters insurance and whose husband is scheduled to return to work. Even though the leasing staff was super apologetic, they could only compensate us with 2 weeks free of rent, when our apartment will be ready in 2 weeks. They aren’t considering all the other money, time and energy that’s down the drain. Double moving expenses, storage space, & last minute lodging for our family of four. Again the leasing agent was apologetic but two weeks free is lousy. Management hasn’t even called to express their concern. Two free weeks that’s it. It not lacks empathy but it’s extremely unprofessional. Seems like a beautiful community but beware that this team is unprofessional and unethical… I have emails as proof. I pray other families/renters don’t have this same experience.

The company is selling units that are not available to move in...after applying and paying the deposit we were told that we cant move in...The leasing people are not aware of when they can let tenants move in...they should tell this in advance...the website says units available NOW...SUCH LIARS

Requested on their website for an Immediate Move-In yet after they took my application fees they let me know the unit is not available till September and feel I am not owed a refund for a unit that doesn't exist. Absolutely Unethical
