Property Ratings at The Trails of Valley Ranch
Reported issue never been resolved , blinds got broken and even after a week it was not resolved. Dryer was not working , it’s been month and but not replaced. Worst management ever, if u want to live peacefully don’t come to this community ever.
There is a MICE in the house & this is not happening for the first time!! We have trapped 2 mices before, this is the third one coming. After informing so many times to the management, they do nothing about it. They keep saying they’ll send someone, it’s been more than a month now. Nobody has come for pest control. Not even fixing that place from where the mice is entering. The management is not at all helpful. *DONT LEASE IN THIS APARTMENT* because if u face any issue in ur house..nobody is going to show up.
I have had various issues throughout my stay year but as of 1 month ago, Dr suggested Getting a mold test due to my worsening respiratory problems. Tested Positive. Management didn’t acknowledge and when asked to see results from“3rd party” inspection, I was told it would take up to 30 DAYS for results.!!! Still waiting!

I’ve been a resident here since almost 3 years now, never had issues with old management group, the new management never tries to solve critical problems like a/c not working when the temperature outside is 102F. Wish we had the old management. Stuck till lease is up.
I will love to recommend as I really enjoying living here. I like the structure and position of the community. It's spacious too. The vallet trash system is very regular. The leasing office personnel are very friendly and helpful.
I really like the structure of the apartment and the well maintained community . I am in Texas since 2015 and stayed in different community but this one is the best of my experience. Also the leasing ofc members are so keen to help always. I really like the overall environment and want to recommend to my friends and colleagues.
Good apartment and love the surroundings. But the happy bubble bursts when you move out. Management charges extremely high cleaning / repair charges much beyond industry average even for natural wear and tear even after living for 3+ years. Probably you will have good experience living here not so much when you move out. Be ready for a big payment when you move out and forget your security deposit.
I think the staff is great and helpful! And the location is very convenient. I am excited to explore the trails and amenities of the community!

- Prompt Maintenance actions. - The people in charge of leasing office are very friendly. Have not had a single bad experience . - Amazing location by the river and also biking trail attached is to die for.
DO NOT LIVE HERE!!!!!! It is wayyyyyy overpriced for the sq. Footage and for the quality of appliances you get. (Aka from the 18th century). From the minute we arrived, the staff acted like we were an inconvenience rather than being accommodating and helpful. We traveled all the way from Maine and therefore were unable to see the property before accepting but we were working on a time frame and had to act fast. Clearly, they were only interested in getting the commission because when we showed up to get our keys and sign paperwork they were on a 2 HOUR LUNCH! They have you fill out a form at the beginning if there are any damages prior to you moving in, but don’t worry because they will charge you for them anyways. So kiss your $250 security deposit goodbye, even if you do zero damage and spend 4 hours deep cleaning the place. We reported a dent in the floor and then they proceeded to charge us $100 for it after we moved out. When i asked Terry why that was she said “at least you don’t owe us money.” ARE YOU KIDDING? The first week living there we had a rock thrown through our window, which they covered with cardboard and took 2 weeks to fix. They constantly are doing work to the place and sending you emails making sure someone will be home to let random people in to do work. They charged us $300 for a pet deposit and then $10 every month but still charged us $75 to clean the carpets even though my dog did had no accidents and I vacuumed once a week. There are only 2 girls working at the office, who aren’t super interested in helping you, and are barely there so if you have further questions about anything, good luck finding an answer. I wish there was a review like this one before i committed to living here.
I would be very likely to recommend it to others.My move_in was very hard on us because of the number of ,seemingly ,cars that have inoperative cars that park in and never move arears that allow others excess to parking.

I went to see a 1Bhk, but wont recommend this place due to high foliage and stagnant water, lot of insects brooding around, no way my kid is safe in such an environment

The maintenance process was easy, the issue was identified and resolved way faster than expectations.
I feel like the entire experience, from walking in & being greeted, to the tour of the facility, and then to getting to speak with the office staff more about the property and location really confirmed how much it will feel like home and is somewhere I can recommend to others.
For my personal expectations and wants : it fits my life style ( nature scenario on canal )and large open views. confidence in manager. Location access to meet all needs but more rural than urban.
I like sub-urban ambience amidst city living, it has easy accessibility to multi-cuisine restaurants, shops and living-needs stores. It is quiet (mostly), relatively safe, carries a community ambience and has a friendly-supportive office personnel. I have been living here for 2 years and I hope to renew if the rental hikes are affordable.
Management and maintenance is above average in every area I have experienced.

I would indeed.. Here is why, and what I would say- If you want your problems fixed right, the first time around..., by nice guys you can trust... live here! Again, no joke. An honest observation on my part. I even believe one of the guys lives here... so he is a neighbor and a committed part of the community.
