Property Ratings at The Residences of Westover Hills
Not worth what you're paying for. The office does nothing about the trash scattered everywhere. The laundry room has only 1 working washer of 4 for the last year and nothing has been done about it. The allocated water is outrageous. We just payed 110$ and we don't even have a washer. It's divided by THE WHOLE COMPLEX, depending on how many people are on the lease. Meaning, a apt with 2 people with no washer is paying the SAME or more as a family of 5 with a washer in unit. The more people move in the more your bill will go up. Good luck trying to get a hold of Management. They do nothing about people not picking up after their dogs. Be prepared for crickets and roaches as a constant in your place. Just not worth what you pay for.
Crime is prevalent, management is unprofessional and unresponsive, and maintenance is a joke. I do not recommend moving here. It’s definitely not worth your money, and it’s unsafe.
The maintenance team has always been on point, but the office people can sometimes be very difficult to get a hold of. Thankfully I haven't had very many issues that I need their help with.
I have nothing to say at this time. I am a retired law enforcement who at one time worked security on this property while residing here as well. Once the property changed, residents moved out and those that stayed was unhappy. This was because of the staff that was working. One word, Terrible.
Apartment complex was good when we first moved in. Maintenance is awesome, timely and professional same with leasing office personnel. But community living has gone down with pet waste all over common walkways, pets not leashed walking around, increase in security issues/car break-ins, trash bins overflowing and trash along unit hallways. But rent keeps going up each year..
This Is one of the best communities maintenance is very important to me ....Administration is awesome as well
Excellent staff and very friendly. Beautiful pleasant atmosphere and maintenance crew very knowledgeable and experienced which shows in their completed work. I would highly recommend this place to anyone. Also very affordable
I just want to say that the residents at Westover hills apartments they're amazing the maintenance staff responds within 24 hours this staff is wonderful and I just love my community especially the yard and the grounds have kept up really beautifully thank you
I have lived at the community for 22 years. It is perfectly situated between Richmond and Chesterfield. You can reach both locations in 10 - 15 minutes. I am very happy to call The Residences of Westover Hills my home. Friendly Staff and Neighbors.
Pests have been a major ongoing issue since Ive moved into my residence. Spiders , crickets , Roaches etc. I dont know if this is due to me living on the bottom level but Im constantly anxious about the pest. The patio door is also not sealed so I can feel the cold air coming into my home in the winter months. Proper sealing should be a priority for all residents
My stay here has been great and I have been here for 3 years. Maintenance comes to fix any issues you may have in a timely manner and the guys are always courteous. Leasing office staff is great as well. My only issue is that my apartment didn't come with washer and dryer.

Nice and quiet place to live. Mostly young to middle aged residents with a mix of children in some apartments. No real problems with anyone that lives here, no real crime that I've seen. Everyone seems polite and friendly.
Nice quiet place to live on the Southside. Very convenient to Janke Rd., and Forrest Hill Ave., and lots of local businesses nearby for shopping or dining experiences. The grounds are kept up superbly and the maintenance crew generally handles most problems in a timely manner.

I love my apartment and the neighborhood. Management is great, have not had any serious issues that have not been resolved. Maintenance has been wonderful and the community is very quiet. I highly recommend Residence at Westover Hills!

This place is very cozy! Lots of friendly neighbors and love that they take dogs and provide a dog park plenty of places to walk your dog as well, Staff are very helpful and friendly, like it here so far!

I was rented an apartment that flooded the day I moved in and 2 times after that. My neighbor told me they had prior issues in this apartment. I had to argue with them to even get my rugs cleaned.

Again, we apologize if the experiences you had with us were not to your satisfaction and assure you that it is not the level of service we strive to provide.
I haven't even been here for an entire year and I cannot wait until my lease is up. The area and outside of the complex is fine,the staff seems nice, however the inside is where the problems are. Be prepared to deal with spiders. The insulation is poor so unless you can deal with the cold, expect expensive electricity bills. The maintenance is okay, but could be better. They set off my security system all the time because they never like to tell people when they are coming in. My bathroom ceiling was leaking water and they barely fixed the issue and left a mess. The original apartment I was supposed to have wasn't ready by the time I moved in so they gave me someone else's apartment and told them some type of lie to why they couldn't move in - shady business! Not the worst place ever but... just please look elsewhere.
I can't wait to move! I am so tired of this plumbing issue that they won't fix, and they haven't addressed the noisy neighbors. To make matters worse, the couple across the hall sits on the steps drinking and smoking like we live in the projects! Don't waste your hard earned money on this dump!
It should be great when all upgrades are done,but not much now
I moved in to what was called Matchpoint Apartments in June 2015. It has since switched over to a new company and is called the Residences of Westover Hills. THE POSITIVES: For the money, you cannot beat this apartment. The rental office staff is always friendly and helpful, they never blow off a request, and the remember my name whenever I go in. The maintenance staff is on point, if you submit a request, they will get it done in a timely fashion. I really like all the changes being made by the new company. They are currently working through all the units to put new roofing up, they redid the landscaping which is really nice, and there's a workout room supposed to be going up pretty soon. I also like that they have the option to pay rent, water, sewer, and trash online with a credit card, which is a god send if you have a card with a Cashback bonus or if your pay day doesn't fall on a good day to be able to pay rent. Great location as well, only a couple minutes from shopping on Jahnke road and Forest Hill Ave. The laundry facility is always open and has units available, and the machines are huge, they're a great value compared to going to another laundromat. THE NEGATIVES: If you watch the news, you know Forest Hill Ave is on there a lot because of the high crime rate, and this apartment complex is right across the street from the infamous Morningside apartments. Aesthetically, the inside of my apartment wasn't great, poor painting, the closet shelves were bowed, and it smelled slightly of cigarette smoke, but everything functioned well, it's just not all pretty. The pool is great for kids, but it's pretty small if it's I'm thing you wanted to do laps in. CONCLUSION: In my opinion, it's a great place for someone who is young and getting started off, but now that I'm looking to get married and start a family soon, I'll be looking somewhere else solely because I would feel slightly uneasy about raising a family in this neighborhood.
When we first moved in these apartments were under different management. The apartments were in fair condition but had some definite fixes to be made. The whole place seemed to slightly unorganized and out of date. But recently new management has taken over. They have set up a heavy online presence. Making paying rent and making maintenance requests a breeze. Any fixes we have requested have been made swiftly. The new management staff is much better organized and in general more helpful. The apartment itself is good. Definitely a great apartment for someone just out of college. It's spacious and affordable with updated kitchen appliances. It's not the most up to date design and, depending on what apartment you get, can have limited natural light. My main complaint about this apartment is the neighbors. They are perfectly nice (we have very limited interaction) but they smoke and it leaks into our apartment and makes it smell. But they aren't loud or anything else. The overall community feels fairly safe, the apartment is nestled in a wooded suburban area. It is convienently located near several key stores including Walmart, target, food lion and several shopping centers. Everything you could need is less than a five minute drive away.
I have been here for almost a year.No problems. It's nice quiet and cheap
