Property Ratings at The Prospector Modern
Sharing our experience with The Prospector Modern Apartments in Castle Rock, CO, to help other renters avoid the same situation. In October 2025, my daughter and I toured The Prospector Modern after a referral. We had already placed a deposit on another apartment in Parker but were willing to switch only if we could secure a direct-access garage for safety and weather reasons. During our tour, the leasing agent showed us a garage and said multiple times, “This will be your garage.” That promise is why we canceled our Parker unit, forfeited the deposit, transferred utilities, and moved forward with Prospector. Red flag: A few days later, the garage wasn’t in our lease, and pricing differed from the advertised rate. The leasing agent sent a video claiming the garage belonged to “renewing tenants”, which was false. The garage wasn’t assigned to residents, it was used for storage. Move-in day (Oct 16): The apartment was unclean, leftover items, sticky cabinets, dust, stains, cobwebs, dirty vents/baseboards, and a chirping smoke detector. Management acknowledged this but offered no concession. Weeks of emails, texts, and calls went largely unanswered. Our requests were simple: -Assign the promised garage (or allow a swap) -Offer a fair concession -Provide corporate contact info Response: “We will not offer the Maintenance Shop garage… you agreed to move forward with the garage you have now.” Corporate contact reduced to a generic website. I disputed this, noting the “replacement” garage was offered after we forfeited our other apartment and that the “renewing tenants” claim was false. I filed with the BBB, contacted HUD, Harbor Group, and state associations, responses have been slow or contradictory. Why this matters for us: We didn’t ask for anything unreasonable. I made major financial decisions based on their promises. My daughter is watching how I handle this, I want her to see that we stand up for what’s fair. Why this matters for consumers: This isn’t just about a garage, it’s about truth in leasing, transparency, and respect. I hope sharing this raises awareness of misleading leasing practices, poor move-in standards, unresponsive management, and the challenges tenants face when corporate oversight fails. If it helps even one renter avoid a similar experience, sharing is worth it.

Really don't understand the negative reviews, I had a mostly smooth experience moving in here, Felix and Melissa were great and easy to communicate with, the apartment is good no complaints there...I like this place and the management team is cool. Lindsay

Renter’s don’t rent here if you can avoid it. I know the property seems appealing as it’s a new community but it’s all just cosmetic, structural not so much. You can hear everything going on in your neighbors units whether you are next to them, above or below. You can hear every step, run, jump, conversation and activity going on. You have limited access to all the amenities whether they are broken, a clubhouse that’s only available during business hours and that’s assuming staff is present. A dog park that’s anything but, it’s a fence with rock that’s not even clean enough to want to let you pet play in it. The property has changed management and ownership multiple times, and each time it’s anything but seamless for residents. You have to redo all your payment portals, renters insurance. And then you get charged for renters insurance even when you have provided them with a copy of yours, then no refunds, charges for package lockers that don’t get used or work, pest control that does not exist. You might receive customer service when you are looking but that ends once that lease is signed. They won’t return a phone call or email, help you with fixing charges, assisting with noise issues, or repairs. Not all their fault as staff changes and availability has been horrible, new company promised changes but has not done anything but get a couple lights fixed. So if you can avoid I would, hopefully one day they will take care of the residents and people and make you want to stay.

I have lived here for a little over a year. They were brand new when I moved in. There were issues with snow and ice not being removed, sidewalks not being plowed. I actually fell a couple times due to the ice. In summer, there are huge pools of water that they don't allow to drain properly. I have had sheets of ice directly in front of my apartment now this winter, as well as last winter. They told me it would be taken care of back when I resigned my lease. I didn't want to rent here again because of this very issue. Also, the maintenance isn't very good; takes them a while to fix stuff. I went to the office to complain about the ice today; he said he'd be over today to put something on the ice. Nothing. Tomorrow I'm going back to the office again. DO NOT RENT HERE.

I am compelled to share my abysmal experience as a tenant at The Prospector under the new management of RPM Living, owned by The Garrett Companies. Since their takeover, the communication with tenants has been non-existent and the overall service has been utterly disappointing. This is the second time the management has changed, which is a clear indication of their inability to maintain a satisfactory living environment. As one of the first tenants to move in on August 31st, 2022, I have witnessed a mass exodus of tenants who moved out due to the deplorable conditions and abysmal service. The management shamelessly charges tenants for services that are inaccessible or simply non-existent. It is a blatant disregard for our hard-earned money. The promised amenities, which were touted as selling points of the property, are extremely limited and fail to meet expectations. The management repeatedly makes empty promises to fix the numerous issues plaguing the property, including the abysmal landscaping. However, these promises have proven to be nothing more than lies, as the conditions continue to deteriorate without any sign of improvement. I implore anyone considering renting an apartment at The Prospector to seek alternative options and steer clear of both RPM Living and The Garrett Companies. The lack of communication, subpar service, and false claims make this establishment an absolute nightmare to reside in. Save yourself the disappointment and financial burden by choosing a more reputable and tenant-focused management company. In conclusion, The Prospector, under the management of RPM Living and The Garrett Companies, has proven to be an egregious example of tenant mistreatment and negligence. It is my sincere advice to look elsewhere for a rental property and avoid the frustration and disappointment that comes with placing your trust in these two management entities.

These apartments look really pretty and modern, but they are poorly made! I moved in 4 months ago and my microwave was out for 2 months !! All the light bulbs in the bathroom keep burning out! Now the fridge blows the circuit when I use the ice maker. I was told that there would be landscaping done to cover the ditch I’m front of my apartment but the ditch is still there and no teal landscaping !! The pool still isn’t opened and we are into Aug!!! these are pricy apartments just poorly made ! Great area just frustrating to have so many issues in such a short time !

this place looks beautiful on the outside but watch out for nails, razor blades, rusty screws, unfinished garage floors, uneven pavement, large puddles of water when it rains, no snow clean up, sharp metal edges around the rock pillars that have not ben fixed all over the community. no attention to detail. hvac issues, can hear all of your neighbors flushing, broken down vehicles sitting in parking lots, gaps between baseboards/subflooring, cheap floors, paint splatters all over floors/ countertops. i can not wait to move out of this property at the end of my lease.
These apartments are very nice. They are in a beautiful area with lots of activities. Very roomy with attention to detail.I don't have pets but they are very pet friendly.
