Property Ratings at The Park at Irvine Spectrum
I’ve had an awful experience right from the start. I’m 3 months into my lease and I’ve had zero positive experiences with the management. My unit has needed multiple repairs - huge water leak, no heating, no hot water, broken screen, broken drawer, carpet lifting, toilet malfunctioning, everything is so poorly made. So cheap. My unit has supposed to have an extra closet per the floor plan, but it’s missing. I’ve asked them to compensate for damages and losses incurred due to all of these issues and they’ve done nothing about it. They are a money hungry company with fake nice people working in the office. They do absolutely nothing to solve for inconveniences. I’ve seen rats on property, dog pee and poop all around, it’s filthy. My building’s call box hasn’t worked in weeks, it’s so much trouble esp when I’m not home for a delivery. I’ve asked them several times to repair. No solution still. Every time I talk to the leasing team about an issue, nothing gets done. No one ever calls back and they take weeks to respond to emails. I’m so appalled that this is an Irvine company building.
I have been paying rent on time every month through their payment portal. Despite setting a date, they would like to withdraw your money on days that are NOT the one you assigned and then will have you pay late fees if the amount bounces back due to an unauthorized payment schedule. When I approached the staff, you only get a "we're working on it, but go ahead and submit a paper check since we stop your access to the pay portal after 2 months of late payments" which they oddly say really loudly for others to hear you. As for the theft, I got my bike and two skateboards stolen in their GATED UNDERGROUND GARAGE. When I brought it up, they said "call it a loss." They don't care.
My guest and I were having diner at the local Village Market, and she got her car towed. the car was parked for less than 2 hours. Who does this????????? My lease is up in October, and guess what; I'm not renewing.

Staff is undesirable. Regrettable encounter with female staffer who denied me access to the pool. It was giant and unoccupied. Looks nice on the outside but that’s about all I can say about this place. It’s too late. I don’t feel like swimming on this beautiful day any more

NEVER move anywhere owned by The Irvine Company. They will do everything they can to screw you out of as much money as they can. The apartment complex is nice but it doesn't help if everything there is cheaply made. I originally moved here for their call boxes. The call box hasn't worked since November. The blind in the apartment break so easily because they are cheap plastic. My ice maker has broken twice, garbage disposal twice, I have at least 5 lights out, the freezer broke and the water pressure was low. The tub doesn't drain. They put a cheap matte coat of paint on all the wall so if you run over it with anything it will scratch or get dirty. If they put good quality paint or a top coat that wouldn't happen but of course they want you to give them money to repaint the entire apartment. Which of course they do a poor job of considering there's still spackle from the previous resident that hasn't been sanded off. They're increasing my rent if I want to stay which of course I'm not going to. They've secretly been charging me $50 extra a month because my utilities aren't in my name. They were in my roommates name but one month after moving in he passed away. I went into leasing the day after and they didn't mention anything. A few month later I went in asking about these fees and the office assured me that they were normal and I didn't need to do anything. Now that I can't get approved for another apartment I went into the leasing office for a third time and finally they told me that I've been getting charged fees because it's not in my name and I do need to change it. I disputed all these fees and the Irvine company refuses to refund the $450 extra I've been wrongfully charged. DO NOT LIVE HERE. It's not worth the endless headache. The Irvine company cares about money, not you.
Live in the 15000s building, Madison. Started off great. Now, noise 5 nights out of the week that typically starts around 1:00 a.m. Staff is incredibly unwilling to help and will assume you are lying about everything DESPITE documentation. Very rude and unprofessional. Constantly screaming, I have left my complex twice in the past month in an attempt to get some sleep. (Sleeping with in ear headphones actually works pretty well as long as your blasting music and are comfortable going to bed that way) I have talked to other Irvine company apartments that are not surprised at all! DONT MOVE HERE. On a side note; some of my friends moved here and hate it as well. My brother was going to move here until he stayed over for two nights and decided to move elsewhere.
Park II offers me the comfort of a home with all the amenities of a resort. Each unit includes the best upgrades with hardwood floors, beautiful kitchens and modern floor layouts. I absolutely love the strong sense of a community where I enjoy the hotel-style pools with cabanas, a big park, plenty of areas to go for a walk, and lounge areas to sit, a local market and with very convenient coffee shops. They offer cooking classes and other fun activities for the tenants to interact and has a great gym, with yoga and spinning classes. The apartment is close to restaurants, is accessible to freeways and it even includes a dog friendly park. This community offers the feel of a european town where people know each other, and really interact with each other. It has a fun and warm environment for a diverse set of cultures and ages. I love living here.
How could you not love life at The Park? The apartments are spacious and beautifully designed, and the resident services office employees are very friendly and attentive. I had a minor issue with a window pull once, and the staff set up a service call and fixed the issue within a couple hours. The pools are always clean and at perfect temperatures, which is very nice on hot summer days. The amenities alone are well worth choosing these apartments, but the location makes this place all the more ideal for residency. We are so close to the spectrum, all I have to do is cross the street and I'm there. No more fighting the hideous traffic in the spectrum parking lot!!! The only complaint I would have is noisy neighbors, but you can't control that.
