Just 20 minutes northeast of Downtown Dallas, Lake Highlands is filled with sizable homes and affordable apartments for rent. Property Ratings at The Kendrick
First off, this is a complex built in the 80's. They now want to charge you luxury apartment prices by putting a little "spit shine" on some apartments. I've lived here for numerous years, without complaint, until it's new ownership. My rent went up over 20% with nothing in return. Next, I'm forced to pay for the owners maintenance in the tune of $125 a month??? Yes... $125 a month to pay for what the owners should be responsible for. Things like mowing the grass, trimming the bushes now cost me $125 a month!!!! Now the final slap in the face. $30 a month to park my car in a covered area when over 90% of my area is covered and have little choice to park overwise. $1 a day to park my car!!!!!!!!! ARE YOU KIDING ME??? I expected a rent increase considering economic times. But this is ridiculous. Owners like this are why we continue to be in hard times. In such hard economic times, you'd think property owners would try to make things easier on their tenenants.. NO NO NO... lets squeeze them dry until they can no longer afford to live here. There are more affordable and better places to rent.
Trash apartment. We routinely have either no power, or no water. The office staff lies, doesn’t care, and routinely dodges/hides from residents. S2 bought this property and has plans (viewable on their site) to raise rent over 40%. There’s crime and gunshots all the time. Your packages will be stolen. Your car will be broken into or just stolen. We are charged for amenities that are rendered unusable by the property. There’s mold in the bathrooms. Leaks in our ceiling in multiple places. I have had two male contractors on my second floor patio without notice which is so scary and unsafe. This apartment is a joke!

The water has been turned off in select building recently to make needed plumbing repairs and we do our best to notify residents in advance when this happens. If you are experiencing an electrical issue we are more than happy to address this in the form of a work order in the resident portal. Historically we have not raised rents 40% so that information is inaccurate. We are more than happy to address any leaks in your apartment in the form of a work order in the resident portal. We offer Fetch as an amenity to our communities and if utilized properly no packages have been stolen. Crime has no address and cars can be broken into at even the nicest communities. We are doing our best to put measures in place to avoid any incidents going forward.
The apartment that I live in has been infested with cockroaches and in one place but throughout the unit. I have asked for the place to be exterminated and I was told, "problem solved" although, nothing was done. The ceiling throughout the unit is cracked, has water damage or caving. On a positive note, the employee staff has been relatively friendly when I am sending emails.

I’ve been a tenant here for 4-5 month and have had countless encounters with roaches in my home. I do not feel comfortable living in my home. It took me calling the leasing office to complain for them to actually follow through. I will not be releasing with this property once my lease ends.

I have lived here at huntington lakes for almost 2 years... I have had nothin but problems with these guys mainly for the lack of taking care of maitenence issues in a timely fashion...for example my upstairs neighbor had a water leak that came through my bathroom ceiling and caused a big molded spot to appear on the ceiling...i immediately called maitenence and put in the work order...it took them 3 months to just come access the problem...and then another month later they had the idiot maitenence man come put a band aid on it per say...and just recently my apartment was broken into and alot of my personal things were stolen...the very next day they told me i had to leave due to this happening..these people are not the kind of people you want too rwnt an apartment from...after all this being said i found. Me a very nice apartment right down the road...but guys bbe cautious of huntington lakes and their horrible maintenance practices...their are so many other things i could write about in this revirew but i believe enough has been said... DO NOT RENT FROM HERE
Graffiti on some dumpsters. Residents working on their vehicles in the parking lot. Also, residents hoarding personal property in their baclonies. Not well maintained all around. The bathroom floor was flooded due to the toilet leaking. Carpet was dirty and not vacuumed before moving in. Horrible odor
The new paint in the complex really makes the property feel like a nice peaceful place to live.
The ladies in the office and the one guy who works there are very nice. I moved in on the day they were having pizza night, I spoke with some other residents and they said they just painted the whole place and how it used to look older. Im glad I came when I did. Friends that visit tell me I live in a nice place and always ask how I can even afford it. I had some small problems about a week after I moved in (sink clogged and d/w didnt lock right) and when I called the office, they told me they would be out the following Monday. When they got there, the guy was very nice and even explained how I can prevent the drain from clogging. Hasnt clogged since. I dont know, I like it here and cant really see where all the negative reviews are coming from.
I have lived here since July and met with the manager once since my move in to discuss my unglued bathroom floorboards, the parking, the dirty condition during their "make ready" and their half-way of fixing things. The well manicured facade is just that. Please do yourself a favor leave the appeal at the curb and find something else.
Apartment complex it's ok I like my floor plan and how it's quite around my apt .. But when it's come to service calls they took forever beside no emergency maintenance on site
I've lived in this apartment for over a year now and I've been satisfied enough. the Bad: -The staff is fairly friendly but can be forgetful. -The property manager seems cold and completely unbending even when her staff makes huge errors. I wasn't issued a parking sticker when I first signed my lease (which didn't mention a sticker). 8 months later my car was towed. They wouldn't reimburse me the towing and tried to charge me $30 for a new sticker. I fought until I got the sticker but I was out the $200. Fast forward a few months and my car was totaled. Windshield and parking sticker gone, smashed into pieces. They want to charge my for another sticker because I didn't return the first one. Now I just get a parking pass every week and park in visitor parking. -The office has normal apartment hours which are awful if you have a job. Even more awful is that there is no night deposit box so I often than not have to mail my rent checks. -They do need some reminding on repair issues. My sink was stopped up (dirty water in the sink) for at least 3 weeks. I called them about 2 times a week to ask them to repair it and it didn't get done until I called and threw a fit. -I had a hornet infestation somewhere in the siding near my unit and I was cleaning up about 20 dead hornets a day for over a week. They seemed to think it was okay since they were dead. But I had maybe 4 or 5 live ones in my apt I had to kill. -The gym is only open the same hours as the office which means I can never use it. -The pool is super crowded during the summer and weekends. the Good: -the location is decent -the units themselves are small and outdated but fairly clean -I have an end unit so I have so many windows and for me that makes up for a lot. -When my AC broke at night they came within 10 minutes of me calling (twice!) -I've never felt unsafe. I wouldn't take extended walks outside much but I feel perfectly fine going from my car to back. Walking to the mail, walking to the gym, etc. For example, a package was delivered to my doorstep while I was out of town for Christmas. It sat there for 5 days before I got back and no one took it! I was very impressed! -I have only seen one roach (waterbug) in my apartment and it was dead. Pest Control is HUGE for me so that says a lot. None of the smaller roaches. Overall, okay for the price but the management could use work!
