I moved here a month ago and my experience has been very pleasant thank's to Ms. Ashley And Ms. Jennifer
The Dylan Apartments are fairly spacious. There's a beautiful swimming pool area and a gym that is available for the residents to work-out and remain fit. It is extremely private here and privacy is most important for me. THE PROPERTY OVERALL IS VERY BEAUTIFUL.
The Dylan has a great management team! Ashley and Jennifer are always kind and very helpful! They would always make the time to hear your concerns or requests. Strong suggestion: please put in surveillance cameras - as many as possible!

THE DYLAN is a wonderful place to live for a single person such as myself. Although - there are families and fur-babies living here as well - I find no issues concerning either of them. I haven't begun to use the emenities yet but the pool and surroundings are always so crispy-clean and the water's so appealing and clear. The Property Managers are "fire" and very kind to the tenants as well as patient and welcoming to every. Trying to get them on the phone can be a bit laboring sometimes because they are walking the property with potential residents. However - they are only a few footsteps and an elevator ride away - from where you live. The Maintenance Team is helpful and has completed all of my Emergency Work Orders - successfully. I am waiting for an item though that has been on back-order for a couple of weeks but they've continued to keep me informed that the item is on it's way. Probably - due to issues with new tariffs - in my opinion. OVER-ALL - I AM VERY PLEASED WITH THE LIVING CONDITIONS - PROPERTY MANAGEMENT - MAINTENANCE TEAM AND "QUALITY OF LIFE" HERE AT "THE DYLAN" APARTMENTS. THANK YOU KINDLY! ??:) C.

Ever since I moved in a year ago, it has been great living here. Management is always on top of things and the neighbors are so nice and quiet I hardly ever hear anything; it's as if I'm the only one in the building. Plan on staying here for an extended time and bringing over my friends!

A nice building but security & access issues need to be resolved before I could recommend it. Ashley, the on site manager, however, is truly fantastic.

The Dylan used to be the premier place to live in oak lawn. Those days are long gone. The property is aging and too many previous owners/management have not invested in its upkeep.

I have lived at The Dylan for a few years now, and admittedly, there were times I considered moving because of bad management. We now have a new manager named Ashley. She stepped in and completely transformed this place! Work orders are processed quickly, broken gates are repaired, the pool has even been redone. I can’t say enough good things about Ashley. Best manager ever! The Dylan is a great place to call home.

You can get around the city without a car thanks to DART (Dallas Area Rapid Transit) bus routes and light rail stations near the Dylan. Around The Dylan, there are plenty of shops, restaurants, and entertainment options. A popular jogging and biking path, the Katy Trail, is also nearby. An on-site fitness center and swimming pool are among the amenities offered by the Dylan. Downtown Dallas, where there are many museums, theaters, and art galleries, is just a few miles away from the Dylan. Overall, The Dylan is a great option for anyone looking for a convenient and comfortable place to live in the heart of Dallas.

Currently, live at The Dylan, and I can say with absolutely no hesitation that if you are thinking about this property do not do it. This is by far the worst property I have ever lived at. The management team is unresponsive, they are very pleasant when you walk into the office however they will not follow up. They will allow the property to fall apart, and not address work orders, after multiple follow-ups in writing, and walking in. My move-in process was an absolute nightmare, and I should have walked away at that time, however it was a brand new manager and he seemed like he wanted to make things right. So I moved in, into a unit that was not move-in ready, and to this day the Dylan still has not completed the work orders entered at move-in (April 2022). Avoid at all cost. This place isnt worth the headache.

I normally don’t write reviews and take others with a grain of salt, but believe me when I say that, whatever you do, DO NOT SIGN A LEASE HERE. My fiancé and I moved in six months ago and we’re counting down the days until our lease is up. I will do my best to organize this list of grievances, but you should do everything in your power to not be persuaded by the empty promises and beautiful floor plans if you do decide to tour this complex. If you value your safety, this is not the place for you. There are NO security cameras on the property, though they’ve been promising to install them since we moved in. People have been held up at gunpoint in the “secure” garage. When my fiancé is traveling for work and I am alone I typically don’t get any sleep. We have two dogs, and after a resident was attacked by a man outside the property a month or so ago, I no longer walk them after dark. We have a ring door bell, and several weeks ago we caught a homeless man pacing down our hall from 3 am - 5 am, jiggling door handles. Several weeks ago I got on the elevator and there was a dirty, used syringe just laying on the floor. There are also MULTIPLE airbnbs on the property (one across from us) so there are random people in and out all of the time. Just last night, within a four hour window, my fiancés car was broken in to. Whoever did it ransacked the car and took a lot of stuff from his car. Our neighbor’s car was broken into not too long ago. The storage lockers in the garage were broken into a few months ago. People stole the fire extinguishers several times from the parking garage as well. I see random people staked out in the parking garage frequently. People steal packages DAILY, even though it’s an internal community. People leave trash EVERYWHERE. In the elevator. In the halls. The trash cans in the parking garage are always overflowed with garbage after the weekend. People leave trash outside the trash shoot. People are always destroying the property. Just in the six months we’ve been here, the light in the elevator has been punched out at least two times. Someone broke the glass on the door to get into the parking garage. The elevator was broken for the first month we moved in because someone punched the pad with the controls. Do yourself a favor- don’t waste your time with The Dylan.

tl;dr - You're paying luxury apartment prices for an admittedly nice apartment, but mediocre complex in a somewhat bad part of town. The Good - Nice apartment interior, not gonna lie. High ceilings, nice appliances, blah blah. - Air conditioned/heated halls between apartments. - Maintenance is pretty quick, about 2 days turnaround. - No bugs after initial move-in spraying. - Parking is good, it's just enough. There's usually about 3 spaces left at the end of the day. - I've only dealt with management a couple of times, and they're nice and helpful with common issues. The Bad - Water shuts off almost weekly for a few hours due to leaks in the garage. - All trash goes through one chute, which fills up almost every other day if you live on the 2nd floor. So you either go up or down and dump, or leave the trash in the trash room and risk a fee. At least the halls are air conditioned. - The hallways are a meeting place for some people, and you can hear their conversations about 2 apartments down. - Airplanes fly low and directly overhead many, many times a day. They slows down a lot at night, but it's noisy enough to drown out the TV and make falling asleep a chore sometimes. - Not an issue for some, but the hallways almost always reek of weed. The Ugly - Security is a very real concern. The whole place is VERY gate reliant. People check door handles for unlocked cars, there are no working cameras, and most of the exterior doors have partially broken handles, broken glass, or broken hinges because people try to break in. Homeless people sometimes try and follow you into the side entrances to hang out in the staircase. Someone broke into a bunch of the mailboxes once, it's just not near friendly people. Anecdotal, but I had my car broken into, and my motorcycle was stolen when the gate was broken for a couple of weeks.
