I've had a generally positive experience at The Channel. The amenities are great, and the staff are friendly and attentive. I especially appreciate the sense of community and the activities designed to bring neighbours together. However, there is room for improvement, particularly in the maintenance service, which could be more efficient. The hallways also need attention, as they sometimes have an unpleasant smell and are quite dark. Addressing these issues would significantly enhance the overall living experience.

Good amenities - dog park, garden beds, pool, grill, club room, library. Elevators and maintenance response overall need more work. West tower lobby constantly without ac, smelly, unlocked door. Safety continues to be a concern.

The Channel has great potential to be an exceptional place to live. Stellar views from the rooftop, top notch 24 hour concierge, great location, fantastic gym and the concrete build makes for quiet living. However, maintenance requests submitted on the app go completely unanswered. The amenities are generally run down, and the smell coming from the 5th floor is absolutely deplorable. The broken door to the trash room hasn’t been addressed in months and the carpet is filthy and holds on to the worst smells. The guest parking situation is also abysmal. Guests either have to fight for street parking or pay very high prices for the garage.

Concerned about reports from fellow residents about strangers being able to key in to their apartments. Elevators seem to have a lot of problems and are generally as slow as molases. Phenomenal observation deck and gym. Henry is a stellar chief concierge.

Living at the wharf in the Channel apartments is like being in a movie. From my window, I can see boats coming and going. There's always something happening. Sometimes, we have barbecues with our neighbors. Living here can be tough when the weather is bad, but it's worth it for the beautiful views and the sense of community. Overall, living here is an experience like no other—a blend of serenity and adventure, where every day brings new wonders and discoveries.

Lots of security and maintenance problems recently. When residents complain, there seems to be a temporary fix but the management needs more long term solutions to fix the nice building.

Great location, especially in the summer. Unfortunately, the amenities aren't well maintained and management is highly restrictive about use of communal spaces. The complex is almost too pet friendly as residents will consistently leave pet waste in elevators, hallways and other areas without cleaning up after themselves.

The Channel offers an exceptional living experience, ideally located on the picturesque SW Wharf. Its proximity to prominent landmarks such as the monuments, the National Mall, and the Navy Yard enriches life here with cultural and recreational opportunities. The Channel community is vibrant, thanks in large part to our fantastic Concierge, who organizes numerous events throughout the year, fostering a friendly and engaging atmosphere among the tenants. The building's concrete structure is a significant plus, ensuring a peaceful and private living space by effectively minimizing noise from neighbors. While generally very satisfied, I have noted the bleach-stained hallway carpets and damaged walls which detract slightly from the aesthetic appeal. However, I am pleased to report that plans are in place for these issues to be resolved in 2024. Overall, The Channel is a wonderful place to call home at a prime location.

The Channel is a beautiful, yet overpriced, apartment building. The resident portal does not always work, and it seems as though the staff does not always know what they should be doing or how to help residents. That said, the units are well-kept and quiet, and the amenities are of high quality. So far, I would recommend The Channel, but think residents are charged more than the experience is worth.

This apartment is no doubt an amazing, luxurious apartment in a great location. It is kept well cleaned and maintained. However, we did have a few issues upon moving in where our unit was visibly not cleaned prior. There was dog food and dog hair all over our apartment and the walls were not painted. We filed many requests and management did offer us a few weeks prorated.

No wiggle room for the move in date which was set in stone. Utilizing the loading dock was a pain with the anthem security but overall a good experience moving in.

This location is exceptional, especially in the summer. However the building itself does not live up to expectations. Concierge staff are rarely at the "24 hour concierge" station, packages get lost, amenities are not maintained and finished within the apartment are cheap.

I moved in on September 15 and I love every bit of it. The channel is what you can call your home. Love how they have a lot of children events for the kids Henry and his team are the best hosting events.

I have loved living at the Channel! It’s a beautiful unit and the amenities are fantastic! Love that they have a dog park on the rooftop. Beautiful outdoor amenities and date night on the water front is always a blast.Wish parking was a little bit more convenient, but overall a 100% for me.
